The architectural review is directed toward review and approval of site planning, appearance and aesthetics. None of the foregoing assumes any responsibility regarding design or construction, including, without limitation, the structural integrity, mechanical or electrical design, methods of construction, or technical suitability of materials. 4 Page 2 INSTRUCTIONS FOR REQUEST FOR MODIFICATION (Please read the instructions on this page carefully) Princeton Crossing Subdivision utilizes a complete package application procedure. The application is considered complete when all required documentation and fees have been received. If your application is incomplete or if you do not enclose the required fee, your application will be returned unprocessed. 1. For minor modifications, submit a drawing, product brochure or description of the planned addition. 2. For moderate or major modifications, please enclose two copies for the following with your request: A) A site plan, to scale, showing exact location of modification being requested in relation to your property lines. A State of Georgia registered survey plat clearly showing property lines, existing improvements and proposed modification(s). Please show exact location of modification(s) being requested in relation to your property lines. Existing fences, decks, walkways, driveways, etc., should also be indicated. B) A brief description of the modification, drawings, exterior elevations, floor plan, detail of materials to be used, pictures, catalog pages, brochures, or color samples must be included. 3. It is recommended that homeowners check with the appropriate Building & Inspections Department to obtain necessary permits and building code information. 4. Please try to print legibly in black ink. 4. Give your complete legal name. 5. Give the address where your evaluation should be mailed. 6. A review fee, of $50, for request for modification must accompany this application. This fee may be paid by either personal check, money order, or cashiers check made payable to Princeton Crossing Homeowners Association, LLC. 5 Page 3 Princeton Crossing Architectural Design Standards Guideline No.1 1. Submission of a Form for a patio is not required if: (i) The patio is located in the rear yard and does not extend beyond sidelines of the house and does not extend within 10 feet of side property lines; and (ii) The patio does not exceed 6 inches above ground level at any point. 2. Submission of a Form for a walkway is not required if: (i) The walkway is located in the rear yard; (ii) The walkway does not extend beyond the sidelines of the house and does not extend to within 10 feet of side property lines; and (iii) The walkway does not exceed 4 inches above ground level at any point. 3. A Form must be submitted for patio covers, trellises, permanent seating, railing and other items not enumerated above. Guideline No.2 Exterior Decorative Objects. Front Porch Flower Pots. Lighting. Etc. 1. A Form must be submitted for all exterior decorative objects, both natural and man made, as specified below: (i) Items such as birdbaths, wagon wheels, sculptures, fountains, pools, antennas, flowerpots, freestanding poles of all types; and (ii) Flagpoles and items attached to approved Structures. 2. Except as provided below, a Form must be submitted for all exterior lights or lighting fixtures not included as a part of the original structures. A Form is not required if lights meet the following criteria: (i) Lighting does not exceed 12" in height; and (ii) All lights are low voltage (maximum 12 volts); white or clear, non glare types and located to cause minimal visual impact on adjacent properties and streets. 3. Front doors and entry area decorations must be tasteful and in keeping with the style and colors of the house. Plants and flowers in pots must always be neat and healthy. Neatly maintained front porch flower pots (maximum of 4) that match exterior color containing evergreens/flowers do not require submission of a form. 4. Objects will be evaluated on criteria such as sitting, proportions, color and appropriateness to surrounding environment. Guideline No.3 Garden Plots 1. A form must be submitted for a garden plot unless all of the following conditions are met: (i) The plot is located behind the house: (i) The size of the plot is limited to 150 square feet or 1/4 of the lot, whichever is smaller; and (ii) The maximum height of plants is 4 feet.

6 Page 4 2. All garden plots must be located behind the rear line of the house with the exception of houses set on lots at angles, and houses on comer lots. These will be considered on an individual basis when a Form is submitted. Guideline No.4 Play Equipment 1. Except for lots adjacent to the lake, corner lots or community property, a Form is not required to be submitted for play equipment if the play equipment is located: (i) Within the extended sidelines of the house; (ii) In the rear yard and within the screened fenced area of the rear of the house, if the yard is fenced; and (iii) Such that it s visual impact on adjacent properties is minimized. 2. A Form must be submitted, however, if the lot is adjacent to the lake, is a corner lot or is adjacent to community property. 3. Metal play equipment, exclusive of wearing surfaces (slide poles, climbing rungs, swing seats, etc.) will generally be required to be painted to blend into the surrounding environment (earth tone colors comparable to dark green or brown). 4. A baseball backstop or similar item is not play equipment and must comply with the fence guidelines. Play House, Tree House 1. A Form must be submitted for construction or installation of all play houses and tree houses. 2. Play houses and tree houses must be located where they will have minimal visual impact on adjacent properties. Materials must match or complement materials of the home. The tree house or play house may not be larger than 100 square feet. Guideline No.5 Basketball Goals 1. A Form is required to be submitted and all of the following requirements must be met: (i) Goal backboard is perpendicular to primary street; (ii) Backboard is clear; (iii) Post is painted black; and 2. If freestanding or portable, one rectangular guideline surrounding the hoop is permissible. Guideline No.6 Private Pools 1. A Form is not required to be submitted for children's portable wading pools that do not exceed 18 inches in depth and whose surface area does not exceed 36 square feet. Any pool above this size requires approval. 2. Above ground pools, other portable wading pools referred to above, are prohibited.

7 Page 5 3. A Form must be submitted for all in ground pools. The following guidelines shall be considered: (i) Maximum water surface area not more than 1,000 square feet. (ii) Glaring light sources, which can be seen from neighboring lots, may not be used. (iii) Landscaping enhancement of pool area and screening with landscaping is required. (iv) Appearance, height, and detailing of all retaining walls must be consistent with the architectural character of the house. (v) Some terracing may be acceptable. The preferred fencing for lots with pools or spas consists of a wood privacy or shadow box design with a maximum of 6 feet in height. Hot Tubs and Spas 1. A Form must be submitted for exterior hot tubs/spas; hot tubs/spas must be screened from adjacent properties and streets. Guideline No.7 Fences 1. The original design concept of Princeton Crossing promotes a feeling of open space; therefore, fencing is not generally encouraged. A Form must be submitted for all fencing. 2. Chain link fences are prohibited. 3. All Forms must include the following: (i) Picture or drawing of the fence type. Fence types should generally be wooden privacy fencing or shadow box. (ii) Dimensions. The maximum height is 6 feet. The maximum span between posts shall be 10 feet. The minimum post shall be 4x4 inches and must have a minimum of two 2x4 inch rails per section. (iii) Color. The fence must be natural or painted to match house exterior trim color. (iv) A site plan denoting the location of the fence must accompany the Form. Fences shall not be located closer to any street than the rear of the home. However, on corner lots, the fence shall not be closer to any street than the building line of lot. (v) Crossbeam structure shall not be visible from any street (must face inside toward yard) (vi) A copy of property survey must be submitted with Form. 4. A Form must be submitted for all dog runs. (i) Dog runs must meet all fence guidelines. (ii) If other fencing exists on property, fencing for dog run must be of the same type. Guideline No.8 Exterior Landscaping and Maintenance 1. A Form is not required to be submitted for planting of ornamental trees and shrubbery. However, a Form must be submitted for screen planting (row or cluster style), any property line planting, any major front yard landscaping and for installation of all landscape borders. 2. Each owner is responsible for removal of debris, clipping, etc., from the property line to the center of the street. All planting areas should be properly maintained at all times and after the first frost, all affected material should be removed. At the end of the growing season, all dead plants should be

8 Page 6 removed. It is suggested that the bare earth be covered with pine straw, mulch or similar cover to prevent soil erosion. 3. When a Form is required, it must include a description of the types and sizes of tree or shrubs to be planted and a site plan showing the relationship of plantings to the house and adjacent dwellings, as well as any proposed grading changes. 4. Landscaping should relate to the existing terrain and natural features of the lot, utilizing plant materials native to the Southeastern United States. The amount and character of the landscaping must conform to the precedent set in the surrounding community. 5. All mulched landscape beds must be covered with natural pine straw, chopped pine bark mulch, natural colored stones or wood shavings. The use of white stones is prohibited. 6. The preferred landscape bed edge is a neat 4" 6" deep trench. Other edging, if used, must be flush with the ground and be of a uniform type. 7. Each owner shall keep his lot and all improvements thereon in good order and repair including, but not limited to, seeding, watering, mowing, the pruning and cutting of all trees and shrubbery and the painting or other appropriate exterior care of all buildings and improvements. This should be done in a manner and in conformance with precedent set in the surrounding community. Shrubs should be kept trimmed and should not impede traffic visibility. 8. Outdoor storage of garden tools and hoses must be screened from view. Any tools or items stored under deck or porch must also be screened from view. Guideline No. 9 Firewood 1. Firewood piles are to be maintained in good order and must be located within the sidelines of the house and in the rear yard in order to preserve the open space vistas. 2. Woodpile coverings are allowed only if the cover is an earth tone color and the woodpile is screened from view of the street. For example, a tarp covered woodpile may be located under a deck with shrubs planted around it. Guideline No. 10 Decks 1. A Form must be submitted for all deck work and must address the following: (i) A site plan denoting location, dimensions, materials and color; (ii) In most cases, the deck may not extend past the sides of the home; (vi) Materials may be natural wood (cedar, cypress or No.2 or better pressure treated pine) or quality wood composite material manufactured specifically for decking applications; and (vii) Color must be natural, or painted or colored to match exterior of the home. 2. Vertical supports for wood decks must be minimum 6x6 inch wood posts or painted metal poles, preferably boxed in as to appear to be 6x6 posts.

9 Page 7 3. The following, without limitations, will be reviewed: location, size, conformity with design of the house, relationship to the neighboring dwellings and proposed use. 4. Owners are advised that a building permit may be required for a deck. Structural integrity of the deck is the responsibility of the property owner and deck designer/ contractor not the architectural reviewers. Guideline No. 11 Exterior Building Alterations 1. A Form must be submitted for all exterior alterations. Building alterations include, but are not limited to, storm doors and windows, construction of driveways, garages, carports, porches, exterior siding of home, and room additions to the home. Repainting requires prior written approval only if the color is changed. 2. The original architectural character or theme of the home must be consistent for all components of the home. Once the character is established, whether it is traditional, contemporary, etc., no change may alter the character without approval. Vinyl siding is prohibited as a replacement siding. 3. A paint color change requires the following information: (i) Paint sample or picture of paint color used in the community. The address of the home and community where color has been approved must be identified. (ii) Explanation of which part of the home is to be painted. (iii) Photograph of your home and homes on either side (in most cases, adjacent homes cannot be painted the same color). 4. Storm windows and doors must be made of anodized bronze or anodized aluminum with baked enamel finish compatible with primary and trim colors. The Form must contain the following information: (i) Picture or drawing of all windows/doors on which storm windows/doors will be installed; (ii) Picture depicting style of storm window/doors to be installed; and (iii) Color 5. If county authorities make any changes to the plans as approved by the Architectural Control Committee, the owner must submit such changes for approval prior to commencing construction. 6. Detached buildings will be considered but must follow the requirements of Section 6.08 of the DCR&Es. 7. Owners are advised that a building permit will be required for certain exterior building alterations. Structural integrity of the alteration is the responsibility of the property owner and alteration designer/ contractor not the architectural reviewers. 8. A Form must be submitted for all doghouses. All doghouses must be located where they will have minimum visual impact on adjacent properties.

10 Page 8 Guideline No. 12 Vehicles and Parking 1. No boat, trailer, camper, or recreational or other type vehicle may be parked or stored in open view on residential property for longer than 48 hour period. 2. All cars parked in open view and not in a garage must be operable and may not be unsightly. 3. No vehicle may be parked on any yard. 4. As a general rule, parking of vehicles on the street is prohibited. Temporary guest parking on street is allowed if not a nuisance or impediment to traffic flow. 5. Homeowners are responsible for guest parking and must ensure that guests park in a safe manner which does not impede access to other driveways and traffic. Guideline No. 13 Mailboxes The standard is a black heavy gauge metal mailbox mounted on black metal tapered cylindrical post with street address in brass on decorative plate mounted to top of mailbox. The manufacturer and model number of the preferred post and box are available through the Architectural Control Committee. Guideline No. 14 Satellite Dish, Wireless Cable and Television Antennas 1. What is allowed Except when mounted on a mast* (see below), submission of a Form is not required for installation of a satellite dish or wireless cable antenna measuring 1 meter or less in diameter or by diagonal measurement ("Approved Antenna"). An Approved Antenna, together with any connected mast, cabling, supports, guide wires, conduits, wiring, fasteners necessary for the proper installation, maintenance and use of an Approved Antenna, shall be deemed a "Structure" as such term is used and defined in the DCR&Es. Installation of satellite, wireless cable or any other antenna measuring more than 1 meter in diameter is expressly prohibited. 2. Placement on Lot and Screening Owner shall consider placement for an Approved Antenna first a) on the rear of the roof of the dwelling; b) on a rear vertical surface of a dwelling; or c) on the ground in the rear of a Lot, preferably within the sidelines of the dwelling. If it is determined that an acceptable quality signal cannot be received by the Approved Antenna when placed in one of these preferred locations, the Owner may install the Approved Antenna at an alternate location on the Lot, with prompt notification to the Architectural Control Committee of such installation. The Board may, at its discretion, require that an Approved Antenna placed in any alternate location be screened with landscaping or other materials, provided such screening does not unreasonably increase the cost of installation, maintenance or use or preclude reception of an acceptable quality signal. 3. Masts

11 Page 9 *Antennas mounted on masts are prohibited except where necessary for reception of an acceptable quality signal. A Form is required to be submitted for installation of a mast structure which extends more than twelve (12) feet above the roof line. Construction may not begin without Architectural Control Committee or Board approval.
