1 ANNEXURE A Architectural Design Guidelines Zandwyk Industrial Park

2 1. INTRODUCTION It is the intention of this document to act as an aesthetic guideline to all Property owners in the design and development of their industrial properties. Due to the sensitive nature of the entrance to Paarl and the visual impact from the N1, it is extremely important that there be a consistency of architectural style and use of building materials throughout the development. The design philosophy is to promote flexibility in design contained within the parameters of this document, while remaining sensitive to the character of the surrounding landscape. The aim is for Architects and designers to have FUN while designing. These architectural guidelines serve purely as guidelines and are not to be read as an exhaustive statement of rules and regulations. On this basis, the Aesthetics Committee is authorised to interpret the provisions of the guidelines and consider minor departures in the interest of all property owners. 2. DEVELOPMENT OF THE ARCHITECTURAL LANGUAGE In formulating the architectural language for ZANDWYK PARK, it is essential to be sensitive to the existing agricultural environment as well as the entrance to Paarl. The architectural language will be an interpretation of CAPE FARM style architecture into light industrial architecture without loosing the human scale of typical Cape farm yard architecture. 3. AESTHETIC STANDARDS AND APPROVAL These guidelines have been formulated as a reference to Property Owners and will also be used for the evaluation of all architectural building plans with regard to aesthetics. Jan Hanekom Partnership will be the Principal Architects to the Zandwyk park. The requirements of this document are in addition to criteria used for building plan approval by the Local Authority as well as the National Building Regulations. Submission of building plans for aesthetic approval, will be evaluated by a panel of Architects/Professionals (Aesthetics Committee) appointed by the developer (independently from the Local Authority) in order to retain continuity and harmony throughout the development. Approval will be granted if, in the opinion of the committee, the design successfully communicates the desired architectural language and character of the development. Two full sets of working drawings, including a 1:200 site layout are to be handed in at the JHP offices or the ZANDWYK PARK Property Owners Association office. A

3 scrutiny fee of R is payable to the POA on submission. Plans that have not been approved have to be corrected and resubmitted for approval. These amendments will be scrutinised at no additional cost. Variations to approved plans will be treated in the same manner as new plans, with a scrutiny fee of R payable upon submission. The Local Authority will only approve a plan that has been approved by the Property Owners Association Aesthetics Committee, by means of an official stamp of Approval. Building work may only commence once the POA and Local Authority have approved The plans. The POA Aesthetics Committee reserves the right to amend these guidelines from time to time in the interest of the Zandwyk park development. 4. BUILDING LINES, COVERAGE AND CONDITIONS 4.1 Building Lines: Street Boundary: Set back line: Side boundaries: Rear boundary: minimum 5m 8m from centre of the street 2m 1m 4.2 Coverage: maximum 75% 4.3 Floor Factor: maximum 1,5 4.4 Parking Bays: 1 bay per 200 sqm of floor area 5. HEIGHT RESTRICTIONS No portion of the building is to exceed the height of 10m above the finished ground floor level. The finished ground floor level is to be a maximum of 150mm above the highest point of natural ground level measured against the external wall of the building. Heights are to be kept to the minimum and the building fitted comfortably into the natural contours and orientation of the site and in relation to adjacent erven.

4 6. FLOOR PLAN FOOTPRINTS The footprint of the building can be one, non-fragmented, form or comprise of a main building surrounded by smaller out buildings. Stores and out buildings are therefore to form a courtyard or werf within the grouping of structures on the site. 7. EXTERNAL WALLS 7.1 Walls to be plastered and painted. Stone can be used as a plinth up to floor level only. Walls may be clad with IBR with a solid plastered and painted plinth wall 1200mm high. 7.2 Specific Exclusions: Decorative plaster (Spanish or heavily textured). Face brick. Highly reflective finishes. The above exclusions serve as an example only. There may be other exclusions, which at the discretion of the Aesthetics Committee, may be ruled out. 7.3 Wall Colours: Walls and plaster mouldings colours must be as per colour chart The Architect will assist in this regard. (Attachment A) Colour samples and specifications to exterior of buildings must be submitted to the Aesthetics Committee for approval prior to painting. (second phase approval). 7.4 Gable Walls: Parapet type gable walls must be between 17 and 25 degrees. This allows for most portal framed structures.

5 8. WINDOWS, SHUTTERS AND DOORS 8.1 Materials: Choice of materials must be consistent in design and colour throughout the building. All doors and windows are to be standard catalogue steel, timber or aluminium. Use of stained glass and sand blasted glass is permitted. Colour: charcoal, natural timber, bronze or brown Specific Exclusions: Reflective glazing. Mirror glass Black frames 8.2 Form and Elements: Front doors are to be generally plain in detail with iron-mongery to match. Large and small paned windows are to have vertical proportions. Tinted or sand blasted details or features on any doors or windows are to be approved by aesthetics committee before manufacture and/or installation Specific Exclusions: Decorative doors Glass blocks Elaborate front doors 8.3 Shutters: The use of shutters, are encouraged as they enhance the human scale sought after in the Cape farm yard context. Working and fake shutters may be used in the design. If shutters are used, they must be framed and planked, either vertical or horizontal. 9. ARCHITECTURAL COMPONENTS 9.1 Verandas: Painted steel posts with diagonal corner brackets. No Fretwork or other details may be added. Roofs are to be the Victorian profile CHROMADEK, colour charcoal.

6 9.2 Pergolas and Carports: Rectangular section steel pergolas on 100x100mm steel posts or galvanized steel (painted) columns are permitted. Tan or Stone coloured shade cloth awnings are permitted to underside of pergolas. Pergola may extend to maximum 4500mm measured from wall of building. Steel frames may be covered with tightly packed bluegum latte Specific Exclusions: Round timber gum poles Any covering other than specified above Retractable awnings may not be striped or patterned or any colour other than Tan or Stone and must be approved by the Aesthetics Committee. 10. MAIN ROOFS The roof is the most important element in the entire ZANDWYK PARK Development as it provides the unity, harmony and consistency of the architectural whole Materials: The roof sheets chosen to represent the architectural language of ZANDWYK PARK are CHROMADEK long span Victorian profile and/or IBR roof sheets Form: Colour: Charcoal The roof must be as plain as possible, no hips will be permitted. End of roof must terminate in the form of a gable. Valleys are permitted in adjoining roofs Eaves Overhangs are to be restricted to 300mm Pitch: All gable ends must be 17 to 25 degrees. Lean-to and verandas roof should be 15 degrees.

7 10.4 Rain Water Goods: Charcoal Epoxy Coated watertite Aluminium Gutters or concealed gutters. PVC down-pipes must be painted to match the wall colour. 11. BOUNDARY WALLS AND FENCES 11.1 Materials: Plastered and painted masonry walls with plaster bands only, no elaborate details will be permitted. Plastered and painted masonry plinth wall with vertical galvanised and painted steel palisade fence as per standard detail (colour: charcoal) Colour: (to match building) 11.3 Specific Exclusions: Barbed wire Diamond-mesh fencing Face brick Steel fence other than specified or approved by Aesthetic committee Shade cloth Vibre-crete 12. HARD LANDSCAPING 12.1 Paving: This is to match the Brick and cobble paving of the whole development. A mixture of light grey and charcoal Cobbles are to be used as the main body of paving with borders and inlay patterns of matt brown brick pavers Signage: All signage is to be fixed to the main building above or next to the main entrance. All signage must be approved by the Aesthetics committee. (second phase approval) Lighting: Spotlights, floodlights and security lighting will be permitted. Light fitting must be

8 in keeping with the farm house type of architecture as far as possible.
