FORMS WITHOUT ALL CHECKLIST ITEMS WILL BE RETURNED. While docks don't necessarily require building permits, there are instances where the City of Glendale will require a building permit (for instance running an electrical line to an outlet at the dock). DO NOT obtain a Building Permit or Variance before your request has been given "Approval to Proceed" by the Architectural Committee. When a permit is required, approval will be given contingent upon homeowner providing ALL necessary permits by faxing or delivering to AAM, LLC BEFORE beginning construction. I assume responsibility of any work under the proposed improvement that my contractor or I accomplish, which may in the future adversely affect the common area. No vendor signs shall be displayed on homeowners property before, during, and after work is completed.

2 BOAT DOCK GUIDELINES Dock must be built or reconstructed by a licensed, bonded contractor. Structures that constitute a patio or backyard extension rather than a boat dock will NOT be approved. The cement anchors for the lake wall occur approximately every 10 to 20 feet. These must NOT be disturbed in any way. The original grade of the lake easement (property between the lake perimeter and rear property wall) must be retained so the integrity of the wall and its footing is not compromised. The dock must be anchored to the property retaining wall at the level of the easement grade. Attaching anchors must be shown to resist conceivable shear (vertical) and tensile (horizontal) forces that act to separate the dock from the retaining wall. Vertical supports on the easement must be placed at least 12" (18 preferred) from the property edge of the lake wall. No portion of the dock may touch the lake wall, float on the lake surface, or rest on the lake bottom. When a lot does not have an easement wall, the rear support footings should be at least two feet deep, one foot in diameter at the top of the footing hole and 15 inches diameter at the bottom of the footing hole (larger at the bottom than the top to help resist pulling), and the supports should be at least every three feet. A boat dock may be constructed at two levels with one step, maximum 8", between levels to accommodate different boat heights. Steps not to exceed four (4) feet in width, and a landing not to exceed four (4) feet long x four (4) feet wide, may be installed at the back fence gate to connect directly to the dock where needed for dock access. Step design must conform to the architecture of the dock. Concrete or concrete blocks are prohibited. The allowable dock length, including any steps or upper stair landing, must not exceed 30 feet and must be a minimum length of 8 feet unless otherwise approved by the Architectural Committee due to limited lake frontage on corner lots. The dock shall be located no closer than ten (10) feet from the adjoining property line. In the case of small lake frontages (i.e. corner lots) exceptions must be requested and approved by the Architectural Committee. The dock may extend over the lake edge a maximum of four (4) feet including any steps from the boat dock toward the water. No boat dock or upper stair landing shall be covered with a roof or sunscreen. No railing shall extend higher than forty-five (45) inches above the deck of the boat dock or upper stair landing. Each dock which moors a boat must have at least two (2) mooring line cleats (boat tie down anchors) attached to the dock surface. Separation of the mooring line cleats on the dock shall be at least 70% of the primary boat length. Docks must be one color. a. If the dock is constructed of natural wood: Dock color must be either clear stain/sealer on natural wood, brown tone, gray tone, or painted the body color of the house. b. If the dock is constructed of simulated wood products, the color of the simulated wood product must be either brown, redwood, or gray. c. If the dock is constructed of both natural wood and simulated wood products, the natural wood portions must be painted/stained to match the simulated wood product. d. Any deviation from these color schemes must be approved by the Architectural Committee. Refer to Section 9, Lighting. Docks may include low-voltage lighting powered by electricity or batteries, including solar. Note that the City of Glendale will require a building permit to run an electrical line to the dock. Placement of lights shall be shown on the dock drawing.

4 BUILD INFORMATION FOR DOCK CONSTRUCTION Piers: Concrete filled tubes placed minimum of 12 from inner edge of lake wall, 18 preferred. Inspect for water at bottom of hole if 12 from lake wall. Minimum 12 diameter, with #4 deformed rebar installed from top of tube, 6 from bottom of tube, & from outside edge of tube. Tube depth minimum 2 ft, or 3 ft if water in bottom of tube Lake Wall 2-3 ft Posts: Pressure treated 4 x 4 s. Posts may be required if easement slope too steep to allow for a level deck. Joists: Minimum 2 x 6, 2 x 8 recommended. 16 on center. Anchors: Use galvanized elevated post bracket to secure joist to pier. Use column to beam bracket to secure vertical 4 x 4 posts to piers. Posts/joists should not contact concrete to avoid moisture absorption. 6 Top View of Typical 10 x 16 Dock Footings & Support Beam Lake Easement Wall (aka Property Retaining Wall) Minimum 4 Ledger Board Ledger board (2 x 8 ) should be attached to wall minimum 4 above ground to prevent rot. For artificial wood, follow manufacturer s specification. Fasten with ½ x 5 lag bolts screwed into lead shields, minimum every 16.

5 FINAL APPROVAL FOR DOCK CONSTRUCTION It is imperative that an inspection of how the dock is being anchored is completed prior to concrete being poured. Failure to comply with this will result in the dock having to be unassembled to show compliance. Without Final Approval, the homeowner is subject to being fined in addition to forfeiting the refundable deposit. During the construction phase of the dock, the homeowner is responsible for the following steps: 1. Prior to pouring concrete, schedule an inspection of the dock footing holes and ledger board. The Association maintains a list of qualified and approved inspectors. Following the construction schedule, Homeowner must contact the AAM office to obtain the list of inspectors. 2. Homeowner is responsible for contacting an approved inspector and arranging for an inspection to take place. Homeowner is also responsible for paying the inspector a fee of approximately $ on the day of the inspection. 3. Inspector will perform an inspection of footing holes and ledger board installation, take photographs, and the report to the AAM office. This report will become part of the architectural submittal. 4. Upon review of the inspection report, AAM will notify the homeowner that dock construction can resume. 5. If any dock construction requirements fail the inspection, inspector will notify Homeowner and Homeowner must have items rectified. When corrections are completed, Homeowner will notify the inspector, requesting a re-inspection to verify. Homeowner is responsible for paying the inspector a re-inspection fee of approximately $ The inspector will a copy of the re-inspection, including photographs, to AAM for review. 7. Upon review of the re-inspection report, AAM will notify the homeowner that dock construction can resume. 8. After the dock is completed, Homeowner must take photos of completed dock (front, side, and top views) and submit to AAM, LLC as the final report.
