1 City of St. Petersburg Development Services One & Two Family Residential NEW CONSTRUCTION Plan Review Checklist (Effective Date: 5/1/03) This checklist is subject to change and improvement at any time. Please determine that you have the latest version before submittal of your plans. The latest version is dated: 5/1/03. All plans signed and sealed by a Design Professional which includes only a Registered Architect or Registered Professional Engineer shall have a title block showing the name, address, phone number, address and fax number of the Design Professional. All drawings are to be on a minimum of 11" X 17" white paper. Penciled drawings are not acceptable. Only two complete sets of all documents are required. FBC = Florida Building Code, latest edition. I. Site Plan: 1. Show North arrow. 2. Indicate property lines and dimensions of lot to be built on. 3. Indicate exact outline, size and location of proposed addition and existing buildings and show distance to property lines. 4. Indicate driveway with dimensions. 5. Label and dimension streets, alleys, and easements. 6. Indicate address and legal description. 7. Show ancillary equipment(a/c, pool heaters, gas tanks, etc.) locations and distance to property lines. 8. Indicate property boundary walls/fences, heights & materials. 9. Show all existing or proposed meters and addresses they serve. 10. Identify landscaping: two 8 high trees & ten 18 high shrubs in front yard with irrigation at minimum. 11. Identify all Flood Zones, with elevation requirements, located on the property. 12. Does structure layout match the floor plan(see Section IV. # 2). II. Lot Grading/Drainage Plan: 1. 3 IV. Foundation: 1. Outline and size of all foundations including: type, interior bearing, piles and pads. 2. Show locations of concentrated loads with adequate foundations. 3. All horizontal reinforcement steel, indicate size & placement. 4. All vertical steel, indicate size & spacing. 5. All locations and sizes of specialized anchor bolts/connectors. 6. All slab elevation changes. 7. Pile foundations require soils report. 8. Show location of ventilation and flow-through openings. V. Floor Plan: 1. Show square footage: a. Habitable: b. Non-habitable areas: c. Total: d. Does square footage match the application? 2. Show all exterior walls with dimensions. 3. Indicate all shear walls. 4. Indicate layout of all rooms with principle dimensions. 5. Label use for all rooms, rooms with closets may be considered sleeping rooms & require emergency egress. 6. Show all plumbing fixtures including water heater and washing machine hook-up. 7. Show location and size of electric panel. 8. Show all GFCI & Arc Fault required receptacles. 9. Show all interconnected smoke detectors. 10.Show all required lighting and switches(exterior doors & stairs). 11.Show all door and window sizes, label egress windows. One entry level door bedroom door and bath door must be 29" net clear opening to meet Fl. Accessability Code. 12.Show all changes in floor elevations. 13.Show and label lowest living floor elevations including recessed tubs/ showers. 14.Show all tempered glass in hazardous locations. 15.Show and dimension attic access. 16.Show air handler location. 17.Show exhaust above cooking surface a. Floor Plan: (cont.) 19.Show entry door landings and dimensions. 20.Show steps, stairs/handrails, etc. with detailed section and dimensions. 21.Show all columns and beams with dimensions. 22.Indicate location of any gas appliances and fireplaces. 23.Show tenant and/or occupancy separation requirements. VI. Floor Framing Plan For Each Floor Level (where applicable): 1. Show overall dimensions. 2. Indicate if framing material is a framed joist system or pre-engineered trusses. a. Joist System: Indicate layout, material size, spacing, species, grade, span and connectors. b. Pre-engineered System: Include engineered layout, loads, uplift and connections/tie-downs. 3. Show all girders/beams, columns, locations and connectors/tie-downs. VII. Ceiling/Roof: Conventional Framing Plan(where applicable) 1. Show design criteria: live loads, dead loads. 2. Show location of any mechanical equipment or abnormal loading. a. Roof top unit meeting with curbing anchoring details meeting ? 3. Show overall dimensions. 4. Indicate rafter layout, material size, spacing, species, grade. 5. Show 2 nominal thickness ridge board with width not less than the cut depth of the rafters. 6. Show the location of all load bearing walls or beams. 7. Show the dimension of the roof overhangs. 8. Show the uplift for each rafter, type of rafter or state the maximum uplift and show adequate connectors rated to handle the uplift and lateral load. If no lateral load is stated, 300 pound minimum will be assumed for 8' ceilings. 9. Gable end bracing details. VIII.Roof: Engineered Truss Plans: Plans can be from Design Professional or truss company and shall indicate all of the following: 1. Show design criteria: live loads, dead loads. 2. Show location of any mechanical equipment or abnormal loading. a. Roof top units with curbing and anchoring details meeting ? 3. Show overall dimensions. 4. Indicate truss layout, material size spacing. 5. Show the location of all load bearing walls or beams. 6. Show the dimension of the roof overhangs. Page 4 of 7

5 VIII.Roof: Engineered Truss Plans: (cont.) 7. Show the uplift for each truss, type of truss or state maximum uplift and show adequate connector rated to handle the uplift and lateral load. If no lateral load is stated, 300 pound lateral load is assumed for 8' ceilings. 8. Gable end bracing details. 9. For plans by a Design Professional, the Design Professional shall review and approve the manufacturers signed and sealed plans before installation. IX. Elevations(Face View): 1. Elevations of each face are required. 2. Show all doors, windows, landings, steps, porches, chimneys, crickets, ventilation and flow-through openings, etc. 3. Show height of roof ridge, roof slope, overhang and finish grade. 4. Indicate exterior wall finishes, wood siding, stucco brick veneer, painted block, etc. X. Exterior Wall Section(typical): 1. Indicate finished grade. 2. Indicate foundation: a. Depth below grade(12" min.) b. Size. c. Number and size of footer horizontal reinforcement steel. d. Size of vertical and horizontal reinforcement steel and filled cells shown for stem wall construction. 3. Indicate treated soil, vapor barrier(.6 mil min.) and welded wire mesh or fibermesh. 4. Indicate type of floor system: a. slab: 1) Treated soil, vapor barrier, welded wire mesh 2) Thickness and strength of concrete(psi). b. Wood Floor: 1) Conventional joist: band joist, floor joist, treated/untreated, size, spacing, species, & grade. 2) Engineered joist: type, size, spacing. 3) Engineered truss: size, spacing. 4) Connection to foundation: 5) Floor sheathing, size. 6) Floor Insulation. 5. Type of wall: a. Masonry: 1) Vertical steel and filled cells. 2) Window, lintels, size and reinforcement steel. 3) Bond beam, size, reinforcement steel and treated top plate(if applicable) w/anchors. 4) Identify common wall/roof connector or see roof framing lay-out plan to clarify. 7 XI. Interior Wall Section For Load Bearing Walls (where applicable): 1. Foundation: a. Shape, size and steel reinforcement. 2. Wall type as per Section VII., Exterior Wall Section(Typical) a. Show wall type requirements as per # Is tenant separation required and shown? XII. Specialty Plans: 1. Stairs: Show a side view with dimensions indicating: riser height, tread depth, stair width, handrail height, guard rail height, spindle spacing, landings and minimum head clearance. Compliance with FBC 1006 & 1007? 2. Foundation/column and column/beam anchorage and connection details. 3. Lanai/porch details. 4. Balcony details. 5. Others may be required depending on project. XIII.Energy Code Forms: 1. Two complete and signed sets of current forms are required. 2. Do forms show structure has PASSED? 3. Does square footage for floor area match square footage on Floor Plan(see Section IV. #1.)? 4. Does wall, attic and floor insulation R-values match R-values on Exterior Wall Section(typical) (see Section IX. # 6.) 5.
