1 TO ALL PROSPECTIVE BIDDERS: ADDENDUM #1 SUBJECT: IFB # \ Science Labs Conversions Luther Jackson Middle School, Falls Church, VA BID DUE DATE: May 17, 2017 May 15, 2017 THIS ADDENDUM IS SUPPLEMENTARY TO THE PLANS AND SPECIFICATIONS FOR THE SUBJECT REQUIREMENT. ALL CHANGES, ADDITIONS, AND DELETIONS SHALL BECOME PART OF THE CONTRACT AS IF ORIGINALLY CALLED FOR IN THE SPECIFICATIONS. 1. The following are Pre-Bid Questions and Answers: Q1. Please confirm that the casework is to have Chemsurf laminate exteriors per specification 12304, 203 B, 5. It refers to exposed cabinet surfaces in combination Chemistry / Biology Science Labs. A1. At the Pre-Bid meeting Contractors were directed to contract with Paragon Casework in order to save time. See Pre-Bid Conference Agenda. Q2. Section of the specifications calls for a full time, on site Project Manager solely dedicated to the project. This section further requires two (2) full time Superintendents and multiple work shifts. Please confirm that an onsite Project Manager is not required, that 2 nd shift work is to be performed at the discretion of the Contractor, and thusly that a single full time Superintendent is sufficient. A2. A Project Manager is required although not located at the project site. Section requires two shift for part or all of the project as there might be some of the work that will need to be performed after hours. Second shift work is at the discretion of the contractor or as requested by FCPS. A single full time superintendent is sufficient for first and second shift if required. Q3. Please confirm that contrary to Section 01010(C), existing power and water within the building will be available for Contractor use and that the Contractor will not be responsible for providing or paying for temporary utilities. A3. Disregard Section 01010(C) parag A. 3.

2 Q4. The plumbing drawings show multiple new penetrations of the existing roof (sanitary roof vents). Please provide information regarding the existing roof s composition and warranty status. A4. Roofing is under two years warranty and roof vents penetrations shall be performed by Interstate Corporation to maintain warranty, contact Perry Cho (240) perry@icroof,com. Q5. New Work Note #14 on sheet A-1 indicates that new wood locker bases are to be finished with bullnose ceramic tile, however no specification has been provided. Please advice. A5. The Contractor will have to match the existing bullnose C.T. base in profile and color the best way possible. Q6. Sheet A-1 calls for new metal lockers and associated filler panels, however no metal lockers specification has been provided. Please clarify. A6. The Contractor will have to match existing lockers. Contractor can reuse removed lockers and shall provide additional lockers, fillers and accessories to match adjacent existing lockers. Q7. Please confirm that the existing sprinkler system is constructed from PVC material (specifications and drawings are silent regarding material) A7. Yes. Q8. The PVC sprinklers require 24 hours to cure before pressure can be restored. Please advice on the fire watch requirements during this period. A8. Fire watch to be provided by Contractor if required. Q9. Sheet A-1, detail 4: The existing door frames do not wrap the masonry partitions. The detail actually provides a bull nose on either side of the door and a chamfer at the header (see attached image). Please advice on the desired detailing. A9. Masonry partitions door frames shall be wrap-around frames. Q10. The door veneers/stain vary from room to room as do the hardware finishes. It appears most of the doors are birch, but the staining varies. Is the preference field stained or factory stained? Also the door hardware varies from antique brass, to satin brass, to satin chrome. Please advice on preference. A10. See specs for door and hardware finish.

3 Q11. A-1/E-2: The electrical drawing shows the new panel being installed where a new tack board is scheduled. A11. Delete tack board. Q12. A-1 Note 14: The existing tile base does not have a close match still in production. A similar issue appears at the bull nosed tiles which surround the door frames. Please advice on intent. A12. Intent is to match as close as possible. Q13. A-1 Note 6: The existing floors have blue boarder tile around the perimeter. By shifting the partitions per the new work, this boarder will occur randomly in the middle of rooms. Is the expectation of this note that the blue perimeter tile will be added along the new partition and the existing blue tile which would remain, be demolished and replaced with field tile? It seems like the flooring scope hasn't fully been developed. A13. Remove blue VCT tile boarder adjacent to partitions to be removed and patch with VCT to match field color. Q14. P-2: What size angle iron is required to be welded to the roof? The existing roof structure appears to be made up of purlins, not bar joists, please confirm detailing. 5 May 10, 2017 Pre-Bid Conference Agenda Luther Jackson MS Convert Classroom to Bio-Chem Lab Introduction of the Project Team Owner / Construction Team Alfredo Basurto (Architect) To Lim (Mech/Plumb) Thanh Pham (Electrical) Jim Nothwehr (Field Rep) Bid Date: May 17, 2017 at 2:00 pm here at Gatehouse Administration Building. General Project Overview: To construct two Science Labs and one Prep Room in existing classrooms. All electrical demolition shall be performed by the electrical contractor. The contractor shall examine drawings and specifications relating to work of all trades and become fully informed as to the extent and character of work required and its relation to all other work in the project prior to submission of bid or prior to start of any construction covered by the drawings and specifications. Before submitting a bid the contractor shall visit the site and examine all adjoining existing building, equipment and space conditions on which his work is in any way dependent, for the best workmanship and operation according to the intent of the drawings and specifications. The Contractor shall verify dimensions and fully inform himself as to the nature and scope of the proposed work and also the conditions under which it is to be conducted. He shall report to the Owner any conditions that in his estimation might preclude him from installing his equipment and work in the manner intended and noted on the drawings and in the specification. Failure to take the above precaution will in no way relieve the contractor from his obligations to provide the material and work as indicated and as specified without additional cost to the Owner or extension of completion time. No work shall be allowed in corridors or in occupied areas during school operating hours. There is currently a fire suppression sprinkler system in operation. Fire suppression and alarms systems must be maintained in operation.

6 In order to save time drawings were provided to Paragon Casework to generate shop drawings and expedite casework fabrication. The selected contractor will contract with Paragon Casework on this portion of the project. Owner Performed Work: Asbestos abatement if encountered FCPS will have it abated by third party. ACM assessment will be in addendum 1 for information only. The owner will provide the building permit in the contractor s name, but the contractor will be required to provide all trade permits. Product Substitutions (10 days prior approvals should already be submitted). Were due by Friday May 5, There are no approved Substitutions. We will have our onsite representative available on May 12 at 10:00 a.m. should any one request an escort they can reach Jim Nothwehr at Addenda It shall be the contractor s responsibility to ensure they have received all the addenda. There are no addenda currently. This meeting will be part of the 1st addendum. Allowances See spec 01020, currently it is at $20,000 Sub-Contractors The General Contractor will confirm that all required sub-contractors have the proper bonds. Any bid received with a sub-contractor that cannot provide the proper bond may be considered a non-responsive bidder. Several sub-contractors have minimum/ bonding requirements listed in the specifications, only provide sub-contractors that meet those requirements. Within 48 hours of the bid opening the apparent 3 lowest bidders will need to submit a list of subcontractors (section 00300) only one subcontractor per trade per section shall be listed! 7 We may provide a letter of intent to award. All contract revision, prior to bid, shall be made by addenda ONLY. All bid related questions shall be made in writing to Alfredo Basurto, Fairfax County Public Schools at avbasurto@fcps.edu Deadline for Contractor questions is Friday May 12, 3:30 pm. Any questions after the 12 th may or may not be responded to. Only contract changes will be issued in an addendum. Response to questions asked at the Pre-Bid meeting Q1. Will we have to turn up existing sprinkler heads during construction? A1. No, plan on heads not being turned up. Q2. How is new fan coil controlled? A2. New fan coil is locally controlled, leave on thermostat as shown on plan.
