2 BEHIND THE SCENES OF A CUSTOM GARAGE: CHECK WITH YOUR TOWN OR MUNICIPALITY Many towns have specific requirements regarding new structures. These requirements may include size and or height restrictions, proximity to wells, septic or wetlands. Zoning permits are the responsibility of the homeowner. DESIGN After assessing your needs and requirements we work together to design the garage of your dreams. Be sure to bring ideas, drawings, pictures and measurements you might have. It is also a good idea of your project budget. PLANS FOR PERMITTING Once a design is agreed upon, Garden Time will work to create the plans required for your permitting process. SCHEDULE CONSTRUCTION Many projects involve coordination for site prep, building, delivery & installation. Once a permit is in place, we begin scheduling the project. SITE PREP AND FOUNDATION WORK A level site and foundation is required for all of our buildings with many of our larger buildings requiring concrete work. BUILDING YOUR GARAGE Your building is constructed in a climate controlled, state of the art facility. Walls are framed, trim and plywood are pre-cut, all painted components are prepared in a paint booth, and all openings for doors and windows are prepared. All components are then packed & shrink wrapped in preparation for delivery. ASSEMBLY OF YOUR GARAGE Your garage kit is delivered and a build crew typically assembles the garage in two to four days. The slab is poured thicker at the edges to form an integral footing; reinforcing rods strengthen the thickened edge. The slab normally rests on a bed of crushed gravel to improve drainage. Casting a wire mesh in the concrete reduces the chances of cracking. Its surface is 100% clear and free of patches and repairs. It's easy to paint and can withstand exposure to the elements. DuraTemp is manufactured with a strong plywood veneer inner core that is made of western softwood veneer and a fully water resistant (NAUF) phenolic resin. The surface is a tough hardboard face that won't split, crack or check while the plywood core is easy to handle and install yet stronger then most other siding products. Unlike vinyl and cement siding, DuraTemp siding is made from real wood, an environmentally friendly renewable resource. LP SmartSide-Lap Siding is engineered to compete with fiber cement siding but offers several additional advantages. Compared with fiber cement like HardiBoard, SmartSide is much lighter in weight, is not as brittle under impact and does not contain silica dust. SmartSide does not attract termites and resists fungal issues. Available in Select Series. Price is determined by the size of your building and accommodates up to 6 out of level. We use 3/4 crushed stone to lay a 4 deep pad that extends one foot beyond all side walls. This will ensure better drainage around the shed. Sites more than 6 out of level are subject to additional charges to cover the cost of stone. Even a challenging site will be prepared by our experienced staff If any additional charges are needed they will be submitted for your approval first. A level site is the most critical requirement for years of service and enjoyment of your shed. 1. Stake out your site (a stake at each corner 2' longer and wider than the building size) 2. Attach a string to the bottom of the stake that is at the highest elevation. 3. Attach level to string and tie string and make string level. Tie to stake at lowest elevation. Measure the distance from the string to the ground. This will tell you how much out of level your ground is. Anchors Are Required in Some Areas Kits Available Set of 4 Anchors $80 Do I Need a Permit? Every town has different requirements. It is the customer s responsibility to obtain all necessary permits. Garden Time will gladly provide any building specs necessary. 9 ABOUT DELIVERY Most deliveries are done with a full size truck and a 20 trailer. Our drivers will always assess your site to decide on the best way to access it. Typically we will back onto your carefully prepared site and slide the shed off the rear of the trailer. Once your building has been unloaded, our driver will be sure the shed is situated properly on your pad, making sure all doors and windows work properly. SITE ACCESSIBILITY Height Requirements: Our delivery team requires 14 high clearance to access your site. Please consider any existing overhangs, overhead branches & wires within the path the delivery truck will take. Width Requirements: Our trailer is 8 6 and we require 2-4 wider then your building for clearance. An 8 wide building requires a drivable path of 10 W & 14 H Friendly Reminders: Be sure all obstacles are removed before we arrive. Make sure the ground is firm enough to support our delivery vehicle. Please consider a location free of rock, ledge, stumps, large roots, wires and pipes. Advise Garden Time as to where you would like us to place any excavated material. If you are not planning on being home for delivery, please be sure to mark where your building will go with the provided flags. Final payment is due upon delivery. We expect to complete all regular free deliveries within 45 minutes. TRUCK TRAILER SITE We Schedule Your Delivery Rain or Shine* In the event of squishy, muddy conditions, you may wish to reschedule delivery to prevent getting stuck or creating ruts in your yard. * In NY If you have any concerns about accessibility please contact one of our sales staff to Schedule a Site Check. Free Delivery We offer FREE DELIVERY on orders over $1,500 within 50 miles of any of our four sales locations! If you are further then 50 miles, the first 50 miles is free and a charge of $5 per mile one-way is charged for every additional mile. If your order is under $1,500 we charge a fee of $75 plus $5 per mile one-way. Limited Site Access If your site has limited access, additional equipment may be required at an additional cost.
