1 RESIDENTIAL BUILDING PLAN APPROVAL PROCEDURE 1. Prior to the commencement on any lot, of any building work whatsoever, including outbuildings, fencing, external renovations, air-conditioners or any other structure, plans and specifications describing the proposed works in respect of that Lot shall be submitted to Cedar Woods Properties Limited for approval. 2. Each submission shall include the following: a) completed Application for Building Approval Form b) completed Design Information Form; c) completed Design Checklist Form; and d) one (1) complete sets of plans, specifications and structural footing details (AHD levels must be noted on the site plan). 3. The plans will then either be approved by Cedar Woods Properties Limited or the owner/builder will be advised to contact Cedar Woods or its representative to discuss any amendments required prior to re-submission for final approval. 4. The owner/builder will be advised of approval by letter. A copy of the approval will then need to be forwarded to the Town of Port Hedland by the owner/builder. The Town of Port Hedland will then process the plans in accordance with the requirements of the Building Codes of Australia and, if required, the Town of Port Hedland s Town Planning Scheme. 5. Any alterations or additions to the approved plans which affect the external design of any structure will need to be submitted to Cedar Woods Properties Limited for approval. 3 DESIGN INFORMATION ROOF MATERIAL Note: The Design Guidelines requires the roof material must be corrugated metal sheets in the colorbond colours: surfmist, dune, evening haze, shale grey, classic cream and paperbark only. WALL MATERIAL Note: The Design Guidelines requires the front facade to be built predominantly of the materials listed in the Design Guidelines and must include at least one other material (exclusive of glazing, downpipes and garage door). The second material must comprise at least 10% of the surface area of thefront façade. EXTERNAL JOINERY HOT WATER SYSTEM Note : The Design Guidelines require Hot Water Systems to have a minimum 5 star energy rating. Solar Electric ELEMENTS Building Approval Application Form Page 3

4 DESIGN GUIDELINES CHECKLIST The following checklist must be completed and submitted to Cedar Woods with your plans for approval. Please complete the checklist by placing a cross [X] in the appropriate box. This does not apply to eaves and shading devices over windows. All windows having a minimum 50% as operable area A duo-pitch hip or gable roof form with a minimum roof pitch of 12 degrees. Minor roofs may use alternative forms such as low pitched skillion roofs, flat roofs and curved roof forms subject to design merit; Homes designed to ensure breeze paths not exceeding a total length of 15m through a maximum of 3 windows, doors or other openings. Breeze paths must not crank more than 35 degrees in their passage through the house plan. Breeze paths to be clearly noted and dimensioned on a breeze diagram to accompany the application for Developer Endorsement HOUSE DESIGN YES NO A roof made of corrugated metal sheets in the colorbond colours: surfmist, dune, evening haze, shale grey, classic cream and paperbark only. The primary facade incorporating light and neutral colours for the primary material of the dwelling and from the colour palette provided in the Elements Design Guidelines. 5 No external roller shutter screens to any window that faces a street The finished level of the lot after the completion of a dwelling on it, is the same as the level of the lot that existed prior to when the construction of a dwelling on the lot commenced The ground floor level is the higher of, 10.3 metres above the Australian Height Datum and the level of the Property that existed prior to when the construction of a dwelling on the Property commenced and within 450mm of the post finished subdivision lot level. If the Property is situated on a corner with multiple street frontages, the dwelling must addresses both street frontages. Primary Street setback area contains preferably no fencing or where desired the fence is no higher than 1.2m. Fencing along lot boundaries abutting secondary streets is a maximum of 1.8m above finished lot level and 50% visually permeable above 1.2m from finished lot level for the forward most 15.0m of the boundary and constructed in a material approved in writing by the Seller. EXTERNAL WORKS YES NO Any externally mounted air-conditioning, evaporative cooling unit or any other plant and equipment including any solar hot water system or solar panels must be constructed in a similar colour as the predominant colour of the roofing material on which the unit or device is mounted. Any externally mounted air-conditioning, evaporative cooling unit or device or any other plant and equipment including any solar hot water system or solar panels which has its highest point higher than the peak ridge of the roof of the main building on the Property must be concealed from view of any street. 7 Any outbuilding(s) with galvanised iron, timber or unpainted fibrous cement walls, except for sheds which have a floor area of less than 8 m 2, must not be visible from any street. Any outbuilding(s) with a floor area of more than 8m 2 must be located within the building envelope and constructed of the same materials in the same colours as the main dwelling constructed on the Property. Any pergola(s), alfresco area(s) and/or external area(s) must be constructed of the same materials in the same colours as the dwelling constructed on the property. Any clothes hoist or clothesline or area used for clothes drying or airing must be screened from view from any street. No two way radio or other aerial, any satellite dish or any other media or electronic communication aerial or device is visible from the street. No piped, reticulated or wired services are visible from any street. No refuse or bin storage area(s) is visible from any street. No signage is permitted on your lot or adjacent street reserve other than signs provided by Cedar Woods. No real estate for sale signs are permitted on the lot until the dwelling is constructed. Lighting selected and located to minimise disturbance and glare to adjoining properties. Include a water wise garden planting, landscaping and street tree planting in accordance with the Elements landscape guidelines and rebate scheme. Installation of water wise and/or programmable reticulation; Lawn to verge areas and encourage the reticulation and maintenance of verges and street trees; To facilitate installation of landscaping and reticulation you are requested to install a 90mm PVC duct under the driveway and clearly marked for irrigation pipes only.
