1 Program Summary: Renovation and historic restoration of a pre-turn-of-the-century warehouse into an architectural firm located in New Orleans. Program Statement: This pre-turn-of-the-century building located in New Orleans Warehouse District utilizes the original, historic building façade while creating a modern, collaborative, and sustainable studio work space for an architectural firm. This building was one of the few structures designed by James Dakin, a preeminent 1800s architect, in New Orleans. RR Building Area: (sf) 13,000 SF Cost per Square Foot: $ /SF Construction Cost $2.7 million Date of Completion: March 2014 The first floor is open to accommodate retail tenant space, while the upper two floors house the firm s office. It features wood accented modern finishes, custom millwork and architectural lighting complementing the open floor plans of the office, studio and conference rooms. Interior glass walls at the front allow natural light to enter through to the interior offices, while a courtyard in the rear directs natural light to open studios and workspace. In keeping with the building s historic and cultural past, the granite sills and masonry walls common to the Warehouse District were preserved, and exposed as architectural design elements.

3 RR HISTORIC RESTORATION Originally a three story building built in 1846, the building was one of few remaining structures designed by James Dakin, a preeminent architect of the time. The property was first owned by Rowland Redmond and subsequently by the Royal Broom Factory. For reasons unknown the building was reduced to two stories shortly after the turn of the century. This lowered façade was deemed the structures period of significance by the National Parks Service. Only the first-floor granite columns remain of the original 1846 building.

4 RR EXTENSIVE FAÇADE RESTORATION The building was most recently occupied by Standard Supply and Hardware, but sat vacant for several years prior to renovation. Due to neglect and inadequate structural support the granite and masonry façade had begun to rotate out of plumb, nearly 12 inches, requiring extensive reshoring. Bracing the wall from the exterior, the façade was cut from its original structure and slowly hand cranked into alignment.

5 RR FAÇADE RENOVATION Lowering the ground floor window sills and installing aluminum storefront provides greater visibility along the street. The wood door and sidelights were replicated from photographic documentation, and serve as protected exits from the rear of a tightly-bound site. Historic tax credits were utilized to restore the masonry party walls, failing granite, and masonry façade.

6 RR THIRD FLOOR MEZZAINE DAYLIGHTING A third floor mezzanine, hidden from the view of the street at the rear of the building, was added to provide additional square footage to the studio space. Daylighting from the street is filtered into the inner most spaces, such as the lobby, through full height glass walls opposite the front façade. While the incorporation of a courtyard (lightwell) and the double heighted space of the mezzanine in the back of the property allow natural light to reach deep within the building.

7 RR INTERIOR RENOVATIONS Full height glass walls allow the daylight to extend further into the building, and highlight the interior of the masonry façade.

8 RR COMMITMENT TO SUSTAINABILITY Designers were committed to sustainable design throughout the building s construction. The architects were able to utilize an existing site and re-use the existing walls. Additionally, the building features R- 51 structurally insulated roof panels, reclaimed wood ceilings, natural daylighting, and 100 percent LED lighting throughout.

9 RR INTERIOR STUDIO SPACE The double heighted studio workspace provides an open and collaborative work environment, full of natural light.

10 RR COURTYARD The courtyard not only functions as an informal gathering space for office employees to enjoy the fresh air, but also serves as a light well to the studio. In contrast to the historic street façade, the newly built courtyard has a modern design aesthetic featuring corrugated metal panels, aluminum storefront, stucco, and wood decking.
