BIM For FM 22/11/2016 Emad Elbeltagi 1 Problems with Current Practice How can BIM Help FM Benefits of MIB FM Integration BIM for FM Agenda Challenges of BIM for FM BIM for FM Guidlines Standards and Data Exchange 22/11/2016 Emad Elbeltagi 2 1
Problems with Current FM Practice Extensive documentation needed for effective maintenance and operation of most facilities Finding efficient ways to collect, access and update this information is very important Most existing facilities have this information stored in paper documents When using an automated FM system, it is very costly to transfer all these documents into electronic format 22/11/2016 Emad Elbeltagi 3 Problems with Current FM Practice Transitions from design to construction to operation result in loss of data and the impact grows at each handover to the facility operation 22/11/2016 Emad Elbeltagi 4 2
How can BIM Help FM Practice Integration of data systems over the life cycle of a facility The data needed to support a given phase of the life cycle needs to be entered just once After that, additional information is added as needed and at the appropriate level of detail By the time commissioning of the building is completed, the data needed for O&M should be available for use in an accurate and usable form 22/11/2016 Emad Elbeltagi 5 Facility Cycle Pre design Design Construction Operation 3
Benefits of BIM FM Integration key data of spaces, equipment types, systems, finishes, zones, etc. can be captured from BIM and does not have to be reentered into FM system Thus helps FM staff understand how to operate and maintain the building Improved workforce efficiency because of the availability of better information when it is needed Reduced utilities cost due to improved maintenance data for better preventive maintenance planning 22/11/2016 Emad Elbeltagi 7 Benefits of BIM FM Integration Unified information base Effective support for analyses, particularly for energy and sustainability Location-aware model of equipment, fixtures, and furnishings Support for emergency response and security management and scenario planning 22/11/2016 Emad Elbeltagi 8 4
Benefits of BIM FM Integration Building mechanical equipment will operate much more efficiently when properly maintained Improved inventory management of parts and supplies and tracking of asset and equipment histories These benefits all contribute to lowering facility total cost of ownership (TCO) and providing better customer service 22/11/2016 Emad Elbeltagi 9 BIM for FM BIM can potentially be used to facilitate many building life cycle requirements, including: Templates for efficient project development, these customized templates can automate the population of building information models with project-specific program data that specify space and/or asset requirements 22/11/2016 Emad Elbeltagi 10 5
BIM for FM BIM template for an operating room (Source: BIM for FM) 22/11/2016 Emad Elbeltagi 11 BIM model can be defined and developed to incorporate organizational data to support facilities management after project turnover Space management: BIM for FM BIM incorporates real-life 3D spaces and objects BIM applications can be extended to offer additional capabilities such as automated rules Checking supporting better management and communication of space assignments and change scenarios 22/11/2016 Emad Elbeltagi 12 6
BIM for FM Spatial BIM model with furniture assets (Source: BIM for FM) 22/11/2016 Emad Elbeltagi 13 BIM for FM Energy and sustainability management: BIM is well positioned to support a range of analytics, from conceptual energy analysis to detailed engineering It also can provide a means to track data required for achieving a certification of sustainability for a building (LEED) It can also support in-operation simulation, to help analyze the effect of system changes or renovations and retrofits 22/11/2016 Emad Elbeltagi 14 7
BIM for FM Thermal Analysis, Ecotect (Source: BIM for FM) 22/11/2016 Emad Elbeltagi 15 BIM for FM Emergency management/security: Since BIM provides an accurate 3-D representation of a building, it can assist in analyzing and planning for emergency requirements and security measures The technology offers many analytic capabilities that can provide 3D simulations of areas of concern, and provide support on range of issues, such as analyzing exit corridors, evaluating blast zones, establishing surveillance camera cones of vision, among other uses 22/11/2016 Emad Elbeltagi 16 8
BIM for FM Simulation of human movement, Geppetto (Source: BIM for FM) 22/11/2016 Emad Elbeltagi 17 BIM for FM Display of real-time data: Some of the newest technologies of BIM applications incorporate the capability to display real-time data analysis as gathered from sensors, directly on the geometry of the building model This capability not only allows for more feedback from an analysis (such as displaying lighting levels or temperature readings in a color range) but stands to position BIM as a 3D visual portal capable of accessing both static and dynamic data on building components 22/11/2016 Emad Elbeltagi 18 9
BIM for FM Temperature data displayed on BIM model (Source: BIM for FM) 22/11/2016 Emad Elbeltagi 19 Challenges of BIM for FM BIM models delivered at project completion are rich information source for FM However, not all of the information is valuable on a day-to-day basis within the broad range of FM practice Facility managers will need to detail and prioritize their information requirements to define what to include in their working or FM building models 22/11/2016 Emad Elbeltagi 20 10
Challenges of BIM for FM Components of BIM information that can be leveraged separately or collectively for facilities include a range of information subsets such as asset, space, sustainability, energy, egress and security management Maintaining BIM models will require organizations to develop BIM guidelines that both detail BIM project delivery requirements and define its usage within the facility practice 22/11/2016 Emad Elbeltagi 21 Challenges of BIM for FM Deploying BIM within organizations that have many existing buildings in their portfolios will require a coherent roadmap and strategy as well Many organizations maintain inconsistent inventories of building information, including CAD, scanned drawings and physical drawings Throwing BIM into the mix, without a strategy, will lead to waste, redundancy, and unsupportable needs of information maintenance 22/11/2016 Emad Elbeltagi 22 11
BIM for FM Guidelines Using BIM for FM during facility life-cycle, one should understand the goals of linking BIM to FM These involve the planning of how BIM will be used to model and capture the geometry and data How data will be collected and by whom during design, construction and commissioning How the data will be organized so that they can be linked (or imported) into the FM systems used for the building How the FM staff should be involved in this process to maximize the effectiveness of the results 22/11/2016 Emad Elbeltagi 23 BIM for FM Guidelines Who uses the information from BIM? Owners Planners Appraisers Mortgage Bankers Designers Engineers Cost & Quantity Estimators Contracts & Lawyers Construction Contractors Sub-Contractors Fabricators Code Officials Facility Managers Maintenance & Sustainment Renovation & Restoration Disposal & Recycling Scoping, Testing, Simulation Safety & Occupational Health Environmental & NEPA Plant Operations Energy, LEED Space & Security Risk Management Occupant Support 12

Standards and Data Exchange BIM models are the containers of data for a physical facility The entire BIM data used for FM is based on the assumption that data can be exchanged easily between BIM and FM authoring tools The NBIMS, under the direction of buildingsmart alliance, is developing open standards to guide adoption and use of the technology 22/11/2016 Emad Elbeltagi 31 Standards and Data Exchange This guidance aims to establish standard definitions for information exchanges Among the core developments are the industry foundation classes or IFCs IFC is an open source data model encodes objects geometry and data It includes definitions about building s elements, HVAC, spaces, zones, furniture, etc. 22/11/2016 Emad Elbeltagi 32 16
Standards and Data Exchange The Construction Operations Building information exchange (COBie) is used, also, to improve data delivery to owner/operators COBie is a framework for organizing data during the course of a project for delivery to facilities owners and operators involved in life-cycle management The COBie development is still evolving 22/11/2016 Emad Elbeltagi 33 Standards and Data Exchange Data organization in COBie Spaces within a building are organized by facility, floor, and then the space If we were interested in identifying some aspects of groups of rooms (groups of spaces), we would use a COBie zone 22/11/2016 Emad Elbeltagi 34 17
Standards and Data Exchange 22/11/2016 Emad Elbeltagi 35 Standards and Data Exchange Data organization in COBie The second major category of assets in facilities is scheduled equipment and products All equipment assets are organized by the type of asset, that is, the manufacturer and model number and then each of the individual components Contractors are required to install tags on bulk items such as valves for easier identification 22/11/2016 Emad Elbeltagi 36 18
Standards and Data Exchange 22/11/2016 Emad Elbeltagi 37 Standards and Data Exchange Finally, its all about interoperability 22/11/2016 Emad Elbeltagi 38 19
