2 DESIGN REVIEW GUIDELINES FOR NORTH LYNX HOMEOWNERS ASSOCIATION, INC. Effective May 28, 2013 Unless specifically stated otherwise, written approval of the Design Review Committee (DRC) must be obtained before any exterior improvement or modification work is begun on a Lot. Failure to comply may result in fines following Notice and an opportunity for Hearing and can result in the requirement to restore your property to the preexisting condition. The DRC shall exercise reasonable judgement to ensure that all improvements or modifications to properties conform to and harmonize with the existing surroundings, residences, landscaping and structures. All work approved by the DRC shall be completed in a timely manner. The Board of Directors may, from time to time, adopt, promulgate, amend or otherwise revise these Design Review Guidelines with or without prior notice to Homeowners. Procedures: The DRC shall approve or disapprove a Design Review Request (DRR) within thirty (30) days after the complete submission of the plans, specifications and other materials and information which the DRC may require in conjunction therewith. If the DRC fails to approve or disapprove any request within thirty (30) days after the complete submission of the plans, specifications, materials and other information with respect thereto, the request shall be deemed to have been DISAPPROVED by the DRC. However, applicant may resubmit the application. If any portion of a request is disapproved, the Homeowner may submit a separate request with any revisions for the rejected portion. Vote and Appeal: A majority vote of the DRC is required to approve a DRR. If an application for design approval is denied by the DRC, any Owner shall have the right to appeal such decision to the Board of Directors by submitting a written request to the Board within thirty (30) days after such denial by the DRC. General: The following is a list, in alphabetical order, of a wide variety of improvements with pertinent design guideline information. DRC approval is required for any exterior modification or improvement even if it is not listed below. In some cases, where specifically stated, a type of improvement is prohibited. These guidelines are supplemental to, and do not in any way alter the provisions and requirements contained in other official documents, such as city of Castle Pines ordinances and building codes, recorded plats, the Amended and Restated Subassociation Declaration of Covenants, Conditions and Restrictions for North Lynx (Declaration) and the Bylaws of North Lynx Homeowners Association (Bylaws). 3 Definitions The following definitions apply to terms that may be used in these Design Review Guidelines: Association or Subassociation The North Lynx Homeowners Association, Inc., a nonprofit corporation. Board of Directors or Board The Board of Directors of the Association duly elected pursuant to the Bylaws. Bylaws The Bylaws of North Lynx Homeowners Association as approved by the Board as may be amended from time to time Common Interest Community The real properties as detailed in Exhibit A to the Amended and Restated Subassociation Declaration of Covenants, Conditions and Restrictions for North Lynx. Declaration The Amended and Restated Subassociation Declaration of Covenants, Conditions and Restrictions for North Lynx recorded at Reception Number in the office of the Clerk and Recorder of Douglas County, Colorado. Design Review Committee (DRC) The committee appointed by the Board to review and approve or disapprove plans for Improvements submitted by any Homeowner Design Review Guidelines Guidelines, standards, rules and regulations and procedures governing design or architectural review adopted by the Board and managed by the Design Review Committee. Design Review Request (DRR) Form required to be completed by Homeowner and submitted to Design Review Committee requesting review and approval for any exterior Improvements or modifications to a Lot or Dwelling Unit. Dwelling Unit The residence constructed on each Lot within the Common Interest Community and any replacement thereof, including the patio, deck, basement and garage, if applicable. Dwelling Unit includes the Lot upon which such Dwelling Unit is constructed. Homeowner The person who is the owner of record of the fee simple title to any Lot, but not a person having an interest in a Lot solely as security for an obligation. Improvements Any exterior construction, structure, fixture, landscaping or facilities existing or to be placed on a Lot constructed in the Common Interest Community, including but not limited to: buildings, outbuildings, swimming pools, patios, patio covers, awnings, solar collectors or panels, painting or other finish materials on any visible structure, additions, walkways, irrigation systems, garages, carports, driveways, fences, screening walls, retaining walls, stairs, decks, drainage, landscaping (including any material change in slope, pitch or drainage pattern), hedges, windbreaks, plantings, trees, shrubs, flowers, vegetables, sod, gravel, bark, exterior light fixtures, poles, basketball Effective May 28,

4 standards, trampolines, or other recreational or sporting equipment, signs, satellite dishes, antennas, and exterior air conditioning, cooling and heating equipment. Lot Each platted lot which is a physical portion of the Common Interest Community, designated for separate ownership or occupancy, the boundaries of which are described on the Plat. Plat Document recorded by the county clerk of Douglas County as Castle Pines North Filing No. 27 recorded at Reception Number in the office of the Clerk and Recorder of Douglas County, Colorado which describes the Lots, streets and other elements associated with the Association. Site Plan A site plan is a scaled drawing of the property. It must show placement of all additions or modifications to the property. It must show dimensions of the house, dimensions of any other structures on the property, and dimensions from each structure to all property lines. A site plan is required for any addition or structure that will be added to the home, or property. One is also required for modifications to current structures or design elements. Setbacks These standards were established by the Castle Pines North Planned Development Guide recorded with Douglas County. Minimum distance from any structure to property lines are as follows: Front Yard Twenty (20) feet to property line. Side Yard Five (5) feet to property line. Rear Yard Fifteen (15) feet to property line. Neither the Association, the Board, the Design Review Committee, nor any of their individual directors, members, or agents shall be liable for any loss, claim, liability, damage or injury arising out of or in any way connected with the performance of the Design Review Committee for any action, failure to act, approval, disapproval, or failure to approve or disapprove in regard to any matter within their authority herein, if such action was in good faith. In reviewing any matter, the Design Review Committee shall not be responsible for passing on safety, whether structural or otherwise, or conformance with building codes or other governmental laws or regulations, nor shall its approval of an Improvement be deemed approval of such matters. Guidelines 1. Accessory Buildings or Structures Free standing buildings or structures are not allowed. Buildings or structures constructed of metal or plastic or any other materials except those outlined below are prohibited. Any attached storage shed requires DRC approval and must be a part of the house and finished in the same material and colors as the house. It is preferred that the structure be placed in the rear of the home but it may be placed on the side of the home if it is screened by trees or shrubs to minimize visibility from the street. Construction must comply with City of Castle Pines city ordinances and building codes and setback requirements. A Building Permit is required. Also see Trash Enclosures below. Effective May 28,

5 2. Additions and Expansions All additions and/or expansions to homes require submission of detailed plans and specifications to the DRC. Plans must be approved by the DRC before being submitted to the Castle Pines city building department for a Building Permit. Any changes in plans by the building department must be reviewed and approved by the DRC. 3. Address Numbers. DRC approval is not required unless numbers on the house will be larger than six (6) inches in height. Numbers painted on curbs do not require DRC approval if they are six (6) inches or smaller and are black on white. Curb numbers are not required. Stand alone decorative and/or illuminated house number signs are permitted with DRC approval. 4. Air Conditioning Equipment DRC approval is required. A building permit issued by the City of Castle Pines is required. Central air conditioning is preferred. Evaporative Coolers may be installed. Any air conditioning equipment should be installed in the rear or on the side of the house only, and installed in such a way that visibility and any noise to adjacent properties is minimized. Where possible, screening of air conditioning equipment is encouraged. Installation of air conditioning equipment on the roof or in a window is not allowed. 5. Antennae DRC approval is not required for antennas or satellite dishes that fall under the following guidelines. However, homeowner must comply with installation requirements as outlined in this section. Any antennas or satellite dishes that do not comply with the guidelines outlined herein are subject to removal. The Telecommunications Act of 1996 ( Act ) was signed into law on February 8, Pursuant to the Act, the Federal Communication Commission ( FCC ) adopted a rule (FCC Rule ), preempting certain restrictions in the governing documents of homeowner s associations concerning the installation, maintenance, and use of direct broadcast satellite ( DBS ), television broadcast ( TBS ), and multi point distribution service antennas ( MMDS ) ( antennas/dishes ). In compliance with the FCC Rule, the following reasonable restrictions and guidelines governing installation of antennas/dishes apply: Size and type 1. DBS and MMDS antennas/dishes that are one (1) meter (39 ) or less in diameter and for personal use of a homeowner may be installed. DBS and MMDS antennas/dishes larger than one (1) meter are prohibited. 2. All antennas/dishes not covered by the FCC Rule will not be approved. A. Location All antennas/dishes shall be installed with emphasis on being as unobtrusive as possible to others in the community. To the extent that reception is not substantially degraded or costs unreasonably increased, all antennas/dishes shall be screened from view from any street and nearby lots to the maximum extent possible, and placement shall be made in the following order of preference: Inside the structure of the house, not visible from the street; Effective May 28,

6 Rear yard or side yard, behind and below the fence line; Rear yard or side yard, mounted on the house, in the least visible location below roofline; Front yard screened by and integrated into landscaping; Back rooftop. If more than one (1) location on the property allows for adequate reception without imposing unreasonable expense or delay, the order of preference described above shall be used, and the least visible site shall be selected. Antennas/dishes may not be attached to fences. 6. Artificial Turf DRC approval is required. Approval will be based on the visibility from neighboring properties and/or the street and the placement of appropriate screening vegetation. Artificial turf is not approved for front yards. 7. Awnings See Overhangs and Awnings. 8. Balconies See Decks, also Patios. 9. Basketball Equipment See following for specific guidelines by equipment type: A. DRC approval is not required for portable basketball goals that have a clear backboard. They must be commercially manufactured, counter-balanced and with wheels for mobility. B. DRC approval is required for permanent basketball backboards. Permanent equipment must have a clear backboard and be engineered for ease of removal in the event that the equipment is no longer used by the Homeowner. C. Backboards are not allowed to be attached to a house. 10. Birdhouses & Bird feeders DRC approval is not required if limited to a birdhouse or bird feeder one (1) foot by one (1) foot by one (1) foot and if no more than a combination of two (2) in number are installed on any Lot. A birdhouse or bird feeder may not be placed on any community property or open space land. 11. Boats See Motor Homes. 12. Campers See Motor Homes. 13. Car Covers DRC approval is required. It shall be manufactured as the specific cover for the vehicle, shall be of neutral color, and must be well maintained at all times. Covered vehicles must be parked in the driveway or garage. 14. Carports Not allowed. Effective May 28,

7 15. Clotheslines and Hangers DRC approval is not required for temporary clothes lines or clothes drying structures installed in the backyard that have adequate visual screening and which can be, and are in fact, taken down or retracted after each use. 16. Compost DRC approval is required. Container shall not be immediately visible to adjacent properties or streets, and odor must be controlled. Underground composting not in a container shall not be allowed. Also see Gardens, Vegetable. 17. Coverings on Decks, Driveways, Entry Ways, Paths, Walks, etc. Artificial turf, carpet or other similar coverings are not allowed on walks, steps, decks, or driveways. 18. Deck Cover DRC approval is required. A building permit issued by the City of Castle Pines is required. Materials used for deck covers shall match existing house (i.e. painting, staining, siding, roofing, etc.). A site plan is required and must provide detailed dimensions and distances from property lines. Roof pitch minimum should be 3:12 but should match existing pitch as close as possible. Plan should detail how rooflines will integrate between house and cover. 19. Decks A set of plans showing dimensions and elevation must be submitted for DRC review and approval. A site plan is required. Detailed plan showing color, size and style of banisters and railing is required. Photograph of the area involved would be helpful. A building permit issued by the City of Castle Pines is required prior to start of construction. Decks must be natural wood or faux wood (i.e. Trex). Natural wood may be stained or sealed a natural wood color. Painted or colored decks must be similar in color to the house or what would generally be accepted as a complementary color (from a maintenance standpoint painting a wood deck is not recommended). 20. Disability Accessibility Homeowners with disabilities are allowed to make modifications necessary to allow them to enter or exit their home. Such items shall include, but may not be limited to, ramps, railings, landings, lifts, and hard surface (walkway) alterations. These modifications must comply with building codes for the city of Castle Pines. DRC review is required. The Homeowner will be asked to make reasonable efforts to ensure the modifications are complementary to the home including materials and colors 21. Dog Houses and Dog Runs DRC approval is required. Dog runs (a small area set aside primarily for use by a dog) are not allowed. However, wire mesh may be attached to railed fencing to enclose the entire yard, provided that it doesn t extend above the fence. Chain link fencing shall not be used under any circumstances. Dog houses should be constructed with materials similar to the house and be painted in a similar manner. Portable dog houses such as those used for travel are not allowed. 22. Door Replacement and Additions DRC approval is not required for the addition of screen/storm or other doors, if no modification to the framing is required, and materials and color are complementary to the house. If style of door is not similar to existing door or color will be changed, approval is required. Security enhancements for doors and windows (i.e., bars and grills, etc.) Effective May 28,

8 require approval. Considerations to include but are not limited to: neighborhood consistency, window design, etc. Also see Windows, Security Bars. 23. Drainage DRC approval is required for any change affecting drainage patterns, however the DRC does not have the ability to judge the effects of drainage. It is the Homeowner s responsibility to ensure that any changes are suitable. When landscaping is installed, it is very important to ensure that water drains away from the foundation and driveways of the house. Ensure that fill, plantings, trees, shrubs or other materials do not block drainage in any way. The flow patterns must prevent water from flowing under or pooling near or against the house foundation, walkways, sidewalks and driveways. The DRC may require a report from a drainage engineer as part of landscaping or improvement plan approval. A city of Castle Pines building permit may be required. 24. Driveways A site plan is required. Only concrete driveways in natural gray colors or other colors approved by the DRC will be allowed. No gravel or asphalt driveways will be allowed. Any extension or expansion of driveways must have prior DRC approval and must not exceed more than three (3) feet on either side of the existing driveway and may be no closer than two (2) feet from the property line. 25. Evaporative Coolers See Air Conditioning Equipment. 26. Exterior Lighting See Lights and Lighting. 27. Fences DRC approval is needed prior to construction of any fence. All requests for approval must include a site plan showing lot lines, house location, street(s) and the location of the proposed fence. The linear footage of each section must be included. The location of any gates to be installed must be clearly indicated on the plan and a drawing showing the type of gate being requested. The only type of fencing that shall be approved is the open rail modified prototype, description is provided below: A. Cedar rails and posts must be used. B. The standards are six (6) inch by six (6) inch posts with two (2) inch by eight (8) inch rails. C. All posts must be set in concrete. D. The tops of the posts must have a forty-five (45) degree bevel on all four (4) sides. E. Two (2) rail or three (3) rail fences may be approved according to the following specifications: 1. Two Rails The top of the post must be set forty-eight (48) inches above the ground. The top of the top rails must be set forty-two (42) inches above the ground and the top of the bottom rail must be set twenty-two (22) inches above the ground. 2. Three Rails The top of the post must be set fifty-six (56) inches above the ground. The top of the top rails must be set forty-eight (48) inches above the ground, the top of the middle rails must be set thirty-two (32) inches above the ground, and the top of the bottom rails must be set sixteen (16) inches above the ground. 9 F. When the fence faces a street, the rails are to be placed on the street side of the post. G. Most open rails fences have been left to weather naturally. The DRC may approve the use of a clear or a light cedar transparent stains. Any variations from these two stains must receive prior approval. H. No Fence may be attached directly to a house a six (6) inch by six (6) inch post must be used. I. A welded wire mesh fence may be installed between the post and the rail. The welded wire must not extend above the top rail. Two (2) inch by four (4) inch grids are recommended. J. The Homeowner must verify property boundaries and the fence must be installed inside boundaries. K. No fence may be closer to the street than thirty (30) feet on the front of the house. Corner lots may install fences adjacent to sidewalks on the side of the house. L. Front yard fences are not allowed. M. Chain link fences are not allowed. Solid fences are only allowed where they were specifically built for the location (arterial streets) by the builder. 28. Flags and Flagpoles DRC approval is required for all free standing flagpole installations. Free standing flagpoles must be of a residential style, not commercial grade, and may not exceed the roofline of the house in height. Up to two (2) wall mount flag brackets per home are allowed without DRC approval. Display of the American flag must be in a manner consistent with the Federal flag code. Service Flags A single Service Flag no larger than eighteen (18) inches by thirty-two (32) inches that signifies the service of a Homeowner or Homeowner s immediate family or the service of the occupant or the occupant s immediate family in the active or reserve military service of the United States during a time of war or armed conflict is permitted on the inside of a window or door large enough to accommodate the entire flag. Holiday Flag A flag no larger than three (3) feet by five (5) feet in size and themed to a particular holiday or time of year is permitted. 29. Fountains See Water Features. 30. Furniture, Outdoor Any furniture placed outside must be specifically designed and made for outdoor use and be in good condition. DRC approval is not required. 31. Garages Garage door replacement requires DRC approval. Any changes to existing garages or garage doors require DRC approval. Garage doors must be painted to match the base color of the home unless otherwise approved by the DRC. It is recommended that garage windows facing the street be covered with a suitable interior window covering so that the interior of the garage is not visible. Effective May 28,

10 32. Gardens, Flowers DRC approval is not required unless the planting bed is modified in design including being raised or lowered to a different level. 33. Gardens, Trees See Landscaping. 34. Gardens, Vegetable DRC approval is required. The required landscape plan should detail size, type and location of garden. Also see Compost. 35. Greenhouses DRC approval is required. Typical greenhouse materials for the sides and roof are permitted with DRC approval. Greenhouses are considered an accessory building. Also see Accessory Buildings or Structures. 36. Hanging of Clothes Outdoors See Clothesline and Hangers. 37. Hot Tubs DRC approval is required. A site plan is required. A building permit issued by the City of Castle Pines is required. The hot tub must be installed in such a way that it is not visible from the street in front of the property and does not create an unreasonable level of noise for adjacent property owners. Every effort should be made to shield the hot tub from view. All hot tubs should be a minimum of five (5) feet from any property line. 38. Irrigation Systems DRC approval is required if installing new irrigation system or expanding the existing system. A building permit issued by the City of Castle Pines may be required. Water wise landscaping is encouraged, which means efficient use of irrigation, coupled with reduced turf areas in favor of trees, perennial beds and hardscapes. Any drip lines shall be covered with landscape materials. Care must be taken not to alter or interfere with the established drainage patterns. Also see Drainage. 39. Junk Vehicles See Motor Homes. 40. Landscaping The entire yard shall be fully landscaped pursuant to plans submitted to and approved by the DRC. A minimum of two trees at least two inches in caliper are required on each lot. All designs must have an aesthetic value above and beyond two trees, turf and rock, for instance shrubs, perennials, flower beds and/or additional trees (properly selected and placed). Steel landscape edging should not be visible after installation the top of the edging should meet at grade. Safety strip is recommended for steel edging, especially in areas with foot traffic. DRC approval is not required if you are replacing dead or dying landscape elements with the same type and quantity of landscape elements. DRC Approval is required when the plan includes: A. Retaining walls or grade changes; B. Hardscapes or paving, which may include, but not be limited to: pavers, sidewalks, patios, rock beds, stone paths, etc.; C. Modification of the size or layout of existing turf areas; Effective May 28,

11 D. A xeriscaping plan; E. Trees or shrubs. 41. Latticework DRC approval is required for any type of trellis or latticework. 42. Lawn Ornaments: DRC approval is not required if installed in the rear yard and are of a height of less than three (3) feet. Small front yard ornaments of a height no more than twelve (12) inches do not require DRC approval if the ornament is at ground level and the color and design integrate into the landscaping. Maximum number of three (3) ornaments will be allowed. 43. Lights and Lighting All exterior lighting must be subtle and non-polluting to neighbors. Exterior lighting for security and/or other uses must be directed at the ground and house so that the light cone stays within the property boundaries and does not cause glare to neighbor properties. DRC approval is required to modify an existing lighting plan or add exterior lighting. 44. Motor Homes No trailer, motor home, house car, junk car, car that is not capable of moving on its own power, bus, camper, large commercial-type vehicle, including vehicle mounted camper, whether chassis or slide-in, or pickup coach, tent, boat or truck (except a pickup) shall be parked, placed, erected, maintained or constructed on any lot or common area for any purpose. This provision is intended to be broadly interpreted to cover almost any vehicle or structure not intended for everyday use. However, trailers, campers, motor homes, pickup coaches, tents, boats which can be stored completely within a garage and are not used for living purposes will not be in violation of these restrictions. The fact that a vehicle of the above description may be licensed by the State of Colorado or any other state as a passenger vehicle shall in no way exempt it from this provision or the general intent of this provision. Motor homes and recreational vehicles may be parked outside the home for seventy-two (72) hours in a seven (7) day period for packing/unpacking before and after use. 45. Outdoor Fireplaces and Firepits Outdoor fireplaces require DRC approval. A site plan is required. Outdoor fireplaces are only allowed in the rear yard and considerations will include, but are not limited to material, design, size and proximity to neighboring properties. Portable, commerciallyavailable firepits located in the rear yard with a minimum of five (5) feet off any property line do not require DRC approval. Front and side yard applications do require approval by the DRC. 46. Overhangs, Awnings and Exterior Window Shades DRC approval is required. The color must generally be recognized as a complementary color to the exterior of the residence. Exact dimensions, placement, and external appearance must be detailed in the Design Review Request submitted to the Design Review Committee. 47. Painting Re-painting a home the same color does not require DRC approval. Any change in exterior paint colors requires DRC approval. Paint must be flat or low luster, (i.e. satin). Painting brick or stone is not allowed. Garage doors must match the base color of the house unless otherwise approved by the DRC. 12 paint a sample area (three (3) feet by three (3) feet square) on exterior walls or the garage door for evaluation. Homeowner may also be required to paint sections of trim or other surfaces for evaluation. 48. Patio Covers DRC approval is required. A site plan is required. A building permit issued by the City of Castle Pines is required. It must be constructed of wood or material generally recognized as complementary to the home and must be similar in color to the house or what is generally accepted as complementary colors to the residence. It must be located so as to not block any existing drainage pattern on the lot. 49. Patios Enclosed DRC approval is required. See Additions and Expansions. 50. Patios Open DRC approval is required. The patio must be an integral part of the landscape plan and must be located so as not to create an unreasonable level of noise for adjacent property owners. The color and material used must be generally accepted as complementary to the color of the house. The patio must be located so as not to block any existing drainage pattern on the lot. 51. Paving DRC approval is required, regardless of whether for walks, driveways, porches, patio area or other purposes and regardless of whether the material is concrete, bricks, flagstones, stepping stones, pre-cast, patterned or exposed aggregate or concrete pavers. Asphalt may not be used as a paving material. All paving must be located in such a manner so as to not to block any existing drainage pattern for the Lot. 52. Pergola See Patio Covers 53. Playground, Sports Equipment & Trampolines DRC approval is required. A site plan is required. Placement requires Homeowners to be sensitive to the privacy needs of adjacent neighbors and the appearance created in the neighborhood. For example, placing a trampoline on the side of one's house next to the neighbor's dining room is not a considerate action. Placement is to be directly behind the house in the backyard, this applies to corner lot houses as well where placement is not to be close to the street or sidewalk. Maximum height for any playhouse or playground equipment shall be twelve (12) feet. Only one playhouse and/or trampoline will be allowed on a Lot. Also see Accessory Buildings. 54. Poles DRC approval is required. See Flagpoles, Basketball Equipment, etc. 55. Pools DRC approval is required. A building permit issued by the City of Castle Pines is required. Only in-ground pools will be allowed where lot size and proximity to neighbors shall be considered. 56. Radio Antennae See Antennae. 57. Railings DRC approval is required. Types include but are not limited to porches, decks, ramps, etc. Effective May 28,

13 58. Roofing Twenty-five (25) year dimensional composition fiberglass/asphalt shingles are the minimum allowed roofing material. DRC approval is required only if changes are made from the original material and color. A building permit issued by the City of Castle Pines is required. 59. Rooftop Equipment Examples include skylights, vents, attic fans, and lightning rods. DRC approval is required. Rooftop equipment must be submitted for DRC approval and if approved must be painted a color similar to or generally accepted as complementary to the exterior of the house. All rooftop mounted applications and devices must comply with all applicable building codes and other governmental regulations, and must be secured so that they do not jeopardize the safety of residents or cause damage to adjacent properties. 60. Satellite Dishes See Antennae. 61. Saunas See Additions and Expansions. 62. Siding DRC approval is required only if siding and/or color is changed from the existing siding. Only individual wooden lap siding, cement board lap siding, hardboard lap siding, brick, stucco or stone will generally be approved. 63. Solar Energy Devices DRC approval is required for all passive and active solar systems. They must be installed to lay as flat on the roof as possible and should minimize obstructing any neighbors view. All exterior plumbing must be concealed and cannot be run on the exterior of the home. 64. Spas See Hot Tubs. 65. Speakers Permanent outdoor speakers must be approved by the DRC. 66. Statues Statues are not allowed in front or side yards. Statues in rear yards must be approved by the DRC. Also see Lawn Ornaments. 67. Swamp Cooler See Air Conditioning Equipment. 68. Trash Enclosure DRC approval is required subject to the following specifications: A. A building permit issued by the City of Castle Pines is required. B. A site plan is required. C. Must comply with setback requirements as established by the City of Castle Pines. D. It is preferred that the structure be placed in the rear of the home but it may be placed on the side of the home if it is screened by trees or shrubs to minimize visibility from the street. E. The structure must be constructed of the same materials and finished in the same colors as the main body of the house. F. The structure must have a roof finished with materials to match the roof of the home. G. The structure must have a door that can be locked. H. The structure must be constructed on a concrete pad. I. The structure can be no larger than to contain two (2) 96-gallon trash toters arranged side by side. J. The Design Review Committee must be notified when the structure is completed so it can be inspected to verify it was constructed as delineated here. 75. Tree Houses Are not allowed. 76. Vehicles (Large) See Motor Homes. 77. Walls, Retaining DRC approval is required along with approval from the city of Castle Pines. 78. Water Features DRC approval is required for all fountains, water fall, bubble rock, streams, etc. 79. Wells Not allowed. 80. Windows, Replacement DRC approval is required.
