The property is relatively level with the exception of the western side and some steep terrain that exists in that area. The applicant is seeking site plan approval and requesting city services from the Board of Aldermen to build an 86,762 square foot, 100-unit, 116-bed assisted living and memory care facility. A traffic impact study was not warranted. However, a traffic analysis was conducted at The Blake - Ridgeland, MS facility currently in operation; which is nearly identical to the proposed site. t was determined that traffic impact was insignificant. n addition, the maximum number of trips generated on site was as follows: 6:45-7:45 a.m.: 22 vehicles - inbound, 14 vehicles outbound 4:15-5:15 p.m.: 11 vehicles inbound, 22 vehicles - outbound Recommendation: Approve the site plan for The Blake a memory careassisted living facility with the following conditions: 1. Petition for annexation be submitted prior to permitting. 2. Approval of the stormwater plan 3. Approval from the Mayor and Board of Aldermen for city water and sewer services

We are not here today to ask you to make a decision to approval or disapproval, but to grant us time. The developer of this project has not been available to meet with the residents of Stonebridge. We would like to know what the plans are for the property located between Stonebridge and Canvas Back Drive in Wellsgate Subdivsion. We are here today to ask you the members to continue this application until the next commission meeting so the developers well have the opportunity to meet with the residents of Stonebridge.
