Innovative Modular Solutions Accelerated Hybrid Construction Technology for Education Facilities Presented to: THE W.E.B. DU BOIS CONSORTIUM OF CHARTER SCHOOLS, INC. November 26, 2013

About Innovative Modular Solutions Founded in 1999 o Licensed general contractor / commercial modular contractor o Prime or specialty contractor, offering design-build services o Temporary and permanent projects of 400 to 100,000 square feet Team of industry veterans with diverse, complementary skills o Technical construction management o Factory manufacturing, management o General contracting and operations, sales o Sales and sales management All employees are CPR and first-aid trained. All field workers are OSHA certified (10 or 30 hour).

IMS Offers Accelerated Construction Technology Off-site Construction Predictable Delivery Cost Certainty

Modular Construction Overview Modular solutions provide an alternative method of construction. Building components are manufactured in a controlled factory environment to the same building codes as conventional construction, using the same materials. Partially finished components are transported to the project site, assembled and finished. Modular buildings can be one, two or more stories. Modular buildings can be temporary, semi-permanent or permanent. Modular construction can be easily incorporated with other types of construction to capitalize on the advantages that each has to offer.

Benefits of Modular Construction Speed: On Time, Accelerated Construction Schedule o Concurrent site preparation and modular component fabrication o Reduced weather delays o Works well in areas where the construction season is short o Reduced job site chaos limited deliveries, limited disruption Flexibility: Project Team Defines Design and Finish o Design of building as well as makeup of design team o Portability responds to changes in user demographics o Variety of financing options available Cost: Controlled Budget Process o Replicable, standardized Few change orders Improved quality o Costs typically less than conventional construction

Modular = Green Inherently green contributes to sustainable building initiatives Limits site disturbance Minimizes waste onsite due to factory construction and recycling Eliminates environmental factors that affect building materials Reduces overall construction time Simplifies relocation and reuse of buildings Saves energy through o Reduced building volume o Efficient HVAC design o High insulation levels

Construction Process: CONVENTIONAL SITE BUILT CONSTRUCTION PRE-ENGINEERED CONSTRUCTION MODULAR CONSTRUCTION Raw Material Inputs Raw Material Inputs Raw Material Inputs Relative Time Scale Project Site Deliver Cut Prepare Assemble Piece by Piece Manufacturing Facility Deliver Cut, Prepare Ship Building Element Outputs Project Site Deliver Assemble Element by Element Manufacturing Facility Deliver Cut, Prepare Assemble Ship Building Component Outputs Project Site Deliver, Assemble Component by Component Shortest Delivery Cycle Longest Delivery Cycle

About Hybrid Construction Hybrid Construction is a Combination of Modular and Conventional, Pre-Engineered, or another Method of Construction o o o o o Common for Large Projects Allows the Project to take Advantage of the Benefits of Different Methods High Ceiling, Long Span Spaces can be Conventional or Pre-Engineered Repetitive Spaces (Classrooms, Restrooms, Offices) can be Modular Concurrent Construction - Preplanning Allows Modular Components to be Built Off-Site While Site Preparation Activities (Grading, Foundations, Utilities, etc.) are completed on site

Phased Construction Offers Flexibility Modular Construction easily accommodates Phased Construction o Future Additions (Horizontal) o Future Additions (Vertical) Add a Second Floor o Future Upgrade to Finishes Addition Existing Building Addition Future Building

Material Selection The Project Team should review all material selections and specifications Selections are easily customized Selections include most options available in conventional construction Material Selection drives the cost of any construction project Customers should use and specify commercial grade materials

Options Include: Outright Purchase Bond Financing Operating Lease Finance Lease

Temporary and Semi-Permanent Construction

Permanent Modular Construction
