2 Intro All the cabins built by PG Carpentry benefit form excellent timber frame materials including the highest specification insulation package. This allows the occupant all year-round accommodation. All our Log Cabins/Mobile Homes are designed & engineered to be split in two halves to allow it to be transported to and from site. It will arrive flat packed on a flatbed lorry, we then install it in two halves and bolt it together as the final act of works. When it comes to removing the build from site (if you ever wish too) this can be done by using a Manitou or a mobile crane dependent on access to your property. We will unbolt the home into two sections then lift each half on to a flatbed lorry. At PG Carpentry LTD we have a skilled team with all the tickets required to perform this procedure. PG have a very quick turn around programs which will allow us to supply and fit your log cabin within a few weeks. We can normally from deposit be onsite within 4 weeks The PG carpentry team are here to give you as much help and advice as you may need, from just a supply only kit package, to going all the way to the end of your project with our turn key package. We can be involved in your build as much or as little as you require. We know its a daunting task trying to find the company to build the home of your dreams, but rest assured we have built enough homes to know what you are looking for. Our teams have been the main fitters for many of the log cabin suppliers and we have now decided to offer everything from engineering, design, manufacturing and erecting.

4 Site visit They can be arranged so both PG and the client can be happy with excess, ground layout and any questions you would like to ask The price for the site visit is refundable on the date of phase 1 completion Payment Schedule Deposit of to put the cabin into design and engineering 50% off the total price on the day the cabin goes into manufacturing 25% off the total price on the day of delivery Final payment (remainder of balance) is due on the day before the team is due to be completed phase one (basic cabin package) Foundations You will have to decide how your foundations are going to be laid they can be laid by us using our svival plate system which we specify the ground should of hard standing, a concrete base or 3 strip system which means you lay 3 strips of concrete about 500m deep along the far edge, centre and near edge of the building we provide you with a drawing for you to go to. You can opt for the solid block system again laid on a concrete base or a 3 strip system.

5 Delivery To deliver your cabin to site has to be transported by at least 20-ton lorry this can single artic load or truck and trailer again we will need to know if you have any access issues. This is transported by a third party to PG Carpentry. We hold no responsibility for the delivery driver causing any damage entering, on or leaving the site. Erecting The erection of the timber frame cabin is optional although it will affect the warranty of the cabin if we don t use our highly professional erection team we will aim to get the build-up as soon as possible depending on size no more than 5 days to get it to phase 1 Phase 1 Basic cabin package Structural and engineering calculations, design, drawings and layouts Base. Floor: 220mm x 47mm joists which includes 200mm insulation and 22mm Egger flooring cover comes with a 30-day weatherproof guarantee External Walls: 140mm x 47mm with 9mm covered OSB board with black breathable membrane Internal Walls: 89mm x 47mm Roof Trusses or 197mm x 47mm loose cut rafters (depending on roof design) 10-year guarantee All timber used by PG Carpentry is of the highest grade which is dry kiln, pressure treated and graded CLS C16 to CLS C24

6 Phase 1 basic package will include all you internal walls too All internal walls are 90 mm thick with 80 mm insulation slabs inserted between studs then boarded with 12.5 mm plasterboard.

7 Phase 2 (water tight) Roof cover The roof cover can be either felt roof shingles, metratile, decratile or normal roofing tiles if you go for the normal roofing tile will need to know as soon as possible as we have to engineer the roof so it will take the extra weight. We are advising that if are susceptible to high winds that we will fit the felt roof shingles to the manufactures standards but will guarantee any loss or damage caused by acts of nature, severe weather conditions.

8 Doors and windows Doors and window are made from UPVC and come in all colours and wood effect they are mainly white inside and your choice of colors on the exterior. Standard doors up to French double doors and patio sliding doors. If you are planning to order windows yourself please bear in mind the tolerance on each window is around 10mm on the height and width don not order windows until you have confirmed measurements with the drawing and the site foreman. We will not be held responsible for any incorrect fitting unless we have quoted for this option

9 Phase 3 External Cover Cladding/ Render Normally timber cladding can be either ship latch or half log effect we do offer a render finish too in again plenty of colours. Cladding Finish Render Finish

10 Rainwater system All sofit, facia, downpipe and guttering comes in different colours Vapor Barrier and Plaster boarding Vapor barrier is fitted to seal the internal from the external and will help keep out any damp progressing into the building this needed to be fitted before the plaster boarding in applied

11 Plastering To complement the boarding, we need to finish the internal walls with plastering Joinery Package This includes door cases, doors, arcatrive and skirting board and window boards Pre-Decorating Package This is a calking process which cover the gaps between skirting arcahrive give its that finished look Electrical Package Will be installed using the industry standard wiring and fitting Includes consumer unit Plumbing All plumbing can be fitted Flooring Comes again in various types carpet, laminate, tiles etc. Skirting boards and architrave MDF Pre-painted skirts and architrave is used. Doors Again, so many designs and styles, we supply or you can choose your own.

12 Kitchens Are very hard thing to decide on and we offer from standard to luxury depending on budget. Sizes Log cabins that come under the caravan regulations can be as large as 20 metres by 7 metres. Ceiling We offer two types of ceilings flat or vaulted. This means the ceiling follows the shape of the roof internally and flat. Floor plan Good to have some idea where rooms are going a basic sketch will help our designer get the maximum space needed for each room. Timber All our timber is dry kiln and pressure treated

13 Prices The best way for us to supply you with a great quote is if you submit some dimensions or plans to us and we can get you the right quote. What Happens Next We advise we do a site visit, so we can make sure that access and ground is good and go through some designs and sizes with you unfortunately on we have to charge for the site visit which is refundable on placing the order. Once all this is done we can arrange for a visit to one of our client, so you can see what your dream home will look like if you wish or you can just pay your deposit of and we can get your project into design and engineering.
