2 GREENHILLS APARTMENTS Narrative Scope of Proposed Renovation April 30, 2015 PROPOSED RENOVATION SCOPE Exterior Elements o Siding Remove and replace existing aluminum siding with new vinyl siding, window trim, and soffit Add architectural feature to all door fronts and/or buildings Vinyl siding to include building wrap (Tyvek or similar) including insulation Flashing at windows and on top of brick veneer Replacement of any damaged wood (provide unit pricing) o Gutters and Drainage Provide and install new gutters and downspouts From downspout, install new underground pipe to sidewalk* Scope/clear drains at end of stairwell of buildings* Clear yard and condensate drains* o Windows Remove and replace existing windows Install energy efficient single hung windows with mullions to match existing St. Claire 7800 Series windows sliding; color : White Sliding Glass Doors o Doors Replace all unit front entry, storage room and utility room doors Steel, insulated exterior door and hardware Replace (35) sliding glass doors. o Townhome Stairs and Decks Install pressure treated deck boards, joists, handrails and pickets, and stair treads. (Run deck boards on 45 angle) See architectural drawings for details. Replace handrails at front entrance stairs and landings to match existing Replace privacy screening with pressure treated lumber to match existing Repair or replace concrete stairs that are failing, per site plan o Apartment Patios and Fences Replace all wood fences surrounding apartment patios, with board on board pressure treated lumber to match existing Replace cracked and damaged concrete patios, per site plan o Parking, Concrete, Asphalt, and Masonry 1 P a g e

3 Powerwash all existing masonry Waterproof ground level units Masonry tuck pointing and waterproofing, as necessary Seal penetrations through exterior wall Remove landscaping/holly s away from buildings; relocate as necessary; contractor to identify plantings for owner s approval prior to removal Replace cracked and damaged sidewalks throughout, per Site Plan and count Asphalt milling, overlay and striping in parking stalls. Parking lot is to be completed in (2) mobilizations to allow for ample on-site parking for existing residents. Provide (2) new trash enclosures to include 4 stone base; see plans for details Curb ramp installed outside access aisle Accessible route to entrance Signage: international symbol of accessibility placed in front of the parking space mounted at least five feet above the ground measured to the bottom of the sign. (ADA Parking spaces) o Mail Centers Remove and re-install original mailbox structures (7) throughout community, following removal and replacement of concrete. o Lighting Replace all exterior light fixtures (front and rear of each unit) Front Entry Progress P STR, black finish Rear Entry Progress P STR, black finish Apartment and Townhome Unit Interiors o Provide all necessary work for new leasing office/maintenance shop location, see plans for details o Unit Interior Painting Prepare walls and ceilings to a minimum level 2 finish utilizing low VOC paint. o Remove existing, provide and install the following in kitchens, foyer areas, and washer/dryer rooms. Unit Carpet By Beaulieu of America, Shaw Ultimate Investment Carpet in Bedrooms, Property Management Solution collection, woven polypropylene 25 oz. Color: Biscotti. Contractor must also assume completion of necessary subfloor repairs in 52 townhome units prior to installation of carpet. Contractor is to secure existing subfloor to joists with screws through all units above grade. The screws shall be placed between existing nailing patterns. Contractor is to complete this work prior to padding and carpet installation. Contractor should re-set any nails that are above the subfloor surface. Tub surrounds - Daltile 3x6 Subway; Bathroom floors Daltile 12x12 Briton Contractor is to provide all new transition strips and thresholds at new work locations. Marble thresholds at ceramic locations. Contractor is to provide temporary protection for all floor surfaces during construction. o Remove and replace all kitchen & bath cabinetry and countertops. Cabinetry replaced with Wolf Cabinet, plywood box construction, Dartmouth style ( shaker ) or owner approved like product. Countertops are to be Wilsonart/Formica standard grade, self-edge style ALTERNATE 1: Wilsonart/Formica premium grade ALTERNATE 2: Granite Countertops o Remove and replace all kitchen backsplash (Only behind and/or corner of gas range) Daltile Rittenhouse Square 3 x 6 ceramic wall tile, color: 0100 semi-gloss White o Remove and replace all appliances and provide all Frigidaire energy star rated appliances in stainless steel finish Top-mount ENERGY STAR 18+ cubic foot refrigerator, stainless steel finish ALTERNATE: Refrigerator with icemaker; include cost to add water line for icemaker 24 built-in ENERGY STAR Dishwasher, color: stainless steel Garbage disposer featuring ½ HP Grindpro motor 3 P a g e

5 Frigidaire Over-the-Range Microwave 1.56Cu.ft Color: Stainless Steel Features Gas range Frigidaire 30 freestanding gas range with electronic ignition Mfg.#FFGF3023LS; to also include gas connection by licensed plumber o Remove and replace all lighting fixtures with new energy star rated fixtures. (Please see on Material Specification List and Finish Selections) Bedrooms Bathrooms Kitchen Hallway/Entry Dining Room Closet/Misc. Space o Remove and replace all existing plumbing fixtures Kitchen faucet Bath vanity faucet Shower head and bath diverter Toilets and seats Provide all new shut offs, traps, seals, wax rings, condensate lines, etc. Provide grab bar blocking in exposed bathroom walls for future addition of grab bars. o Replace all washer and dryers (52) stacked units in townhomes (26) side by side units in apartments Alternate manufacturer acceptable provided they meet the specification criteria. o Bedrooms Install a ceiling light in the center of the room for all bedrooms with the switch Pulling wires through the walls and ceiling Make necessary drywall repairs and paint throughout o Bathrooms Remove and replace bath tubs with new porcelain finished steel tubs. Remove and replace existing tub and shower surrounds including wonder board and new ceramic tile. Replace existing shower rod and towel bars. Provide new vanity with storage underneath and new cultured marble top. Provide pedestal sink in powder room of all three bedroom townhomes. Provide new mirror over vanity. Provide new sidewall mounted medicine cabinets beveled mirror. Provide new hollow core two panel wood bathroom door and hardware. Remove and replace 24 bathroom door in 2 nd bathroom of two bedroom townhome with 30 door if possible. Replace bathroom exhaust fans. 4 P a g e

6 o Living Areas Make necessary drywall repairs and paint throughout. To include paint and drywall repair at all new work (kitchens, baths, door installation, etc.) Provide new standard two panel swing doors on all closets. Includes new framing, drywall and painting as required. Provide new hardware on all doors. Provide new hollow core 2 panel wood doors on all bedrooms. Remove existing ceiling fan in the dining room of Maplewood and Oakley apartments (25 units) and install the standard dining room light. Remove of existing fireboxes (78 units), including hearth, and complete all drywall repair. Leave existing chimney flue intact and cap with aluminum. ALTERNATE 1: Replace the existing wood fire place (78 units) and install a new gas fire place including all equipment, labor and necessary permit. ALTERNATE 2: Replace 21 existing fireboxes (existing manufacturer: Craftsman Firebox) and rebuild chimney flue. ALTERNATE 3: Remove existing chimney shaft sheathing. Replace framing if deteriorated. Install new plywood sheathing installed for all surfaces-fastened to framing in accordance with IRC 2009 Table 602.3(1). Remove and replace interior wood handrails at stair locations o ADA Units (4 Units) Modify Units to be Accessible per UFAS Provide accessible parking Provide accessible path from parking to units Provide accessible entrance to accessible unit Accessible path within the unit Accessible switch / control locations Modify kitchen to be accessible Modify bath to be accessible Modify bedroom to be accessible Mechanical Systems o Condensing Units Replace all condensing units and air handlers with new energy efficient units (14 SEER minimum) ALTERNATE: 15 SEER minimum o Furnaces 5 P a g e

7 Replace gas furnaces with 90% efficiency units, to include all new concentric flues. See plans for details o Water Heaters Replace all hot water heaters with new high efficiency units. o Remove and replace all existing supply register vent covers and return grills Electrical Systems o Remove and replace all outlets, switches, phone and cable terminals, and covers throughout each unit including the deck and patio areas. o Provide new electrical circuit for new microwaves o Replace all smoke and carbon monoxide detectors with hard wired battery backup units. To include wiring to all bedrooms per code. Includes all drywall and paint touch up o Provide all new electrical panels Existing 150 AMP Main Breaker, 30 space panel. o Provide GFCI outlets in bathrooms and kitchens per code Allowances o Contractors are to include the following allowances in their total cost. All allowances shall be included in the total cost. Allowances should be kept clearly separated from the contractors total amount: Masonry tuck pointing and waterproofing Amount: $30,000 Landscaping Amount: $50,000 Additional Information o Contractors are to provide the following individual unit costs: Sliding glass doors Gas Fireplace Fireboxes Concrete entry porch removal and replacement Concrete sidewalk break and replacement LF cost for metal railing replacement Hourly carpenter rate Hourly masonry rate Hourly drywall rate Hourly painting rate 6 P a g e
