It is of concrete masonry construction with brick veneer / pre-cast concrete panels masonry addition consists of a carpentry / garage and music rooms in the north - east wing of the building. Two small additions consist of south - east entrance corridor and room 12 at the south - west corner of the main building. Two portables containing classroom and library were added to the south end of the school. Staff washrooms, administration offices and south corridor were renovated in. Structural Summary: Original construction and 1973 addition concrete foundation and masonry superstructure are generally in acceptable condition, with no areas of concern. Past settlement at gym slab patched with further settlement to be monitored. Envelope Summary: The envelope components consisting of: concrete masonry walls, aluminum windows; newer SBS roof membrane generally in acceptable condition. Ladder access to upper roof is recommended. Exterior doors and the overhead door in the shop - garage are past theoretical design life. Interior Summary: Interior components are in generally good condition. Some floor areas finished with VA tile, some doors, millwork in marginal condition. Some chalkboards, wood paneling, wood floor finish in the gym, VA tiles in the classrooms and paint finish on the 1973 garage concrete floor - all are past their theoretical design life. Spray-on acoustical ceiling treatment in gym needs to be removed due to presence of asbestos, as recommended by the April 24 Hazardous Materials Assessment. Barrier free access to stage recommended. Mechanical Summary: Mechanical installation is in poor condition. Typically forced air ventilation system to classrooms. sewer, water, and gas services connected to municipal services in street and plumbing fixtures. Mechanical heating and ventilation furnaces and exhaust fans need to be replaced along with roof top mounted HVAC unit, janitor sink, and some plumbing lines.
