3 Introduction to MetSIP Homes MIB Facades designs, manufactures and installs the structural fabric of homes and buildings up to three storeys high in a fast track, cost effective, eco friendly construction process. The majority of the fabric is manufactured off-site allowing the site construction process of a housing unit to be weather tight in under eight days. This allows the internal fit-out to commence up to seven weeks earlier than when using traditional forms of construction. Once the slab has been cast, MIB Facades can begin the installation What if you could capture the strength of steel then combine it with a rigid insulation and achieve additional strength from bonding the sheathing boards to form a laminated panel/wall? You would have the MIB Facades MetSIP panel The MetSIP Panel is a truly modern method of construction providing factory-manufactured structural walling solutions. Our innovative panel is designed and manufactured off-site, eliminating any on-site cutting! This results in zero on-site waste, a big plus for any waste management plan. MIB Facades do not believe in limiting our offering to the structure. We also deliver a wide variety of floor, roof and façade packages to ensure each project meets the unique requirements of our clients. n MgO/CP/C outer boards n Galvanised Steel Studs n Modified PU Foam Core n Thickness 136mm n U Value 0.19W/m 2 K with panel alone n No Concrete n No Gypsum n No Water Before After 3

8 Installation Process Stage 1 Floor track install Stage 2 Walls erected Stage 3 Head track Walls Using the MetSIP Panel, the walls are installed within a track on top of the slab. All walls including the gable ends and internal structural walls are constructed from MetSIP Panels. Floors The floor can be Timber Joist, Beam and Block or Concrete Floor. Roofs Are of traditional trussed construction: felt and battened cold roof. The option of a warm roof is available to comply with the roof insulation requirement contained within the Code For Sustainable Housing. UPVC or aluminium glazed windows and doors Triple glazed and or aluminium clad options are available to ensure low maintenance, energy efficiency and sound reduction. Any traditional exterior finishes Are then applied which include insulated render systems, timber cladding, brickwork or any rainscreen as required. Sites are therefore: n Cleaner n Safer n More presentable to the public and visitors Stage 7 Staircase installed Stage 8 First floor walls erected Stage 9 Head track fitted For housebuilders, there has never been a better time to consider offsite construction. 8 MetSIP Homes

9 Complete Weather Tight Str uctures In Under Eight Days Stage 4 Floor joist fitted (or alternative concrete floor) Stage 5 Floor decking Stage 6 First floor track fitted Once the structure is complete, the internal mechanical and electrical fix can start. Face fixed to the inside of the MetSIP Panel cables and 10mm radiator pipes can be installed between 18mm OSB battens, plasterboard is installed concealing the services. When the MetSIP Homes package is compared to a traditional house structure, where both need to meet current U values, our house compares competitively on cost. This is before the contractor/client considers the financial savings of a shorter time period on site and reduced waste generated (costs of skips). 20 Comparisons - MetSIP v Timberframe/SIPs n Rot-proof n No compression under load n Insulation does not sag or drop within the panel n Not effected by temperature or moisture n No movement after installation n Fully weatherproof prior to external finishes Can you build concrete floors within a timber frame? No MetSIP Structure? Yes Will the structure be affected by moisture and temperature? Timber frame : Yes, forever swelling and shrinking ( further maintenance costs) MetSIP Structure? No Will the structure make creaking noises as it moves? Timber frame : Yes, Forever MetSIP Structure : No Comparisons - MetSIP v Traditional Block Work n Upto 6 times faster installation n Lower embodied energy n 60% reduction of carbon emissions in manufature and installation n Can be demounted and re-used n 90% less quarried material n 50% less water n 1 delivery of MetSIP = 8 deliveries of brick, block & insulation Initially traditional construction would appear cheaper, however, When the following is taken into account: n Insulation n Masonry supports n Lintels MetSIP is an economical option n Fire Stopping n Waste of Masonry and Mortar n Additional transport costs In the U.K. 3 months a year is lost to inclement weather, Damp in finished structures due to water trapped within the structure during construction, Wasted materials due freezing temperatures. Due to the structural capability of the MetSIP structure you can build your panel structure with no facade, brickwork or otherwise. Installation not weather dependent 20 MetSIP Homes MetSIP is now THE MOST COST EFFECTIVE method of building

21 Facts and Figures 1 The structural envelope of a home can be built from the slab to weather tight building in under 8 days. 2 The complete installation of the MetSIP Home is an 8 day process as compared to up to an 8 week blockwork process just for the walls. The MetSIP Home is not weather dependant on installation and does not need the external skin to be built at the same time. Our structural insulated panel which is the key component of MetSIP Homes replaces the need for blockwork internal skins. 3 When compared to blockwork, the MetSIP Panel structure uses: n 10% of water n 1 lorry load compared to 8 lorries of blocks and insulation with corresponding safety and environmental benefits to local area n Zero ozone depleting insulation with a Global Warming Potential of 4.08 n Has 27% embodied energy n Requires no waste removal, reducing landfill n Manufactured off site with simple dry fixing on site We invest significantly in research and development Tel: +44 (0)

22 MetSIP Homes FAQ s Is your Panel BBA approved? Yes What is the U Value of the panel? U Value 0.21 w/m 2 k this is panel only. How Eco friendly is our product? We are listed in the green guide for our product and six different facade finishes all achieving A ratings for the product and 'very good' or excellent depending on the facade. Does a MetSIP structure compress under load like a timber frame building? No due to the steel structural studs within the panel and the nature of CP board, the panel is designed not to compress under load. How do you deal with differential movement? There will be no differential movement between our structures. Can your structure accommodate balconies? Yes, unsupported balconies up to 1m wide can be cantilevered off our structure. Anything wider would need additional supports. Can I alter or add to your structure? Yes, with the input of our structural engineers, openings can be made in the system. Can the panel be left exposed? Yes the panel can be left exposed while you work on your facades. Exposure periods of up to 12 months are common place with no adverse effect to the panel. Do you require a cavity? NO, unless it is an NHBC approved job, then they will specify you have a cavity. What is the average weight of a panel? The average weight is between 50kg & 60kg a 2 man lift. Do you require Breather Membrane? Our BBA states you do not require a breather membrane for brickwork, but for all other facades a breather membrane and EPDM seals around windows and junctions is advised. What stops the water penetrating the gap between the boards? The joints are moulded with the male profile bigger than the female profile, so the foam is squeezed on connection. The BBA approves the panels use without any further sealing along this joint. Additional EDPM's can provide an airtight finish. What type of façade can you use with the MetSIP panel? You can install pretty much any facade, this due to the metal stud within the panel at 600mm centres, the stud gauge within the panels are designed by MIB engineers. Concrete facades are the limit of the system unless connected to a concrete or steel frame. How do you finish the inside of the panel? We recommend a 25mm top hat section fixed at 600mm centres, this will then create a cavity for services. This is then plaster boarded to give you your finish. What is produced in the factory? We produce all our steel sections, cold rolled from steel coils. The panels are then carcasses and moulded within the factory. The angles, reveal steels and brackets are all manufactured in house. This gives us complete control of our products both in terms of accuracy and availability. How long has the panel been used in the UK? Our In House Patented MetSIP Panel has been used in the UK for 29 years. Do MIB have site supervision? Yes we have fully trained, qualified and experience site supervision, including our own in house Health and Safety Manager. Is the panel fire retardant? No, the MIB fire certificate is with 1 x 15mm fire board or 2 x 15mm fire board depending on the specification. However, within 3 months (February 2017) we will have certification of our one hour fire rated panel. Are there any hidden costs? No, but further insulation or sealing to openings may be required. Do you have a QC procedure? Yes, this is a process of sign-offs at different stages with both MIB and the main contractor or site management. How much waste do you get? Very little, this can be arranged to be collected from site and taken back to our factory. Due to the computer designed cutting schedule and factory produced accuracy. There is under 3% waste in both manufacture and installation. Trimming of panels on site is very rare. Can we train up our own workforce to fit themselves? Yes, we run an approved installer course at our production facility. What is the turnaround time from enquiry to receiving a quotation? Less than 10 working days.
