The existing assemblies vary in condition; however, the majority of the grids and tiles appear worn, stained, and are beyond the end of their useful life expectancies. Ceiling replacement is warranted to maintain the visual appeal of the facility. The work associated with this project is expected to disturb material (s) suspected of containing, or known to contain asbestos, (ACM). An estimated cost to abate any disturbed materials is included in the projected cost. Testing of the suspected ACM should be conducted prior to the initiation of any demolition and the costs should be adjusted based on the findings. A typical maintenance item is the re-pointing of exterior masonry walls. After many years of movement caused by expansion and contraction, the bond between the mortar and brick becomes broken. If this condition is allowed to remain, water will penetrate the wall assembly and create cracks in the mortar joints, which is a suspect source of water migration to the interior portion of the building. Based on industry standards mortar joints in masonry (brick) walls have an expected useful life of approximately 40-years, depending on the environmental conditions and routine maintenance procedure. Based on the age of the building, and existing conditions, cutting the existing mortar out of the joints and re-pointing is recommended. In addition the exterior soft joint sealant at the construction/control joints exhibit moderate surface cracking and wear. The existing sealant is nearing the end of its effective useful life. Sealant replacement is warranted to maintain the water-tightness of the building envelope. PHOTOS Exterior Wall - Deteriorated - Page 79 of 142
