2 Framing Checklist Project Date Checklist o Ensure the sill plate bolts tight. o Ensure the Simpson hangers for the floor trusses have all nails installed. o Ensure the I-Joists are installed. o Verify the stairway openings size. o Ensure the OSB sub-flooring is tightly secured to the floor trusses and there are no squeaks. o Ensure the strong-backs are plumb and secure them to the floor trusses. o Verify the OSB wall sheathing is attached securely to each stud. Tap in each wall cavity and listening for sheets which are not secure. o Ensure the window and door headers are installed tight to jack studs. o Verify the window and door rough openings are built to the widths and heights specified in the prints. o Ensure the OSB is cut flush with the framing lumber forming the window and door rough openings. o Ensure the range hood header and framing are complete. o Ensure the floor trusses; studs; and roof trusses stack from bottom to top. o Ensure all girder trusses are fully posted with double studs to foundation as required. o Ensure wind bracing is installed to support the gable end trusses. o Ensure one hurricane tie is installed at each end of each roof truss and all of the holes are filled with hanger nails. o Ensure drywall stops are installed along ceiling trusses and on 2x4 studs in corners of each room and closet. o Ensure the post bases and caps installed and all nail holes are filled. o Ensure the beam hangers are installed and all nail holes are filled with hanger nails. o Ensure the stairs are securely installed. o Verify the stairway ceilings are installed with a 6 8 clearance. o Ensure all cabinet & ADA blocking is complete. o Take pictures of completed items June 2015 Checklists 33-2
3 Exterior Water Plane Checklist Project Date Pre-Check o Seal seams in the exterior OSB attached to the wall panels and the OSB attached to floor joists with silicone caulk. o Seal the seam between the OSB sheathing and the 2x2 build-outs around windows and doors with silicone caulk. Checklist o Ensure all gaps in Dow Styrofoam are filled with pieces of Dow and they are taped in place with construction tape. o Ensure all corners are sealed with 6 Weathermate flashing tape. o Ensure all seams between the Dow Styrofoam are sealed with construction tape. o Ensure the windows and doors are flashed with Weathermate flashing tape. o Ensure the window nail flanges are sealed with silicone caulk. o Ensure the door brick molding and sills are sealed with silicone caulk. o Ensure all j-blocks are flashed with Weathermate flashing tape. o Verify flashing details on roof to wall areas both aprons, steps, and diverters. o Take pictures of completed items June 2015 Checklists 33-3
4 Air Sealing Checklist Project Date Pre-Check o Drywall stops on all vertical. o Drywall stops on all horizontal. o ADA grab bar blocking in baths. o Air barrier behind shower enclosures against exterior wall. o Air barrier in chases and interior soffits where they align exterior walls or unconditioned space. o Insulated all walls and floors separating conditioned from unconditioned space before enclosing cavity. o Install six-sided assemblies at all walls separating conditioned from unconditioned space that allow for the required R-value. o Attach a rigid air barrier to the underside of cantilevers and air seal. o Cut all holes cleanly and no more than 1" larger than the penetrating object. Checklist o Ensure all dropped ceilings/soffits, shafts and chases have been air sealed. o Ensure all floor system cavities between conditioned and unconditioned spaces have been air sealed. o Ensure seams between sub floor and bottom plates of exterior walls have been air sealed with caulk. o Ensure all gaps and voids between conditioned and unconditioned space have been air sealed. o Ensure all penetrations between conditioned and unconditioned space have been air sealed. o Ensure window and door rough openings with low expanding foam or caulk where opening is 1/4" or less have been air sealed. o Ensure fire-rated sealant has been used to air seal at any vertical penetration. o Ensure holes for bath tub drains have been air sealed with rigid material and foam/caulk. o Ensure walls adjoining porch attic space and interior space are sealed with Dow board, tape, and spray foam on exterior. o Ensure walls adjoining 1st floor attic space and 2nd floor interior space are sealed on attic side. o Ensure tape and mastic has been used to seal duct boots for floor registers to subfloor. o Ensure ductwork has been sealed at connections to drywall for any wall return or supply registers. o Ensure drywall has been sealed to top plate with caulk, foam or equivalent material. o Ensure light fixtures and bath fans before installing attic insulation have been sealed. o Take pictures of completed items. 6 Insulation Checklist Project Date Pre-Check o Cap all chases and interior soffits with a rigid air barrier and air seal. o Insulated all walls and floors separating conditioned from unconditioned space before enclosing cavity. o Install six-sided assemblies at all walls separating conditioned from unconditioned space that allow for the required R-value. o Attach a rigid air barrier to the underside of cantilevers and air seal. o Separate all floor system cavities between conditioned areas and unconditioned areas with a rigid air barrier and air seal. o Air seal all gaps and voids between conditioned and unconditioned space. o Air seal drywall to top plate with caulk, foam or equivalent material. o Air seal light fixtures and bath fans before installing attic insulation. o Marking of receptacles, switches, and light fixture device locations onto floor. o Marking of plumbing line locations in walls that could potentially be damaged by shelving installs. o Marking trusses with height of attic blow insulation. Checklist o Ensure insulation fills the cavity between conditioned and unconditioned space without gaps, voids, misalignments or compression. o Ensure batt insulation has been cut and split around blocking, plumbing, HVAC and electrical components. o Ensure insulation has been installed to completely fill floor and/or cantilever framing or to maintain permanent contact with the sub-floor. o Ensure wind baffles have been installed to achieve a minimum of 75% of attic R- value over exterior top plates and be at least 4" higher than the level of attic insulation. o Ensure roof framing has been marked every 200 sq ft to indicate the depth of attic insulation. o Take pictures of completed items. 7 Painting Checklist Project Date Pre-Check o Wipe down walls to remove the drywall dust. o Clean and sweep all floors well. Clean the shop vac filter often. Checklist Walls o Ensure all walls are completely coated with 1 coat of primer and 2 coats of eggshell finish paint. o Ensure nail pops have been filled and painted. o Verify all drips and runs have been cleaned up. o Ensure all marks on the ceilings have been touched up with un-tinted primer. Doors, jambs and casings o Ensure the nail holes in the door jambs and casings have been filled with fast drying spackle and sanded. o Ensure the faces of the door jambs and casings are completely coated with 2 coats of white semi gloss paint. o Verify all drips and runs have been cleaned up. Baseboards o Ensure the faces of the baseboards are completely coated with 2 coats of white semi gloss paint before it is installed. o Ensure the nail holes in the baseboards and joints between the baseboards have been filled with fast drying spackle and painted. o Verify all drips and runs have been cleaned up. Window trim o Ensure the nail holes in the window trim have been filled with fast drying spackle and sanded. o Ensure all window trim is completely coated with 2 coats of white semi gloss paint. o Verify all drips and runs have been cleaned up. Back Caulking o Verify back-caulking is complete and neatly done with the smallest possible beam of caulk filling the gaps. Stairs Stringers o Verify the holes in the stingers have been filled with plastic wood and sanded smooth. o Verify all drips and runs have been cleaned up. o Ensure the stringers have been coated with 2 coats of white semi gloss paint. Handrails o Verify the handrail has been sanded smooth. o Ensure the handrail has been coated with 2 coats of either white semi gloss paint or 2 coats of polyurethane. June 2015 Checklists 33-7
8 Exterior Doors o Verify any dents in the door have been filled with Bondo and sanded smooth. o Verify all drips and runs have been cleaned up. o Ensure the doors have been coated with 2 coats of white exterior semi gloss paint. Exterior Trim o Verify the nail holes and seams in the handrails, post, beams, brick molding, and kick plates have been filled with caulk. o Verify any knot or large holes in the handrails have been filled with plastic wood and sanded smooth. o Ensure the trim has been coated with 2 coats of white exterior semi gloss paint. o Verify all drips and runs have been cleaned up. Basement Steps o Verify any knot or large holes in the treads, risers or stringers have been filled with plastic wood and sanded smooth. o Ensure the steps have been cleaned thoroughly. o Ensure the steps have been coated with 2 coats of gray floor and step paint.
