3 1.0 Introduction KARMA CONSULTANTS provide a bespoke MEP Consultancy, and Project Close Out services for construction projects of all sizes and types. Our service is proudly based around professional expertise and experience of our qualified staff. The business is dedicated to providing straight forward reliable MEP guidance, advice and delivery of a number of essential core services at all stages of a construction project through to expiry of defects liability period, if required; through to whole life care and maintenance services support to FM companies. Our experienced Chartered Professional Engineers are UK trained and with immense Middle East experience. We can offer a flexible range of services to make Clients close out liaison and tasks easier, which in turn allows Client s resources to be re-allocated to other new start Projects. A core deliverable KARMA CONSULTANTS provide, is 3rd Party Commissioning Management and a complete turnkey MEP Operation and Maintenance manual (O&M) service. All Engineering Services and Technical Authoring (TA) is managed directly by Chartered Engineer Partners with combined experience of over 60 years. Many of recent years being dedicated to UAE and Middle East Clients. Our Engineers are vastly experienced in working with Design Team Consultants, Contractors and Facilities Management Organisations which translates into achieving compliant Close Out and Handover for any given Project.

6 5.0 Services Provided The core deliverable services provided by Karma Consultants area as follows. Clients can select individual or combinations as required for each particular set of Project requirements. Third Party Testing & Commissioning (verification and Management); liaison with Client Design Team for agreement of technical tests and requirements. Production of all MEP and building Operating & Training Manuals, with in house Technical Authoring by experienced Chartered Engineers. Close out management of contract deliverables; including spares, warranties, record drawings etc. Close out Management of technical issues including Final Commissioning and Handover Programme, including Client or Civil Defense witness testing, demonstrations, training and acceptance tasks. Civil Defense (CD) approvals, reports & co-ordination of formal documentation for CD. Specialist Close Out reports and provision including TAB services, Acoustic, EMC, CCTV, Snag lists and asset registers. Complete management of Defects liability period (DLP) and hand over to Facilities Maintenance (FM). Outstanding items (snagging) management.

Client: Omniyat, Contractor: Brookfield Multiplex Oberoi Centre, Dubai Hotel & Office tower located at Business Bay in Dubai. Client Representative for Project Closeout ( ). To ensure project was closed out and all Authority approvals obtained, Testing and Commissioning and close out in accordance with specification and Local Authorities. Client: The Oberoi Group, Contractor Al Naboodah Al Ghurair City Expansion Phase II Commissioning Management Services provided by Karma Consultants personnel.

9 Cleveland Clinic Abu Dhabi Karma Consultants personnel tasked with reviewing installation to ensure compliance with specification and Commissioning Management Services. Client: Mubadala. Dubai Tram Project Dubai s flagship Tram Project covering stations and Depots. Karma personnel involved with Commissioning Management Services preparation of O&M Manuals for Main Contractor Karma Consultants tasked with preparing O&M Manuals for 3 separate MEP Contractors and all specialists including Architectural and Fabric.
