(ABBAE) is pleased to provide a description of the pre-design testing scope for visual and destructive testing (DT) services at the NOCCCD Anaheim Campus Upper Deck Parking Lot and foundations, located at 1830 West Romneya Drive, Anaheim, CA. In addition, a scope of work is provided to address the noted Trip Hazard conditions. The description of the services is intended as a general outline of services that will be performed on site; further investigation may be required. All additional services will be discussed between R 2 A Architecture, NOCCCD and ABBAE managerial staff to review the extent of investigation. Please distribute testing protocol and trip hazard repairs to the NOCCCD Facilities and Maintenance & Operations management staff through Cora Baldovino, and DT contractor in efforts to assist them with their requirements and notices for testing. Destructive Testing/Trip Hazard Repairs projected date. (Subject to Selection and Contracting of DT Contractor by NOCCCD) 1. DT and Trip Hazard Repairs are tentatively scheduled for late May 2018, and are anticipated to be performed over the course of six (6) weeks. TBD. This estimated date and work timeframe is subject to change based on bidding, contracting and available times determined by NOCCCD. Work is recommended to be completed over a weekend, days school not in session and/or holidays to best accommodate building use schedule and have minimal impact on occupants. 2. Workday Schedule: 7:00 am set-up for DT 8:00 am 4:15 pm DT and Build Back, to be ongoing simultaneously (1-hour break for lunch) 4:15 pm 5:00 pm demobilize and secure all DT and Trip Hazard Repair areas and equipment. 3. No vehicular access will be permitted on the upper deck parking lot, ramp or plaza areas during the course of the DT and Trip Hazard Repairs work. Accommodations will need to be made for safe building emergency egress. GENERAL DT & TRIP HAZARD REPAIR SCOPE DT contractor in coordination with Facilities and/or Maintenance & Operations staff is to provide access and control to all building scheduled for DT and Trip Hazard repairs. Prior to start of the work, a responsible contractor s representative will meet with owner s representative, R 2 A and ABBAE to identify general DT and Trip Hazard repair locations (see Appendix A & C), review testing and forensic investigation requirements, trip hazard repair scope and schedule arrival and set up of all necessary equipment prior to the first day of work. DT scope work includes both interior and exterior access to exterior foundation locations, parking deck and plaza locations. Contractor is to coordinate DT and Trip Hazard repair locations and procedures with Facilities and/or Maintenance & Operations staff. 1. Contractor to provide the necessary equipment (i.e. multiple ladders, lifts, scaffold, staging, etc.), as required, to access the exterior and interior building subject to testing. 2 2. Contractor to provide necessary equipment to perform all scopes of DT and Trip Hazard repairs, as required. 3. Contractor to provide proper protection for all personal property including vehicles, furniture, art, flooring and any modified interiors that are outside the testing scope. Contractor shall photograph such property before and after the installation of the protection. 4. Contractor to remove and properly store and protect landscaping during the course of testing. 5. Contractor to provide fall safety protection of tools and debris at all elevated testing locations. 6. Contractor to perform under the direction of the consultant at each respective location. 7. Contractor to provide skilled craftsmen, with the necessary tools, to properly remove (in a controlled manner) surface, concrete,, flashings, sealants, insulation, expansion joint covers, SPUF roofing, and building wall cladding assemblies as noted. 8. Contractor to provide all necessary materials to properly repair and restore all work areas impacted by testing. 9. Contractor to provide skilled craftsmen able to efficiently repair, replace, and restore all, roofing and building wall cladding, s, sealants, flashings, and primers, to the existing standard and warranty temporary repairs for minimum of 1 year. 10. During DT and Trip Hazard repairs, control the test area, staff, and students from accessing the work areas. 11. Contractor to coordinate irrigation shut off during landscaped area DT and repairs. 12. Close-up the interior and exterior areas opened at the end of everyday as required by the owner s representative (overnight repairs of exterior areas to be a minimum of water resistant). 13. Effectively communicate with local building officials to secure the necessary permits required for DT and repairs, if applicable. 14. See the detailed scope below to accurately determine the required manpower to perform DT and build back at each of the building. DT AT FOUNDATION WATERPROOFING ABBAE will be performing visual observation of the below-grade system along the building foundation wall, where indicated. Provide manpower and equipment to excavate landscaping and soil fill area. This work will require an excavation of approx. 4 x4 x4 to review the as noted. Provide temporary shoring, if required. Remove drainage panel layer, if present Remove sample of Repair and replace drainage panel. Back fill excavated pot hole and replace landscaping DT AT PARKING & PLAZA DECK AREAS ABBAE will be performing visual observations of destructive testing and on the parking and plaza deck areas. 4 DT AT PLANTER AREAS ABBAE will be performing visual observations of the destructive testing to the in-filled (SPUF filled) planters. See the individual descriptions below for specific requirements pertaining to each subjected component: Provide manpower to perform destructive testing at multiple locations noted on Appendix A. This work will require a demolition area of approx. 3 x3 to review the SPUF roofing system and building noted. Remove decorative rock surfacing Remove top coating layer off of the SPUF Remove the SPUF layer of in-fill materials Replace SPUF infill and Apply new surface elastomeric coating to make areas watertight Replace backer rod and sealant at planter expansion joint area. DT BUILD BACK: Build back will occur at each location after testing is concluded. Any opened areas left overnight shall be at least waterproof. Build back will include the repair and or replacement of s, wall cladding, roofing materials, concrete s, sealants, expansion joints and any other building material that was removed during the duration of the testing. Build back will include the repair of interior areas impacted by DT work to include drywall (texturing, priming, and painting). In locations with biological growth, contractor is to provide new drywall, trim, etc. as required. If additional time is required for drywall repair depending on the complexity of the wall configuration, provide additional adequate notice to Richard Williams either via at rwilliams@nocccd.edu or via phone at (714) Please notify Facilities and/or Maintenance & Operations staff and ABBAE should mold abatement be needed. Carpeting will be repaired or replaced where disturbed. Miscellaneous furnishings will be reinstalled by the contractor. Contractor will include vacuuming and related cleaning. Build back is to be performed to the satisfaction of NOCCCD. If additional time is required for any repairs, contractor is to coordinate scheduling with Facilities and/or Maintenance & Operations staff. TRIP HAZARD REPAIR SCOPE OF WORK NOCCCD has noted concerns regarding deficient conditions that are potential Trip Hazards on the upper deck area. These conditions consist of up-lifting areas (bumps) in the concrete, depressed areas (subsiding/sinking) in the concrete and loose un-adhered peeling up. Below is a limited scope of work for remediating the Trip Hazard condition. The cold fluid-applied /traffic coating system being utilized is considered a temporary repair to seal the trip hazard until permanent repairs can be implemented. Any opened areas left overnight shall be at least waterproof. Remove existing over deficient trip hazard area. Chip out and/or cut down areas of concrete topping which are protruding upward to make level. Remove loose or rabble area of concrete topping. Concrete work is intended to remove materials until solid sound concrete is located. Apply a quick set of concrete to fill all void areas and provide a level surface, as required, for application of temporary /. Temporary / will utilize the CIM 1000 product and have an overall thickness of 72 mils. Prepare and prime concrete surfaces with CIM EMT primer, per manufacturer requirements. Extend the new / tie in a minimum of 12 onto adjacent adhered. Prepare the adjacent existing / by cleaning, roughening, solvent wipe, and application of CIM Bonding Agent, as required by manufacturer. Apply base coat of 30 mils of CIM Follow application instructions regarding re-coat windows. 5 After appropriate cure time, apply a second layer of 30 mils of CIM When second layer is still tacky, apply a 12 mil layer of CIM 1000, and embed aggregate surfacing until full refusal. CREW AND TIME FRAME ESTIMATES DT Contractor is responsible to determine anticipated minimum number of separate crews needed to simultaneously perform multiple areas of DT, Trip Hazard repairs and build back to complete all work in a timely manner as anticipated by project schedule. Separate crew quantities and man hours for each crew are to be determined by DT contractor. See site plan (Exhibits A & C) and tables below (Appendix B & D) for testing locations, building, DT and Trip Hazard repairs descriptions and contractor scope of work.
