GCCM-R-1 GENERAL CONTRACOR/CONSTRUCTION MANAGER REQUIREMENTS: Replace Instruction To Bidders with attached Instruction To Bidders. Only change to this document is; replace BlueCross BlueShield MT HQ Building with Robert Peccia & Associates Headquarters Building on the Bid Form. Paragraph noted below for clarification. I have received and fully reviewed the Contract Documents for the Robert Peccia & Associates Headquarters Building. I have also received Addenda Nos., and have included their provisions in my Bid. 2 INSTRUCTIONS TO BIDDERS Robert Peccia & Associates Bid Submission Bids, signed and dated, will be received at the office of Dick Anderson Construction at 3424 HWY 12 East, Helena, MT on September 28 th, 2016 at 2:00 p.m. Bids submitted after the noted time may be rejected. All bid delivery systems are acceptable ( , fax, etc.). Bids will not be public. Forward all bidding questions to: Regan Meredith: Austin Walker: Bids must be submitted on the enclosed bid form in order to be considered. Bidder s typical quotation form and exclusions are acceptable in addition the attached Bid Form. Include all required information on the bid form including: name of company bidding, specification Division or Section number and title, acknowledgement of; addendums and project schedule, fill in bid amount numerically and in writing, and sign. Bids must be signed by an individual or officer of the company with the authority to execute contracts. Bid bonds are not required. However, each bid form must include Alternate 0; the cost for the Bidder to furnish 100% Performance and 100% Labor and Material Payment Bond, see Alternates below. It will be at the discretion of Dick Anderson Construction, inc. whether or not successful Bidder will be required to furnish these performance and payment bonds. Each subcontract will be awarded on the basis of the bid that is in the best interests of the owner, and on the basis of the base bid and/or alternate bids which best serves the interest of the Owner. All bids may be rejected. The Owner reserves the right to waive any informality which does not affect the substance of a bid. Bids must remain valid for at least 45 calendar days beyond the bid date. Robert Peccia and Associated will be selecting all subcontractors that are in their best interests. The Construction Documents will be available to invited contractors upon request at the Builder Exchange in Great Falls, Bozeman, Helena, Missoula, Butte, Kalispell, and Billings. Contractors and Materials Suppliers may also obtain the Construction Documents digitally for no cost from Dick Anderson Construction, Inc. (Helena) or the Montana Exchanges. Hard Copies can be obtained at the Bidders own expense from the Exchanges and Helena Blueprints. For questions regarding plans, please Michelle Haider with Dick Anderson Construction at mhaider@daconstruction.com Project Description This project consists of the construction of a new 23,000 SF office building, attached 3,000 SF garage, and associated site to serve as new Headquarters for Robert Peccia & Associates. The location of the new Headquarters Building is; 3147 Saddle Dr. Helena, MT

3 The Building will be LEED accredited and must comply with LEED 2009 requirements as defined in the construction documents. The requirement of this project is to achieve LEED Certified certification. See and specifications for specific requirements. Schedule The Project is currently under construction with Building Foundation, Sitework, Mechanical, and Electrical under contract. Project commencement date was 8/15/2016. Total project duration is 11.5 months and is scheduled to be complete no later than 7/31/2017. Contracts are schedule to be awarded in October. Mobilization will be immediate for several trades upon execution of Agreement. Schedule will be available via upcoming addendum. Payments, and Lien Releases In accordance with Montana State Law a 5% retainage will be withheld from each payment made to the Construction Manager until the date of substantial completion of the project. Therefore, the Construction Manager will withhold a 5% retainage on all Subcontractors until substantial completion. Lien releases will be required from the Construction Manager and all Subcontractors and suppliers as proof that materials and labor obligations have been honored, prior to release of monthly payments from the owner. Liquidated Damages Liquidated Damage Penalty for not meeting the project schedule will be assessed at $500/calendar day. Schedule will be available via upcoming addendum. See Subcontractor Contract Sample included herein, for terms. Alternates Additive Alternate Bid Item #0 - Bidder will furnish Performance and Labor & Material Payment Bonds for 100% of the total Base Bid price. Additive Alternate Bid Item #1 - Provide and Install Exterior Aluminum Window Sunshades: Additive Alternate Bid Item #2 - Provide and Install Window and Wall Sills in lieu of MDF sills: Additive Alternate Bid Item #3 - VAV Controls and Occupancy Sensors (See Mechanical Drawings) Deductive Alternate Bid Item #1 - Delete North Deck above Lobby Roof
