1 ADDENDUM NUMBER 3 Date: December 6, 2012 Project: Towneplace Suites by Marriott Springfield, MO To: From: General Contractors Baron Design & Associates, L.L.C. Documents for the referenced project are hereby being amended per this addendum (Addendum No. 3 ) Changes are indicated as noted in the text below. The summary of changes include the following: General: 1. Carpet Base shall be included with the Owner provided carpet. 2. The Owner s irrigation contractor shall include the placement of irrigation sleeves; the G.C. shall coordinate onsite installation. 3. G.C. to provide and install the retaining wall and detention area (West Recharge Bed) 4. All of the Guest Room appliances will be supplied and received by Owner; the stovetop and dishwasher shall be installed by the G.C. 5. The tile inside the pool structure shall be provided and installed by the pool installer. 6. G.C. to provide all soil excavation, removal and site prep for the indoor swimming pool. 7. Window sills shall be required at windows G, H & J, sills shall be (312) Cast Polymer by Mincey Marble Manf. (Solid White 2250). 8. G.C. to provide and install the built-in BBQ and the Patio table w/ fire pit burners, see attached specs and Sheet A0.3 line item below for more details. 9. Only (2) rooms have roll-in showers (rooms 238 and 227) all other accessible rooms shall have Tub-2, see floor plans and plumbing plans for each specific location. 10. Substitution items listed below have been approved to bid to allow for competitive pricing, the G.C. shall be responsible for clarifying all bids that best meet the sustainable design requirements of their LEED Action Plan and the LEED NC 2009 checklist. Specifications 1. Section Bid for General Contract The Bid Bond shall be made out to RTT Hospitality LLC. (the Owner). 2. Section Thermal Protection Perimeter foundation insulation (R-10, match height of foundation) shall be provided as specified 3. Section Polymer Based Exterior Insulation and finish System (EIFS) Crosstech Construction Products shall be included as an approved manufacturer Provide pricing to include two standard colors on the eifs, the stile and rails shall be one color while the field will be another color 1855 S. Section Sheet Metal Flashing and trim United Enertech shall be included as an approved manufacturer 2 Louver units shall be acceptable to prevent water infiltration, provide glazing adapter as needed to set louvers within the curtain wall frame Frame color for the louvers shall match the curtain wall framing clear anodized aluminum finish G.C. shall determine the order of installation of exterior wall materials to prevent the aluminum brake metal trim at the window and curtain wall surrounds from being marred or scratched from other trades Brake metal trim at window surrounds shall be fabricated with overlapping joints at each floor line and each corner to allow for expansion and contraction Brake metal shall be fabricated and installed with separate cosmetic caulk joints, provide the main caulk joint (underneath the cosmetic) between the curtain wall/ window frames and the immediate waterproofing on the jamb framing in lieu of what is shown on sheet A Section Wood Doors 2-Panel doors (style and rail or composite wood) to match Guestroom Entry Doors is the preference of Marriott G.C. to provide wood doors as specified in lieu of the descriptions listed on the Door Types on sheet A6.1(i.e. no molded fiberboard doors) Mirror shown of bathroom door shall be provide and insalled by G.C. 6. Section Glazing Upon further review of the glazing color, provide a separate price for PPG Solexia with Solarcool (#2) and Solarban 70XL (#3) for all glass types required on the project, provide standard white frit at Spandrel Glass areas The glass panes directly left and right of the PTAC units shall be Spandrel Glass 7. Section Metal Framed Skylights Solar Innovations Inc. shall be included as an approved manufacturer 8. Section Door Hardware Hager Companies shall be included as an approved manufacturer 9. Section Architectural Woodwork The design intent on Guest Kitchen Cabinets is for P-lam (323) and slab face construction the kitchen cabinets can be fabricated locally 10. Section Hospitality Furniture Installation This section shall be provide by Owner 11. Section Subdrainage Perimeter foundation drains shall not be required Foundation wall waterproofing and subdrainage shall be required at the elevator pit Drawings 1. Sheet A0.3 Site Layout Plan G.C. to provide and install BBQ grill structure with matching ground face block base, 36 countertop height, sized to fit a 5 x2-6 x 2 precast concrete top (by Vesta Precast), 2 overhang w/ U-shaped cut out, see 1855 S. 3 attached BBQ grill spec G.C. to provide and install the Patio fire table in lieu of the concrete table shown, see attached Patio fire table spec 2. Sheet A0.4 Site Details Detail 1A/A0.4 shall requires (1) 25 Flagpole only 3. Sheet C1.1 Site Plan Refer to sheet A0.3 for correct north patio layout, and east sidewalk layout next to the building Refer to sheet C1.1 for correct curb layout along the west side of the parking lot Refer to attached concrete joint layout plan for the parking lot, from Lee Engineering 4. Sheet A1.5 Enlarged First Floor Plan Provide Dyson Airblades in lieu of the Xcelerator had dryers in Restrooms # 133, 132 and 116, restroom 140 shall remain an Xcelerator hand dryer Provide 5. Sheet A1.7 Partition Types & Assemblies Detail 1A is required at the roof of both Stairs 514 & 531, Elevators 502 & 503 and this detail is also required at the roof of the laundry chute curb above Linen Sheet A5.1 Wall Sections In each Guest room, provide ceiling mounted Curtain Track anchoring over each window frame, provide 8 x½ x 10 fire treated plywood blocking in lieu of the resilient furring at the bottom of each floor, next to the exterior wall, centered over each window frame, Refer to wall section at detail 1H 7. Sheet A6.1 Door Schedule and Details Door 119 shall be hardware set T25B in lieu of T25A 8. Sheet A7.3 Interior elevations Provide bullnose tile (205) at the top of wall tile in lieu of placing it as the cove tile, as originally shown in all restrooms The walls of the shower in Employee Restroom 140 shall be the cast polymer product 312, similar to the tub surrounds (See Add #2). The L-shaped corner grab bar shall be Hafele, Hewi # M 9. Sheets A9.4 - Schedule of Materials, Finish and Colors Disregard finish notes listed in the Remarks column, these notes are currently covered in the finish floor plans To clarify the Materials Legend has two numbers depicting each listed material, one number signifies the material type (listed on the finish plans) and the other number is Marriott s material ID number (listed on the interior elevations and finish plans) 10. Sheet A10.1 Swimming Pool Plan Provide wall tile wainscot as shown in 1A/A10.1 in Pool Room 118, all four walls The architectural wall and ceiling finish shall match Paint color 330 (Sherwin Williams, Pacer White SW6098) 1855 S.
