1 Springtree Property Owners Association, Inc. (POA) Architectural Standards followed by the POA Architectural Review Board (ARB) Subject Matter Outline 1. Survey, Scale, Drawings & Photographs 2. Outdoor Barbeques, Fireplaces & Grills 12. Fences 13. Swimming Pools 14. Landscape Plans 15. Approved Paint Colors No building or other structure shall be erected or maintained within Springtree, nor shall any exterior addition to or change or alteration thereof (collectively referred to as alterations in these Architectural Standards) be made until the plans and specifications showing the nature, kind, shape, height, materials and location of the same have been submitted to and approved by the ARB. All exterior alterations must be in harmony with the external design of the community. The location of the alteration will be considered in relation to surrounding structures and topography. The architectural standards and guidelines featured within may not anticipate every circumstance, but they describe the tone and spirit of the community. 1 P age

Survey, Scale Drawings, & Photographs A property survey, drawn to scale, showing the location of existing structures or improvements, any proposed alterations, and the boundaries, setbacks and easements of the property must be included with any application for approval. The survey must show the distance of the proposed alterations from the home and property line. A copy of a license and certificate of insurance for all contractors or sub-contractors that will perform the work must accompany all applications. A graphic description of the proposed alteration and materials must be included in the form of manufacturer s literature and photographs or free hand drawings. The amount of detail should be consistent with the complexity of the alteration. The ARB may request additional information, as necessary to make a decision on the application for approval. 2. Exterior Colors & Materials Exterior colors inharmonious and/or incongruous with the community norm are not permitted. (Refer to Declarations of Protective Covenants and Restrictions, Section 7.2a) All exterior colors must be approved by the ARB. A List of the approved colors are available in Section 14 of these Architectural Standards, from the Management Company, or from the community s website (SpringtreeNews.com). A repainting in the original/current color does not require approval by the ARB if the color was previously approved by the ARB. Any alteration must be constructed using the same or compatible materials as exist in the existing structure. 2 P age
3 3. Exterior Alterations Proposed alterations must be fully described in the architectural plans and specifications for the ARB review. Any alteration must be constructed using the same or compatible materials as exist in the existing structure. The applicant must identify any change in grade or other conditions that will impact drainage. The ARB does not examine plans for potential drainage problems. However, if surrounding properties are to suffer adversely from expected drainage problems, approval of the alteration will be denied. During an alteration, the construction materials are to be stored in a manner minimizing the impairment of views from the neighborhood. Permanent summer kitchens require ARB approval. All Federal, State, County Laws, Regulations and Codes must be complied with. 4. Roofs, Gutters, Downspouts, Windows & Doors The only type of roof permitted is an asphalt shingled roof manufactured by GAF. The style must be TIMBERLINE and the color must be Driftwood. Gutters and downspouts must be approved by the ARB. Gutters and downspouts are to be inconspicuous and must match the trim color of the house. Run off from the downspout or gutter may not be delivered to an adjacent property or to adversely impact the drainage on an adjacent property. Windows may not have a mirrored finish. Security bars on window or doors are prohibited. Doors: Each front door must be white in color. All replacement doors must be approved by the ARB. 5. Air conditioners, Attic fans & Solar panels 3 P age
4 Window and wall air conditioner units are prohibited. Air conditioning units must be screened from view from the roadway. The installation of a ventilator device exhausting to the atmosphere must be approved by the ARB. To the extent practical, ventilators are to be installed on the least visible side of a roof without extending above the ridgeline of the roof and painted to match the color of the roof. Solar panels must be approved by the ARB before installation. 6. Hurricane Panels & Shutters Exterior Bahama shutters, metal fold down awnings and canopies are inconsistent with the harmony and conformity standards of Springtree and are not allowed. Approved hurricane shutters shall not be installed or closed, as applicable, before the issuance of a hurricane watch by the National Hurricane Center encompassing the Springtree location, and shall be removed no later than seven (7) days after the cessation of a hurricane watch or warning for same. Temporary panels or permanent shutters are not to be installed for security purposes. 7. Garages, Driveways, Walkways & Exterior Lighting Any alteration to existing driveways must be approved by the ARB. Painting and or texturizing of driveways or walkways must be approved by the ARB, using an approved paint color. Asphalt driveways and walkways are not allowed. All exterior lighting is to be detailed on the request for architectural approval. Coach Lights, if replaced must be white and similar in size and shape of originals. Exterior lighting is allowed, provided a nuisance is not created for surrounding property owners. 4 P age
5 Garage Doors: If replaced, garage doors must be aluminum with raised panels and without windows. The color of the garage doors must be the approved white trim color. 8. Antennae, Flagpoles, Signs & Mailboxes Television, radio, or other electronic antennae must be approved by the ARB. A free standing flag pole limited to the display of the American flag, the official state flag of Florida, or a United States Military flag is allowed subject to the restrictions in Chapter 720, Florida Statutes, and subject to placement and design restrictions provided by the ARB. A decorative flag may be flown from the house with prior ARB approval. One satellite dish is allowed subject to placement approval by the ARC. When possible, all exterior antennae or aerials shall be placed in the rear or side yard, in such a manner as to be as unobtrusive as possible. 1 Satellite dish antennas may be mounted on the exterior wall or roof of the residence, when practical in the rear ½ portion of the residence. When attached to the exterior wall of the home, the dish should be mounted no lower than seven (7) feet from the ground. When mounted on the roof of the home, the dish should be mounted no further than five (5) feet from the perimeter edge of the roof. No ground or pole mounting will be allowed, except as may be necessary to receive an acceptable signal, in accordance with law. All signs are prohibited. Mailboxes and supporting post must be of identical design and painted Rustoleum Professional Forest Green. 6 9. Patios, Screen Enclosures, Lanais & Decks All enclosures must be approved by the ARB prior to installation All screening and screen enclosures shall be constructed of white anodized aluminum. Front screen enclosure applications shall include a detailed drawing of the construction. 10. Play Equipment, Decorative Objects & Ancillary Structures Playground type equipment and playhouses require ARB approval prior to installation and must be placed to the rear of the property subject to the location and screening requirements of the ARB. Decorative objects including sculptures, birdbaths and fountains on the street side of any lot require prior approval of the ARB. No doghouses, tree houses, or similar structures are allowed anywhere on the lot. No offensive objects may be displayed. This will be determined at the sole discretion of the ARB. Seasonal decorations must be removed 10 days after the holiday. Storage sheds may be installed as long as they are below the top of the fence and cannot be seen. 11. Barbeques, Fireplaces & Grills Permanent barbeque, fireplaces/fire pits and grills must be approved by the ARB. The top of any barbeque, fireplace, or fire pit cannot exceed six feet in height. Appropriate landscaping is encouraged to soften the visual impact of these subject items. 12. Fences All fences must be approved by the ARB. Proposed fences must be shown to scale on a survey submitted to the ARB. Fences must maintain uniformity and aesthetic quality of the development. (Refer to Declarations of protective covenants and restrictions 7.2a) Chain link fences or similar metal fences are not allowed on any lot. Only white, three foot high anodized aluminum fences are allowed on lakeside lots. 6 P age
7 Only aluminum, vinyl, and wooden, stockade type fences are permitted for those lots not located around the lake. The fence cannot be higher than 6 feet. The color must be approved by the ARB. Vinyl and aluminum fences must be white only. Masonry walls are prohibited. Fences along the sides of the house shall not extend to obstruct the adjacent lot owner s ingress and egress. Fencing of the front yard of the house is not allowed. 13. Swimming Pools Any proposed pool, spa, or hot tub must be approved by the ARB Only in-ground pools are allowed. Pool equipment such as water heater and pumps shall be screened from view of the street and adjacent properties. 14. Landscaping & Wells Any changes to a lot s current landscaping must be approved by the ARB. A plan showing the location and type of planting are to be indicated on a survey of the property and submitted with the application. No shrubs or trees are permitted in the roadside portion of the property. The original developer s planting bed may be utilized for individual landscape preferences and not exceed 15% of the total front yard square footage. Plantings around the base of the mailboxes are allowed but must not exceed 18 inches high. Lakeside lots may not have any vegetation over three feet high that may obstruct the lake view. Private wells must be approved by the ARB. 7 P age
