1 Wissahickon School District Natatorium & Central Plant Project Project Update March 27, 2017

2 Project Features 1. New central plant and receiving area to serve current High School and future Master Plan. 2. Campus wide main electrical feed upgrades including Middle School to replace equipment that is failing. 3. New 10-lane stretch pool with bulkhead, 123 x 75 in size. Allows for simultaneous diving and swimming, water polo with deck goals, or full course water polo with floating goals and 342 spectator seats length of 4-0 deep shallow end and separate diving well. 5. Raised spectator seating with access from the upper side and ADA lift. 6. Rollout gutter with integrated stainless steel gutter/exhaust system. 7. Site work for storm water, paving, excavation, etc. 8. Re-route and upgrade High School utilities (water, sewer, gas) for existing and future needs. 9. Improved drop-off and bus loop for better safety. 10.Integrated lobby and additional toilet rooms at round gym. 11.Conventional roof framing with efficient volume of space for pool needs. 12.Emergency generator upgrade with capacity for emergency heat and future High School needs. 13.Classroom spaces/maker space/flexible space 14.Tie-ins for future High School Master Plan, and enables simplified phasing and reduced future phasing costs. 15.Removal of obsolete underground storage tanks. 16.New locker room and team rooms. 2

13 Project Value Added Site Work 1. Assignment of unit costs for rock removal only at areas of rock encountered for new construction versus unclassified excavation minimized added cost. 2. Strategic relocation of utilities serving the new construction also addressed campus-wide long term needs providing value for future work. 3. Installation of stormwater facilities were focused and isolated to specific areas to minimize costs. 4. Coordinated Phasing Plans along with school district cooperation enabled early construction of storm water systems that also served as contractor staging during new building construction. 5. Coordination of storm water basins and additional parking improvements reduced area required. 6. Site improvements at the lower Central Plant entrance will help mitigate water intrusion issue at lower level of round gym. 7. Parking lot improvements will help improve bus drop -off and traffic circulation. 13

23 Project Value Added Central Plant 1. Central Plant construction will provide utilities for the new pool/locker room as well as serve the existing building and possible future improvements. 2. New retaining wall doubles as foundation wall for Pool and Central Plant. 3. Space required for a Natatorium filter and mechanical room has been incorporated into the Central Plant minimizing additional building footprint and therefore, cost. 4. Aging electrical infrastructure has been addressed with facilities serving both the Natatorium construction and other campus buildings. 5. New Chillers and support facilities for existing building have been incorporated into the new Natatorium building. 23

34 Project Value Added New Natatorium 1. The new building lobby is integrated with the round gymnasium lobby minimizing space needs. 2. New public restrooms placed to serve both gymnasium and Natatorium areas minimizing additional expense. 3. Minimal site improvements, screen fencing, and sidewalks create a focused and useable athletic entrance. 4. Design addresses program and community needs. 34

37 Project Value Added Existing Building Utility Improvements 1. Re-use of piping systems for new function (CHW to HW piping) saves costs and construction time. 2. Phasing and utility installation requirements minimize impact on existing building operations. 3. Detailed coordination drawing review and development process used to minimize contractor interferences. 4. Backfeed and reuse existing equipment that is functional. 5. New more efficient Central Plant equipment. 37

38 Where are We Headed? 1. Continue with sandwich insulated panels around the pool area to close in to heat and maintain temperatures to paint the ceiling and trusses. 2. Excavate the pool area. Install the deep pool drains and piping. 3. Form and gunite the pool shell and install pool SS gutter system. 4. Install gutter drain piping back to filter room. Continue with filter room piping. 5. Continue with mechanical systems and finishes in locker rooms. 6. Install deck trench drains and slabs, begin tile work on both the pool shell and walls of pool. 7. Continue with finishes in lobby area and pool. 38

39 Priorities / Milestones 1. Contractors working cooperatively to focus on aggressive schedule while maintaining quality. 2. Finishes for pool shell and deck tile will be a challenge to the aggressive schedule. 3. Tight summer schedule for HVAC improvements in the corridors. 4. Commissioning and start-up of Central Plant systems including boilers, pumps (HW and CHW), chillers, DHU etc. 5. June 14 Finishes underway, Central Plant mechanical systems being checked out. 6. July 17 Start up new chilled water systems for school. 7. September 29 Early finish October 30 Anticipated final completion 39
