1 ACC Permit Guidelines All new construction or updates must match pre-existing construction in regard to color, materials, and aesthetic appeal and have a properly issued ACC permit. ADDITION TO RESIDENCES 1. All new materials are to match the existing residence in every way possible, including the type of windows, type and texture of siding, and paint colors. 2. Roofing materials are to match as close as possible. If roof materials cannot be matched, the ACC recommends re-roofing the entire residence. 3. Any addition or remodeling must conform to the currents codes and ACC Standards; color samples or a photo of the residence must be presented with the application. COLORS 1. Colors should be those that complement the surrounding area and should lend to earth tones so as to blend in with the rustic, woodland setting of Bella Vista Village. The theme is best accomplished by use of: *Earth colors such as browns, greens, earth reds, and grays, or shades thereof. *Samples of any proposed color must be submitted for ACC approval. DECKS 1. Staining, painting, or weather-sealing of decks is recommended to alleviate mildew, sun bleaching, and weather rot. 2. Deck additions should match existing decks with materials and configuration, and be approved by the ACC. DOCKS/BOAT HOUSES 1. Materials used should match the residence as close as possible. 2. Roofing materials should match the residence when a covered boat dock is installed. 3. No treated wood to stand in lake water. Heart of redwood, cypress or cedar are acceptable. Treated lumber may be used for railings and decking. 4. Skirting must be of redwood or cedar. 5. Flotation may be encapsulated Styrofoam. No barrels or pontoons for flotation are allowed. 6. Boathouses and storage facilities are to match residences to the greatest extent possible including roofing, siding, paint and trims color. **Also, see STRUCTURES ON UNIMPROVED LOTS ENCLOSING CARPORTS/GARAGES TO LIVING SPACE 1. Carports may be enclosed into a garage or for a room addition provided the materials proposed match the existing residence and the plans are approved by the ACC.

2 2. A covered parking area or a garage shall still be required.

3 FENCES 1. Any portion of a fence facing a street must be approved fencing. Examples of appropriate styles or designs that may be considered--include but are limited to--privacy and picket, split rail, post and rail, wrought iron, and decorative masonry pillars. 2. Finished surface shall face outward from property. Posts/support beams shall be inside the finished surface or designed to be an integral part of finished surface. 3. Side and rear yards (not facing a street) may have chain link, picket, split rail, post and rail, or 6 0 privacy fence. Screening fences may not exceed 8 0 in height. Chain link fences cannot exceed 5 0 in height. All height dimensions are measured following the natural contour of the ground. 4. Approved front yard fences and fencing may be erected adjacent to or within a required front yard setback, provided such fences shall be not more than thirty six (36) inches in height following the natural contour of the ground. Front yard means the area extending across the full width of a lot located between the street line and the principal entrance, or containing the approach, to the primary building or structure located on said lot. 5. Chain link fences on the lake front or the golf front of the property must be galvanized aluminum with vinyl coating and must remain 20 0 from property line. 6. Wire fences are not permitted. Lattice material is not permitted for screening boats, trailers, RVs, etc. White vinyl fencing is not permitted. 7. To maintain the aesthetic feel of the particular lot(s) upon which the fence or fencing will be constructed, the ACC reserves the right to limit the purpose as well as the location and material of fences and fencing. GARAGES/SHEDS/OUTBUILDINGS 1. Outbuildings/accessory buildings such as a garage, servants quarters or guest house, shall be permitted on lots upon which a single family detached structure has been constructed or is under construction, provided the building(s) is occupied by servants employed on the premises, or by guests, and are not occupied otherwise as rental units by non-servant or non-guest occupants, and provided the ACC shall approve the design, plans, specifications, location, etc. of such buildings. 2. Such structures must match the existing residence as to siding, shingles, paint and trim colors, and architectural style. Color samples or a photo of the residence must be presented with the application. 3. Metal, plastic, and Rubbermaid-type sheds are not approved. **Also, see STRUCTURES ON UNIMPROVED LOTS PAINT 1. Painting must comply with approved colors names in Colors section: Earth colors such as browns, greens, earth reds, and grays, or shades thereof. 2. Two-tone painting of residences is preferred. 3. Foundation paint color must match the residence. 4. Outbuildings/sheds must be repainted to match the residence. 5. Samples of any proposed color must be submitted for ACC approval.

4 ROOFING 1. Wood or shake shingles and asphalt shingles in earth tone colors are acceptable. 2. Metal roof standards are H-Lock, standing seam, or other designs that lend to a seamless appearance. 3. White roofs are not permitted. STRUCTURES ON UNIMPROVED LOTS 1. For garages/sheds/outbuildings/docks/boathouses or other structures built on an unimproved lot the owners(s) shall execute and acknowledgement of the requirement that if the ownership of the two contiguous lots shall cease being common ownership for any reason, the outbuilding or other structures located on the lot on which there is no residence shall be removed at the owner s expense and the lot restored to its former natural condition insofar as possible. 2. The acknowledgement shall be in a form (Covenant 15) as required by the ACC. 3. The form will be notarized and must be recorded at the County Clerk s Office. 4. Upon receipt of the recorded Covenant 15 form, the ACC will issue the building permit.
