1 Each job must be approved by American WeatherStar before the project begins to be eligible for a warranty. PART 1 GENERAL 1.01 DESCRIPTION A. The intention of this guideline is to outline the procedures for the application of WeatherStar Coatings reflective roof coatings for the purpose of Recoating Spray Polyurethane Foam Roof surfaces. These suggested guidelines describe materials, methods and conditions necessary for the proper application of WeatherStar Coatings. Actual application requirements may vary and are the responsibility of the contractor. B. This guideline may not outline all procedures for preparation and finishing of penetrations, drains, flashings, etc. This work should be outlined separately by the contractor before the work commences and shal l be performed observing good trade practices APPROVED APPLICATOR A. All WeatherStar Coatings products shall be applied by a single, experienced and competent Approved Applicator or applicator approved by WeatherStar Coatings. B. Contractor shall be an Approved Applicator of WeatherStar Coatings and doing business under the same company name. Financial stability shall include no filing of bankruptcy during the past seven years QUALITY ASSURANCE A. Contractor Qualifications: The proposed contractor should provide information concerning projects similar in nature to the one proposed including location and person to be contacted for references. Some manufacturers of sprayed polyurethane systems and/or protective coatings have approval programs and/or licensing methods that could be required. SPFA has a Contractor Accreditation Program. B. Manufacturer Qualifications: Polyurethane foam and protective coating manufacturers shall show evidence of sufficient financial resources and facilities to furnish materials on this project. References shall be required, sufficient project lists, warranties and code approvals shall be submitted for verification. C. Inspections: The polyurethane foam and protective coating manufacturers are to provide qualified representatives to monitor and inspect the installation of their products, as they require. 2 1.04 SUBMITTALS A. Manufacturer s published data sheets or letter of certification that their products comply with the materials specified. This is to include primers (if required), polyurethane foam and protective coatings. B. Shop drawings on sheet metal, accessories, or other fabricated items. C. Manufacturer s application or installation instructions. D. Contractor/Applicator certification from polyurethane foam supplier and/or protective coatings manufacturers and evidence of contractor/applicator qualification and experience. E. A specimen copy of the applicable warranty for the project. F. Approval and information guides for applicable local or national codes and/or insurance acceptability. G. Safety and handling instructions for storage, handling and use of the materials to include appropriate Materials Safety Data Sheets (MSDS). H. Field quality control procedure to be utilized by the contractor/applicator to insure proper preparation and installation of polyurethane foam and protective coatings, detail work and follow-up inspection. I. Spray Polyurethane Foam Alliance sprayed polyurethane foam surface visual guide MATERIALS, DELIVERY AND STORAGE A. Materials shall be delivered in the manufacturer's original, tightly sealed containers or unopened packages, all clearly labeled with the manufacturer's name, product identification, safety information, and batch or lot numbers where appropriate. (Where materials are covered by a referenced specification, the labels shall bear the specification number, type and class, as applicable.) B. Containers shall be stored where the temperature and humidity are within the limits specified by the manufacturer. C. All materials shall be stored in compliance with local fire and safety requirements. ERIC AN WEATHER ST AR.C OM Page 2 of 10
3 1.06 ENVIRONMENTAL CONDITIONS A. The polyurethane foam applications shall not proceed during periods of inclement weather. Do not apply the polyurethane foam below the temperature and/or above humidity specified by the manufacturer for ambient air and substrate. B. Do not apply protective coatings when there is ice, frost, surface moisture or visible dampness present on the surface to be coated. Prior to applying the coatings, check the polyurethane foam to insure that the surface is dry. A pply protective coatings in accordance with the coatings manufacturer's application instructions. C. Wind barriers may be used if wind conditions could affect the quality of the polyurethane foam or protective coatings installation SEQUENCING AND SCHEDULING A. In Recoat and Renewal projects the spray polyurethane foam is installed when repairs to the deck, parapet walls, rough openings, and curbs are completed. Plumbing vents, drains, and electrical penetrations should all be in place. There should not be any other trades working on the roof when the spray polyurethane foam and protective coating is being installed WARRANTY A. American WeatherStar warrants that the material supplied will meet or exceed physical properties as published. The contractor guarantees that workmanship will be free of defects in coating application. Since performance of existing roof substrate or previously applied coatings are beyond the control of American WeatherStar or the contractor, requests for additional warranty coverage shall be subject to prior approval by American WeatherStar. B. Comply with manufacturer s warranty application procedures. A Pre -Project Inspection Report should be submitted and approved prior to job commencement SAFETY REQUIREMENTS A. See API Bulletin AX-119, MDI-Based Polyurethane Foam Systems: Guidelines for Safe Handling and Disposal. B. Refer to appropriate Materials Safety Data Sheets (MSDS) for additional safety information. C. Before applying spray polyurethane foam or coating, all HVAC equipment on the roof must be turned off. These units and any other potential sources of air entry into the building must be sealed. 4 PART 2 PRODUCTS 2.01 CLOSED CELL POLYURETHANE FOAM A. The polyurethane foam to be applied shall be a two-component system made by combining an isocyanate (A) component with a polyol (B) component and shall possess the following physical characteristics: PROPERTIES ASTM TEST VALUE UNITS Density D lbs/ft3 Compressive Strength D psi, minimum lbs/in2 Open Cell Content D %, minimum % value K-Value C177, C518, C1363 Flammability E84** < BTU per ft2/hr Degree F per inch ** This standard is used solely to measure and describe properties of products in response to heat and flame under controlled laboratory conditions. This numerical flame spread rating is not intended to reflect hazards presented by this or any other material under actual fire conditions. B. Polyurethane Foam, along with Elastomeric Coating and/or other components as an assembly shall meet the requirements of UL 790 for a Class A application and/or meet the requirements of a Factory Mutual RoofNAV for a Class 1 application as required by local building codes. C. Polyurethane Foam Primers: Primers used shall be as recommended by the manufacturer of the spray foam materials specified. D. Fire Safety Requirements: See CPI Bulletin AX-230, Fire Safety Guidelines for Use of Rigid Polyurethane and Polyisocyanate Foam Insulation in Building Construction. 5 2.02 COATINGS AND RELATED MATERIALS All Materials used shall be manufactured by and or approved by WeatherStar Coatings and shall meet the following specifications ELASTOMERIC COATING SYSTEM ACRYLIC 211 Type: Solar Reflective Coating Viscosity: 4,500 ± 500 cps Elongation: 225% Tensile Strength: 225 p.s.i. Volume Solids: 58% ± 1% Color: White SILICONE 410 Type: UV Resistant Elastomeric Viscosity: 9,000 cps Elongation: 267% ± 20% Tensile Strength: 486 ± 20 p.s.i. Volume Solids: 69% ± 2% Color: White or Gray ACRYLIC BONDING PRIMER 905 Type: Primer / Surface Conditioner Viscosity: cps Elongation: N/A Tensile Strength: N/A Volume Solids: 38% ± 1% Color: Light Gray POLYESTER FABRIC Type: Spunbound Polyester Viscosity: N/A Tensile Strength: 35 p.s.i. 6 PART 3 INSTALLATION 3.01 SURFACE PREPARATION A. Preparation shall include all requirements specified by American WeatherStar to ensure proper adhesion of the American WeatherStar products to the substrate. (An adhesion test may be necessary.) B. From the inspection, determine items that need to be corrected. 1. All unnecessary and non-functional equipment and debris shall be removed from the roof. 2. HVAC condensate drains shall be properly routed to roof drains or plumbed off the roof. C. Replace or repair substrate that is unacceptable. 1. Wet roof insulation and damaged membranes are to be removed and replaced as necessary to match existing specified material. D. Remove and replace blistered polyurethane foam, using the following guidelines: 1. Take test cuts (core or slit samples) in areas of blistered foam to determine the cause and extent of the problem. It may be necessary to remove foam beyond the actual area of an individual blister in order to prevent reoccurrence. The surface area adjacent to the cut should be prepared and cleaned. 2. If a number of blisters are found clustered in one area, it is recommended that you remove the top pass or top two passes in the entire area rather than attempting to repair individual blisters. 3. It is not an acceptable procedure to cut out a blister and fill with coatin g. Such a procedure will result in either a depression in the surface which will hold water or an unacceptable thickness of coating which may itself blister or crack. 4. The sprayed polyurethane foam replacement shall be installed so as to have the originally specified density and compressive strength. Many commercial froth packs and pour foams will not give satisfactory results. 5. After opening a blister or removing a foam layer, the lower layer should be inspected for degradation or moisture. No repair procedure should be attempted to a degraded or moist surface. Dry the surface and remove degraded area before proceeding to repair. 6. Remove unacceptable coating. Consult coating manufacturer for definition and methods. 7. Apply coating to proper thickness to repaired areas. Two or more coats should be used. Final dry mil thickness of repaired areas should be as specified. ERIC AN WEATHER ST AR.C OM Page 6 of 10
7 E. Small (less than 3" in diameter) blisters, cracks, breaks in the foam or coating, bird pecks, or hail damage can be repaired with a compatible sealant using the following guidelines and procedures: 1. Install sealant to an area or thickness no greater than is recommended by the manufacturer for proper cure. 2. Install sealant so that the final surface is higher than the surrounding area and water will not remain on the repair area. 3. Use the type of sealant recommended by the coating manufacturer. 4. Ensure the area to be repaired is clean, dry, and the edges beveled to assure proper adhesion. 5. In some cases, foam core plugs can be used with sealant to make small repairs. F. If weathering has caused the surface of the coating and the foam to degrad e (pitting), such surface may be ground off or scarified to expose clean, dry polyurethane foam. 1. If scarified polyurethane foam will be left exposed for more than 2 hours, apply one coat of Acrylic Bonding Primer 905 or another suitable American WeatherStar primer at a rate of one gallon per one hundred square feet. Contact American WeatherStar for more details. 2. The polyurethane foam should be replaced with a minimum of 1 spray polyurethane foam up to the thickness removed to give a uniformed transition from old to new surfaces. 3. If new polyurethane foam will be exposed for more than 2 hours, apply one coat of Acrylic Bonding Primer 905 or another suitable American WeatherStar primer at a rate of one gallon per one hundred square feet. Contact American WeatherStar for more details. G. Provide positive drainage by using one or more of the following pro cedures that are most suitable for the project: 1. Install additional roof drains or scuppers. 2. Build up low areas by applying polyurethane foam. (Follow manufacturers recommendation for surface preparation.) H. Repair or replace deteriorated flashings, roof jacks, metal work, curbs, supports, penetrations, drains, etc. 1. All roof penetrations, curbs, vent stacks and related roof penetrations are to be flashed in accordance with roof manufacturer s specifications. All laps and wall flashings are to be repaired in accordance with roof manufacturer s specifications. I. Clean the existing coated roof surface of dust, dirt, oils, and other contaminants by power washing, brooming, and/or blowing as recommended by the coating manufacturer. 8 1. Substrate must be pressure-washed. A minimum working pressure of 1,500-2,000 psi shall be used to remove all dirt, dust, previous paints and coatings which are delaminating as well as waste products (oil, oil -based roof cements, solvents, grease, animal fats, etc). Use TSP (Tri Sodium Phosphate). Contact WeatherStar Coatings for additional information. Do not use too much pressure when washing as this may damage existing foam substrate PRIMER APPLICATION A. Examine substrate to receive roof coating. Do not proceed with installation o f the WeatherStar Coatings roof coating until all problem areas have been corrected in a manner acceptable to the manufacturer. B. An adhesion test should be conducted with one of these primers to ensure proper adhesion to the existing coating. NOTE: Adhesion to the existing roof substrate depends on the condi tion of any existing coating. C. If priming is necessary, apply one coat of Acrylic Bonding Primer 905 or another suitable American WeatherStar primer at a rate of one gallon per one hundred square feet. Contact American WeatherStar for more details COATING APPLICATION A. Examine substrate to receive roof coating. Do not proceed with installation of WeatherStar Coatings until unsatisfactory conditions have been corrected. The existing coating and repaired polyurethane foam shall be dry and free of contaminants and UV degradation. B. Repair: In areas where the substrate has been damaged such as polyurethane foam with an abraded or ground surface or where loose coating has been removed, apply a base coat by brush or spray to the surface that has been primed with the appropriate American WeatherStar primer coat. C. Repair all blisters, as described above, cracks and splits in foam using polyurethane froth packs. Small areas can be repaired using Acrylic 211 and 4" or 6" Fabric. Please contact WeatherStar Coatings for more information. D. The texture of the foam will influence the amount of coating material required. Coatings shall be applied at a uniform rate as to obtain the minimum dry film thickness specified by the coating manufacturer. E. The coating shall be allowed to cure and be inspected for pinholes, thinly coated areas, uncured areas or other defects. Any defects should be repaired prior to subsequent applications. The base coat shall be free of dirt, dust, wate r, or other contaminants before application of the top coat. F. Subsequent coating, if required, should be applied in a timely manner to insure proper adhesion between coats. ERIC AN WEATHER ST AR.C OM Page 8 of 10
9 G. Protection of building and occupants: All surfaces not to receive system specified shall be protected from overspray hazard, i.e. windows, doors, exterior and vehicles. Protective coverings shall be secured against wind and shall be vented if used in conjunction with applications preventing collection and moisture APPLICATION RATES (30-32 MIL SYSTEM) A. BASE COAT: Apply base coat of Acrylic 211 roof coating at a minimum rate of 1.25 gallons per 100 square feet. Dry film thickness shall be mils. B. INTERMEDIATE COAT: Apply intermediate coat of Acrylic 211 roof coating at a minimum rate of 1.25 gallons per 100 square feet. Dry film thickness shall be mils. C. TOP COAT: Apply a top coat of Acrylic 211 roof coating at a minimum rate of 1.25 gallons per 100 square feet. Dry film thickness shall be mils. D. Each coat must be allowed to dry for hours depending on humidity and temperature. The roof is to be inspected for defects, flaws or holid ays and repaired if necessary. NOTE: Acrylic 211 can be substituted with several of the other American WeatherStar products, call for details and coverage rates. E dry mils found in any location on the roof, exclusive of granules. F. Granules (OPTIONAL) (MANDATORY FOR SYSTEM WARRANTY): An optional granular coat may be added to allow for foot traffic. Apply one coat of Acrylic 211 at the rate of not less than.75 gallon per 100 sq. ft. (5 mils dried material). Immediately broadcast roofing granules into finish coat at the rate of 30 lbs. per 100 sq. ft PONDING A. Known ponding water areas are to be repaired using commonly acceptable roofing practices so as to allow proper drainage of roof area. B. Ponding water areas are a sign of possible mechanical failure in the roof. Water is to be intentionally diverted from ponding areas using accepted roofing practices. Ponded areas which evaporate within 7 days (under 1/2" deep) can be top coated with Silicone 410 to increase water resistance. ERIC AN WEATHER ST AR.C OM Page 9 of 10
10 3.06 RESTRICTIONS / LIMITATIONS This system is to be used only in conjunction with commonly accepted roofing standards but not limited to the following: A. No application of materials shall commence during inclement weather or when precipitation is imminent. B. No materials are to be applied to wet, dirty, or frozen surfaces. C. In conjunction with the final inspection, all debris, containers, materials and equipment are to be properly removed from the job site. Grounds are to be cleaned, undamaged, and acceptable to the owner. D. Reflectivity of coatings may be reduced if roof surface is not cleaned on a regularly scheduled basis. CAUTION: Do not apply within two hours of sunset, rain, fog or freezing temperatures. WeatherStar Coatings must be completely dry before exposing to water or foot traffic. Keep WeatherStar Coatings containers covered when not in use. Dispose of all containers in accordance with state and local environmental regulations. Keep away from children.
