1 NOTES: A primary objective of the building design is to continue the urban street character of Downtown Main Street and while still evoking the industrial character of the South Main area. This is achieved through a number of strategies: 1. Building s use: 100% of the ground floor is retail and restaurant use on Main Street. At mid-block in the project, a prominent pedestrian corridor is provided mimicking the Main Street pedestrian breezeways that connect into shops and parking at the interior of the blocks. 2. Use of durable and consistent materials: brick and glass are the primary ground floor materials along Downtown Main Street and in this project. Building 1 continues the brick and glass fully up to the parapet line to anchor the entry to the site and relate to the fully brick and glass historic Old Electric Building adjacent. 3. Consistent building form to other Main Street buildings. The buildings set back 5 from the property line to provide more usable sidewalk area and then hold the street edge with an overhang at level two to provide a canopy function. Building 1 incorporates a break in the form at its 1/3 point as well as varying the window spacing to mimic the rhythm of multiple shop fronts. Both building 1 and 2 also incorporate varying balcony styles at the residential levels to further this residential articulation. MIXED USE ZONING SECTION F.2.h NOTES: ii. A building exceeding 100 feet in length shall be visually divided to appear as though it is multiple buildings" Response: Many building facades are broken into less than 100' sections. The remainder are broken into proportions that consider the entire building facade. For example, the north elevation of building 2 is 270' long and broken into 3 pieces in a 1/3/2 proportion to provide the greatest variation in massing. Strictly following the 100' length would result in a static 1/1/1 proportion. iii....buildings shall be designed and constructed in tri-partite architecture design so that each building presents a clear base, middle, and top. 9/16/2015 4:24:40 PM C:\Users\kdaly\Documents\150 Main - Site_kdaly.rvt Response: Some historical buildings in Longmont including the Dicken's Opera House, Imperial Hotel, and Park Hotel demonstrate a base, top, and parapet facade organization that is more typical of 3-4 story buildings. Other significant buildings including the Old City Electric Building, Kuner-Empson Canery, and Trojan Theater do not follow a tri-partite approach. This project consistently employs a strong base, always in high quality materials, either brick, glass or metal. A strong top is also employed as the Old City electric building is detailed, with a larger panel above the upper floor windows. Parapet details are also used as appropriate to the facade material below. The project has a contemporary parapet detail including a reveal and soldier course at all brick facades. The stucco in this project is consistently detailed to read a strong volumes: they are raised above level two with clean soffits, and always employ deep returns into other materials, a strong reveal pattern is also employed. Therefore a strong reveal joint is used to mark a top course in addition to the parapet cap. A similar strategy is used a the fibercement panel facades. At the lap siding facades, this material is a more residential appearance and NOTES: The historically landmarked Old City Electric building is just one example of the strong industrial character of south Main Street. This project intends to carry the industrial feel of the site forward while adapting it to contemporary urban design strategies and the residential use of the project to make a successful blend of influences on this transitional site. Masonry is utilized significantly along Main and 2nd Avenue for a direct reference to the warehouse and Main Street buildings. When the materials transition, the form is maintained with simple detailing, and large expressed window openings with the field material working as a frame. Scaling detail occurs on the exterior balconies, stairs and stoops with an assembled metal expression, these elements are prominent and provide detail at many points on the elevations. Feature buildings shall be designed with accentuated and distinctive entrances and articulation that is offset from the wall planes and extends above the eave or parapet line of the main part of the building. iii. A feature building's height may be increased up to 20 percent... iv. Where additional building height is allowed, building walls should be set forward up to ten percent of the building... The entrances are distinguished by the only full height glass and aluminum storefront systems in the project, providing daylighting for the interior and views of interior activity from the street particularly at night. Additional, the large outdoor retail dining area and residential lobby entry are captured by a feature steel canopy which mimics the s and other steel work in the project which serve as a primary reference to the industrial history of the site. The canopy and the outdoor dining reinforce that the pedestrian realm and human scale is the focus of the design on this project. A major offset is created with the feature mass clad in high quality fiber cement panels rendered in a tiled pattern. This is an open joint system with through-color cement panels colored to compliment the adjacent brick. This mass is projected out from the glass restaurant below and projects above the glass parapet adjacent. Additionally, the corner residences above the restaurant feature projected balconies of painted steel railings to further distinguish the corner. The windows and sliding doors are captured in an accent color wall that unifies this area as one feature element for a more significant visual impact at the corner. 2nd Avenue and Main - Primary Project Corner Response: The Platte River Power easement for their overhead power lines cuts across the corner of the site at 2nd and Main creating a triangular setback with sides of ~25' and ~35' (refer to utility plan). This precludes a feature building directly at the corner but the design is such to meet the intent of the text. A feature plaza has been created with the main building lobby, restaurant entrance, and outdoor restaurant patio to activate the space.
