1 GENERA AL SPECIFICATION 1. Foundation a. Load bearing walls to be concrete strip footings or as otherwise designed by the Structural Engineer. b. Non loadbearing walls on thickened surface beds. c. Moisture barrier at least 250mic DPM as per engineers 2. Super Structure a. External walls to be 230mm cement maxi brick and internal to be 190mm or 90mm as per the engineer and architects design. b. SABS Maxi bricks according to the specification of the NHBRC. c. Alternatively external cavity walls to be 90mm with 50mm cavity with ties and waterproofing in accordance with engineer. d. Surface beds to be 100mmm with steel mesh as per the engineers 3. Roof Construction a. Roof trusses to be as per the engineers design and to be pre-manufactured. b. Roof pitch as per the architect s specification and in accordance with the design guidelines. c. Colour bond roof sheets and fixed as per manufactures d. Facia boards to be of fibre cement and to be fixed as per the manufactures e. PVC gutters throughout and colour as per the architect 4. Doors and Doorframes a. Front door to be solid hardwood timber door with Meranti or equally approved frame. b. Internal doors to be semi-solidto be fit to centre of reveal with no architraves. d. Sliding doors to be Powder coated Aluminium, colour as per c. Internal doors Architect. 1

2 5. Windows and Glazing a. Windows (and doors where applicable) to be powder coated aluminiumm and colour as per the architects b. Laminated safety glass to sliding doors and windows in accordance with NHBRC. 6. Wall Finishes a. Internal and external walls coated with one coat of cement plaster in accordance with normal building standards. b. Internal and external paint to be as per Architects specification for external waterproof paint or similar approved. c. Paint colour to be in accordance with the architects specification and to conform with the guidelines. d. Two rows of tile splash backs above bathroom basin. e. Wall tiled between counter top and underside of wall mounted kitchen units on back wall only. f. Showers where applicable to be tiled to a min of 1800mmm above FFL. g. Timber skirting s to be painted in accordance with manufactures specification and colour as per architect. h. Bathrooms to have a tile skirting. 7. Floor Finishes a. Minimum 25mm screed to all surface beds and in accordance with the engineer s b. Carpets or to bedrooms as per the Developers Preferred range. Alternatively at no additional cost tiled throughout based on clients choice and tiles to match balance of floor areas. c. Kitchen, living, dining, lounge and passages to be 600 x 600 Imported Porcelain tiles (or similar). d. External patios to be 600 x 600 Imported non slip Porcelain tiles (or similar) e. Bathrooms to be tiles to match selection or if applicable to Developers 2

3 8. Ceilings a. Skimmed Rhino board where applicable at least 6.4mmm thick. b. Off shutter and painted in accordance with the manufacturers c. Shadow line detail, wheree possible, otherwise cornice as per architect s 9. Ironmongery a. All internal doors to be fitted with a two leaver mortice lockset. b. Front door to be fitter with a three leaver mortice lockset. c. Standard S/S hinges to all doors. d. Door handles as per Developer selection. 10. Kitchen and Built in Cupboards a. Built in bedroom cupboards to be melamine as per developer s choice and selection. b. Soft closing Blum or Hafele (or similar) kitchen cupboard hardware. c. Kitchen layout as per architect design and as per specialist details. d. Engineered stone to kitchen tops in accordance with the architect s design. 11. Electrical a. Standard - Downlights LED in kitchen / lounge / bedrooms (dimmable) as per architects b. At least two light points per bedroom. c. At least two single plug points in bedrooms. d. At least one double plug point in lounge/tv room. e. Two double plug point to kitchen above counter. f. One stove connection in kitchen with isolator switch. g. One plug point allowance for future connection to washing machine and tumble dryer. h. One TV point in lounge TV Room and bedrooms. i. One Telephonee point to be positioned as per most convenient location. 3

4 12. Plumbing and Sanitary ware a. Taps and fitting to be Grohe (or similar). b. One bath or shower or Bath/Shower combination depending on layout and in accordance with the architects design. c. Bath 1 700mm acrylic type. d. Optional - Freee standing baths wheree applicable and to client selection. e. Bath with Niccii spout and single leaver mixer and shower diverter where applicable. f. Pedestal type basin with single leaver mixer. g. Wall hung WC with Geberit (or similar) with concealed cistern where possible. h. Kitchen stainless steel drop in doublesink with single leaver sink mixer. i. Accessories as per Developers preferred choice and range. j. Solar Geyser to comply with regulations. k. Where applicable frameless walk-in showers to developers choice and product selection. 13. Appliances a. Standard - Hob 60cm stainless steel electric Miele (or similar). b. Standard - Over 60cm stainless steel electric Miele (or similar). c. Extractor to match Miele (or similar). d. Alternative at no additional cost Free standing 90cm Smeg (or similar). electric oven and gas hob integrated unit. 9kg Gas bottle to be fitted inside the cupboard units in accordance with regulations. e. Extractor to match client selection. f. Each unit supplied with a Nespresso Coffee Machine (or similar). 14. Additional Items a. Garden apartments with lawn and voucher for specialist garden installation to client s selection. b. Estate perimeter wall and fencewith access control. c. Satellite point to be provided per building for signal distribution to the individual units. d. Individual pre-paid electrical meters to be installed. e. Individual water meters to be provided. f. Parking allocation as per the unit plan. g. Some units receive a timber pergola. 4

5 15. Optional extras and upgrades a. Depending on unit type upgrade floor finishes to Oggie Solid Wood Flooring (or similar). b. Limited number of storage units available in two different sizes. 16. General a. The specification serves only as a guide and the Developer reveres the right to change or substitute any of the products with a similar quality. b. Curtain rails are excluded. c. Any loose furniture or decorations represented in the documentation is for information and effect only and are not included in the selling price. 5
