You can be assured of a quality build, with Ranger Homes having over 20 years experience providing expert building advice. FOUNDATIONS/FALL OF LAND Foundations class up to M class timber stumps with maximum of 300mm fall over the building envelope. Based on allotment up to 650m2 with a maximum setback of 5m to front of the house or 10m from the main dwelling. SERVICES Under/above ground power, water connection (dry tap on same side of street), sewer and storm water connection within site, termite protection. FRAMING Pine framing to walls and roof trusses. ROOFING Colorbond sheet roofing. INSULATION R2.5 insulation batts to ceiling and sisalation to walls (excluding garage and alfresco) to achieve 6 Star energy rating. WEATHERBOARDS BGC Duraclad 300mm tall with smooth finish. WINDOWS Powder coated aluminium frames. CEILING 2440 high ceilings with 75mm cove cornice. PAINTING 2 Coats washable paint to walls, semi-gloss paint to doors, skirting and architraves. FLOORING/TILING Tiled splashback to kitchen. Wall tiles to ensuite, bathroom and laundry. Vinyl flooring throughout, carpet to bedrooms and robes.

Flush panel 2040mm heigh internal doors including chrome lever passage set, hinges, latches and strikers plates. 67mm decorative skirting and architraves. White cushion door stops to opening doors were applicable. ELECTRICAL Double powerpoints throughout, hard wired smoke detectors, exhaust fan over shower recess, battern holders throughout including to portico ceiling and alfresco (house specific), one tv point. HEATING/COOLING Split system heating/cooling to living area. KITCHEN Post formed laminate benchtop, with laminate cabinetry, melamine shelving and stainless steel sink. Pantry with flush panel door and four melamine shelves. Technika electric 540mm stainless steel upright cooker. ENSUITE/BATHROOM Semi-frameless shower screen with pivot door and polymarble showerbase. Laminate shadow-line vanity with melamine interior and squared edge top, complete with vitreous china basin. Polished edge mirror to full width of vanity. LAUNDRY Post formed laminate benchtop, with laminate cabinetry, melamine shelf and 45 litre stainless steel insert trough. ROBES/LINEN Robes include white melamine shelf with hanging rod. Linen includes four melamine shelves. TAPWARE Chrome finish flick mixers throughout. Outdoor garden tap, attached to external wall. TOILET White ceramic wall faced toilet suite.
