The inspection is a visual inspection of the property as presented by the property owner. The property owner has taken possession of the property in December 2011, went overseas & has recently within the past week returned & moved into the property. This inspection performed does not in any way attempt to verify site dimensions, finished dimensions of the completed sections or parts of the building, levels, wall alignments, floor alignments, or ceiling alignments. The inspection performed does not in any way attempt to verify contractual conditions. This report contains a list of a number of defects that in our judgement require rectification. Note: This report will note incomplete and /or defective work in reference to the Guide to Standards and Tolerances published by the Victorian Building Commission or similar in each State or Territory. 1

Garage: 3.1 Cement / mortar build up along the base of east wall. 3.2 Hole / gap in wall located at the base of the rear internal northwest corner of the room. 3.3 Inconsistent paint vertical timber strap located at rear northwest internal corner of garage this vertical timber strap is also noted to be cracking / separating from the wall. 18

31 4.13The base of Weep holes are noted to be concrete paving level this contravenes Section No.3 of the BCA building regulations requiring weep holes to be a minimum 100mm above ground 7 concrete paving level. 4.14Concrete pad supporting hot water unit is propped up on north side with a piece of plastic recommend grouting under this concrete pad with non shrink gout to ensure it is adequately supported. 4.15Flexible mastic applied to masonry articulation joints is noted to be exceptionally rough. 30
