4 17563 Nassau Commons Boulevard, Suite 3, Lewes, DE OWNER RESPONSIBILITIES The owner is responsible for the actions of the builder/contractor and for maintaining the property in a neat and professional manner which includes regular trash removal (dumpster, constructed container and a port-a-john where applicable) and cleaning of streets. Owner/builder should install driveway culvert at the beginning of construction, and cover it with compactable feel of several tons of crushed stone to keep roads clear of mud. Owners are required to notify the Board of Directors of any architectural changes to approved plans. The owner/builder must notify the Association Board when the foundation is staked out. NO construction will be permitted before 7:30 AM and after 6:00 PM, Monday thru Friday, before 10:00 AM and after 3:00 PM on Saturday or all day on Sundays and legal holidays. Owners are expected to inform Builders/Contractors of their responsibility to comply with all guidelines established by the Property Owners Association (POA) Restrictions Article D. One (1) sign per construction site is permitted. Signs must be pre-approved by Seascape Property Management and must be removed upon substantial completion of residence. Typical sign would be similar to standard real estate metal frame sign (18 X 24 ). By their signature(s) owner(s) represent that all representatives of the owner(s), including but not limited to, owner s architect, engineer contractors, sub-contractors their agents and employees shall be made aware of all applicable requirements of the Association Board by the owner and shall abide by these procedures, the Guidelines and Restrictions as recorded in the Office of Recorder of Deeds, Sussex County, Georgetown, Delaware.
