A building permit application for the existing wood deck has been submitted. Comments for Committee of Adjustment Staff and Applicant: During a meeting held June 13 th between the Applicants and Leo Grellette variance number 4 was identified and a new sketch was added to this application however the Applicants did not mention the further encroachment of the stairs. Sketch was revised June 18, 2013 to show variance number 5 however Section 5.1 of this application was not revised. Conditions of Approval: 1. A building permit must be issued for the existing wood deck. Please note these comments are based on a review of the documentation supplied with this application. Other non-conformities may be identified at a later date.

The subject lands are also designated Low-Rise Residential by the new City of Vaughan Official Plan 2010, which is subject to approval from the Ontario Municipal Board. The proposal conforms to the policies of the Official Plan. The Development Planning Department conducted a site visit with photo documentation on June 26, The subject lands are developed with a two-storey single detached dwelling located on the northwest side of Beaverbrook Crescent. The Development Planning Department has no objections to the location of the proposed pool. The rear yard is fully enclosed by an existing 1.8m privacy fence with self-latching gates. The shed, as-built, is screened appropriately by coniferous landscaping and an existing privacy fence. The Development Planning Department is of the opinion that the existing shed presents little to no visual impact on adjacent properties. The Development Planning Department has no concerns with the existing location of the deck and deck stairs. Accordingly, the Development Planning Department is of the opinion that the proposal is minor in nature, meets the intent of the Zoning By-law, and is desirable for the appropriate development of the land. We have reviewed the proposed Variance Application and have no objections to its approval, subject to the following comments (attached below). We have reviewed the proposed Variance Application and have the following concerns (attached below). PowerStream has received and reviewed the proposed Variance Application. This review, however, does not imply any approval of the project or plan. All proposed billboards, signs, and other structures associated with the project or plan must maintain minimum clearances to the existing overhead or underground electrical distribution system as specified by the applicable standards, codes and acts referenced. In the event that construction commences, and the clearance between any component of the work/structure and the adjacent existing overhead and underground electrical distribution system violates the Occupational Health and Safety Act, the customer will be responsible for 100% of the costs associated with PowerStream making the work area safe. All construction work will be required to stop until the safe limits of approach can be established. In the event construction is completed, and the clearance between the constructed structure and the adjacent existing overhead and underground electrical distribution system violates the any of applicable standards, acts or codes referenced, the customer will be responsible for 100% of PowerStream s cost for any relocation work.
