1 StoneRidge Estates Property Owners Association Committee of Architecture Architectural Design APPLICATION (Updated, Dec ) StoneRidge Estates Property Owners must fill out and return the attached documents prior to construction. We highly recommend that owners receive preliminary approval from the Committee prior to getting a building permit from the Town of Fountain Hills. Failure to receive approval prior to commencement of any construction phase (including construction of a fence) shall result in an immediate fine, imposition of a lien and a demand to cease and desist. Application must be accompanied by all items listed in the Single Family Residence Application, a nonrefundable application fee of $2,500 and a cashier's check in the amount of $7, to serve as the refundable compliance deposit. A completed copy of all documents listed below must be included with the StoneRidge application. Completed application forms must be submitted in person to the Red Mountain Management. Please call heir office at to set an appointment for submittal of your plans. 2 GENERAL INFORMATION 1. DO NOT SUBMIT PLANS TO THE TOWN OF FOUNTAIN HILLS BEFORE SUBMITTING AND RECEIVING APPROVAL FROM THE STONERIDGE ESTATES COMMITTEE OF ARCHITECTURE! Doing so may result in extensive costs related to revisions or compliance with community restrictions. 2. Applications must be delivered to the Property Manager at Red Mountain Management. Please call RMM at to set an appointment for intake of your plans. 3. Please submit only one set of plans. A physical or software generated model may also be submitted and may be helpful to the committee as the plan is reviewed. 4. The owner shall designate himself, his builder, his architect, his engineer, or his agent as the coordinator for the project. If the applicant is not the owner, this office must receive an agent authorization form signed by the owner at the time of formal application. 5. The Committee will not accept material until all the required information is submitted and the application meets the requirements of the Declaration of Reservations and Guidelines, if applicable, in every way. 6. The Committee s approval/permit is for a period of 6 months unless the Committee grants another period of time. 7. The decision of the Committee shall be final unless within fifteen (15) days from the date of the Committee s decision, the applicant appeals the decision through the StoneRidge HOA appeals procedure. 8. Subdivision type building requires submittal of a master site plan showing locations of each individual structure, elevations of all models and driveways, fences and landscaping. 9. A soil test is strongly recommended. In areas of expansive soil, special design attention must be given to foundations, landscape irrigation and final lot drainage. 10. The construction fence must be placed in the appropriate location to denote the disturbance area. The fence must be 6 feet from the footprint of the construction. 11. All site plans must have a cut and fill calculation on the site plan. If you are exporting dirt, remember that there are no locations within the town of Fountain Hills for dumping. 12. Cross-sections must be drawn to scale on the site plan being submitted. 13. All grading inspections must be called in to the town of Fountain Hills. Failure to call for this inspection will result in a STOP WORK order being placed upon your construction. 14. Any costs related to any stop order will be deducted from the compliance deposit. 15. Please post your blue permit sign on site in a clearly visible area so that the town Field Representative can place the yellow compliance tag on it. During Construction, only one contractor sign may be posted. 16. Please read carefully all information about construction expectations and compliance deposit. Make sure all contractors and agents know about these important items. 17. Filing fees: $2, includes initial review and two re-submittals. $ for each resubmittals thereafter. Compliance deposit of $7, by cashier s check is also required.

4 Application for Plan Review (pg 2) 1. Provide site plan showing existing grade, all finish grade, curb lines, vegetation proposed, etc., in accordance with the Fountain Hills grading plan. 2. Provide dimension lines from property to structure on all sides and show cross sections through property. 3. Provide a complete landscaping plan for the Street Zone and Natural Areas as described in these guidelines indicating quantity, location, and size of all proposed plant materials. 4. 5 NOTICE AN ADDITIONAL REQUIRED INSPECTION HAS BEEN ADDED TO THE STONERIDGE ESTATES ARCHITECTURAL GUIDELINES AND STANDARDS Prior to removal of the construction fencing, a representative of the Committee of Architecture must perform a field inspection. At this time, compliance with the approved plans will be determined. This includes all site work, landscaping, colors, and detailing of the residence. Also at this time, any additional clean up of the site and adjacent desert areas or areas needing to be returned to its natural state will be identified. Compliance Deposit Compliance Deposit: $7, refundable bond to be paid with cashier's check. Deposit will be held until final inspection. At time of successful final inspection of the structure, $5, will be returned. At time of successful final landscape inspection $1, will be returned.

6 CONSTRUCTION EXPECTATIONS The StoneRidge Estates POA expects that all property owners will manage construction of their homes with respect for the community and other property owners. All property owners will be expected to communicate this expectation to their General Contractor and shall hold the General Contractor responsible for certain standards, including those listed below. Included in the standards for General Contractors will be the expectation that the General Contractor shall, in his position as agent of the homeowner, hold each and every employee, sub-contractor, equipment operator or delivery person to the same standards. Homeowners shall be held responsible in all senses for the action or inaction of a contractor, employee, or delivery person who violates any of the standards set forth below. Disturbance of Adjacent Lots During the time of construction, the owner or agent shall require that all contractors, employees, sub-contractors or delivery persons park in the street without encroaching on any adjacent lot or lot across the street. No parking signs shall be posted and maintained by the contractor on lots across the street throughout the period of construction. Any damage to any adjacent lot or lot across the street shall be repaired immediately by the owner or agent and shall be reported to the property manager. Any damage to any irrigation system on adjacent lots or lots across the street shall be repaired after seeking advice from the Association landscape contractor. Trash Pickup During the time of construction, the owner or agent shall take steps to secure all trash collection facilities on the lot. Additionally, the owner or agent shall take such steps as necessary to police adjacent lots to remove any trash or debris that blows onto such lots. Damage to Streets, Curbs and Common Elements During the time of construction, the owner or agent shall be responsible for the ongoing condition of the streets, curbs and other common elements in the community. Material may not be stored for extended periods of time on streets or common areas. Care shall be taken to insure that streets, curbs and common elements are not damaged by people or equipment during the time of construction. Any damage that does occur shall be reported immediately to the property manager. Repairs shall be done as quickly as possible and in cooperation with the property manager to insure that the high standards of the community are met. Owners and agents shall cooperate with the property manager in any insurance claim activities necessitated by damage due to the action or inaction of any contractor, employee, subcontractor or delivery person. Please give a copy of this document to your contractor.

Box Mesa, AZ APPOINTMENT OF AGENT Dear Committee, I, (We) are the owners of the following described property, which is the subject of the StoneRidge Estates Declaration of Reservations, of which I (We) hereby acknowledge content and validity: Lot #: I (We) hereby appoint as the Agent for all purposes and matters reasonably related to the construction of a on the above property. I (We) inform and assure the Committee that I (we) will comply with all applicable Town of Fountain Hills Building Codes as a guide to sound construction, electrical, and plumbing installation practices. I (We) inform and assure the Committee that I (we) have received a copy of the Construction Expectations and will hold our contractors and all other agents responsible for compliance with said expectations. Further we understand that construction must begin within 6 months of the date that final Committee approval is given to our plans. I (We) further assure the Committee that I (we) have consulted Architects and Engineers as I (we) deem appropriate, and I (we) release the Committee of all liabilities for failure or deficiencies in the construction which may be approved by the Committee. I (We) agree that plan and specifications submitted as part of the application will not be amended without approval from the Committee. The finished structure will be what such plans and specs represent and we will contact the Committee for a final inspection prior to move in. I (We) understand that failure to do so may cause the forfeiture of all or a portion of the compliance deposit. Sincerely, Date:

Box Mesa, AZ Lot # Committee: LETTER OF INTENT TO LANDSCAPE Date: The undersigned owner (s) of the above property hereby acknowledge that the landscaping plan submitted as a part of the formal application are an integral part of the overall approval process, and hereby agree to complete the proposed landscaping within the 60 days time period specified. Additionally, the undersigned owner (s) hereby agrees, in the even that said property is sold or transferred prior to the installation of the approved landscaping, to notify the new owners of this obligation. The property owners are hereby notified that it is the intent of the StoneRidge Estates Committee of Architecture to strictly enforce this agreement and any failure to complete the approved landscaping within the agreed time period will constitute a violation of the Declaration of Reservations. The property owners understand that a final inspection of the landscape by a representative of the Committee is required. Failure to successfully complete such an inspection may result in the forfeiture of all or a portion of the landscape portion of the compliance deposit. Property Owner Property Owner

9 FLOOR PLAN CHECK LIST The following check list is for you or your Architect/Designer s use in the preparation and submittal of your plans and application. The check list need not be returned with the application, but the issues raised should not be reflected in your drawings.
