17 BUILDING CONDITION: EXTERIOR Building Envelope Brick Walls: Brick facades under bleachers have green stains throughout. Buildings are in fair condition as they are fairly new buildings. Elevator walls: Elevator walls also have some green staining on them. Masonry Walls: Masonry walls on the north ticket booth need to be repainted. Color is fading due sun exposure. Windows: Window sealant at all ticket booths is cracking. Sealant should be replaced Site Conditions Pavement Conditions: There is staining on paving in several areas. Staining is caused mostly from water. Water collects is some areas of the paving. Rusting is occurring at all light fixtures above ramps. There is a metal pipe that runs across and above the buildings that has rust all along. There is a beam and a column that have some rusting. 15

33 BUILDING CONDITION: INTERIOR Summary of Conditions Floors: The floorings in restrooms are stained under plumbing fixtures and around the metal bases of toilet partitions. VCT tiles in the press box are not matching in colors, torn, and stained at many locations. The concrete floors in the concession, ticket booths, storages, and electrical room are cracked, stained and worn. Storage 1 has wires coming out from the pipes embedded in the floor that need to be properly protected. The concrete floor in the field maintenance shed is severely cracked. Walls: Walls in restrooms need repairs for wasp houses, marks, and sealant cracks. The base is stained or bleached at several locations and is collecting dirt on its top edge. Veneer wall panels in the press box are scratched and punctured, and bases are buckling and detaching from walls. Window A/C units and trims around units are not properly sealed. Walls in ticket booths need to be cleaned and repainted for wasp houses and stains, and bases are damaged at several locations. Walls in the concession need to be repaired and repainted for cracks, smudges and marks, and the base is missing or damaged at several locations. CMU blocks are damaged near pipes in the concession storage. Walls in the storages and electrical room are in poor condition with damaged gypsum wall boards, exposed studs, and wasp houses. The base is missing or damaged at several locations. Ceilings: In restrooms, ceilings have few damages, molds, and gaps at where ceilings and walls meet.. The ceiling in the concession is in fair condition except the grid buckling near a wall. The ceiling in the press box is generally in good condition with few tiles stained by water leak. Exposed structures at the storages and electrical room are showing signs of corrosion. Light fixture covers are detaching or missing at several locations. Doors and Hardware: Doors are generally in poor condition with corrosion and finishes scraping off. Many doors are not properly weather-stripped allowing dirt and insects to come in. Hardware is corroded at several locations, especially at exterior hinges. Closers are broken at few locations. An exterior door at the press box has friction with the floor when opening. Windows: Interior window sills at the press box have water stains. Windows at ticket booths are in good condition except cracked sealants. Vents: Interior ceiling vents in restrooms are severely corroded and need to be replaced. Exterior wall vents in restrooms are corroded and have wasp house residues. The field maintenance shed is not provided with air conditioning or vents. Toilet Partitions: Metal bases at toilet partitions are corroding, and the base is missing at one location. Finishes are damaged or bleached at few locations. 31

34 BUILDING CONDITION: INTERIOR Plumbing Fixtures: Existing sink caulking is discolored and cracked at several locations. Pipe wraps under sinks have stains and molds. Toilets are generally in good condition except few that have paint marks. Existing toilet caulking is discolored and cracked at several locations. Accessories: Few paper holders are broken and needs to be replaced. Grab bars are corroded at most locations, and one grab bar at the ambulatory stall has its base trim detached. The changing station doesn t have proper clearance because of the adjacent sink. Several mirrors, soap dispensers, and sanitary disposals are corroded. The soap dispenser at the concession is broken. Casework: The cabinet in the announcer room of the press box needs to be replaced due to severe wear and damage. Desk countertops in the press box have minor damages such as wood trims detaching from each other and marks on the laminate finishes. Caseworks and counters in ticket booths are severely stained and broken at several locations. The counters in the concession are detaching from backsplashes, and cabinet are severely damaged and missing handles. Signage: No signage is provided for the concession storage. 32

49 BUILDING CODE AND TAS Exterior Conditions Accessible Path: All paths to the facilities are ADA compliant except the field maintenance shed where no paved driveway or walkway is provided. Stairs and Ramps: Risers at the stairs adjacent to the press box are higher than 7. Changes in Level: The field maintenance shed has a significant drop at the exterior door. Door Landings: All exterior landings are leveled and considered accessible except the field maintenance shed where no landing is provided in front of the exterior door. Interior Conditions Accessible Path: In restrooms, trash cans in front of doors and in hallways need to be relocated in order to provide proper clearances. Protruding Objects: N/A Door Clearances: Some doors at the staffs-only areas don t have door clearances due to equipment and furniture. Door Hardware: Interior locks are not provided for ticket booths. Restrooms: Several toilets and urinals are not meeting the required seat or rim height and distance from the side wall. A grab bar is missing in one ADA stall, and few are higher than 36 AFF. The ambulatory stall is wider than the maximum width of 37. The field maintenance shed is not equipped with a restroom. Drinking Fountains: Drinking fountains are not provided at the field maintenance shed. Counters, Sinks, and Work Surfaces: The kitchen and hand sinks in the concession need to be replaced due to ADA non-compliance. Clothes/Book Bag Hooks: N/A Room Signage: Tactile letters on the press box room signs are covered with printed papers. Papers should be removed, and signs need to be cleaned or replaced as required. The signage for the changing station has been faded and needs to be replaced. 47

51 FOOD SERVICE Facility shows normal wear. Given the function/purpose of this area, the existing equipment is acceptable; however, replacing/upgrading the equipment would provide more functionality and capacity. We recommend replacing the casework counters with S/S counters. 49
