MODIFICATIONS TO FLOORING IN UNITS 1. ALTERNATIVE FLOORING: The Association engaged the services of an acoustical engineer to develop specifications for alternative flooring underlayment. The specifications are laid out in an Addendum to this policy as follows: Addendum A: Addendum B: Two Story Building First Floor Two Story Building Second Floor Four Story Buildings

3 Alternative flooring includes: Carpet Ceramic and Porcelain Tile Engineered Wood Luxury Vinyl Tile (LVT) Sheet Vinyl Wood Laminate The specific product requirements for alternative flooring as noted above are included as an addendum with this policy and must be followed. Any substitutions will not be approved. The underlayment products that have been approved for use have been determined to provide an acceptable Impact Isolation Class rating and Sound Transmission Class rating. The acoustical values of underlayment are directly related to the type of subfloor that the product will be installed on. There are several different types of subfloors at Windsor Gardens. Because of that, it is imperative that this policy be adhered to and that no work proceed prior to submitting a request in writing to the General Manager along with an affirmation that only an approved underlayment will be utilized. Certain types of alternative floors will not be approved for general living spaces. They include most rigid surface materials such as wood, parquet, slate, marble, etc. Ceramic or any type of rigid tile or rigid material may only be used in bathrooms, entryways and kitchens that do not allow for an eat in area. Where tile is installed in the entryway, it shall be limited to no more than 48 square feet. MODIFICATIONS TO LANAIS Lanais may be enclosed with glass or screens according to established specifications, but only after approval of the construction is sought and granted by the Association. Please obtain a copy of the specifications from the Office before proceeding to select a contractor. An Approval of Proposed Improvements, Maintenance and Indemnity Agreement must be completed and notarized in the administrative office by the owner for the lanai enclosure. There will be a $35 fee to file the form with a title company for recording purposes for glass enclosed lanais as well as a fee for a copy of the lanai specifications. Lanai painting shall be the responsibility of the Association and will be accomplished at the time the exterior of the building is painted. However, once a lanai has been enclosed, either with screened or glass enclosure, the Association will no longer paint the lanai, but will continue to supply paint to the owner. If an owner wishes to purchase their own paint, they may do so, but the paint color must match or harmonize with the building color.
