1 Community Development Department Five Plaza Drive Woodridge, IL (630) FAX (630) Basement Build-Out Guidelines The Village of Woodridge requires that a building permit be submitted for any construction that is to be done in the basement. On the attached sheet are items that must be submitted with your completed permit application. Required inspections for such a basement buildout are as follows: Underground Plumbing (if applicable), Rough Plumbing (if applicable), Rough Framing and Rough Electric (once all wires are pulled) Insulation Final Plumbing. Once Final Plumbing is approved, you can call for Final Building and Final Electric. These inspections must be scheduled forty-eight (48) hours in advance by calling the Community Development Department at Plumbing inspections are only conducted on Monday, Wednesday, and Fridays. Please allow a minimum of ten (10) business days for your application to be processed. You will be notified by our office as to the cost of the permit after it has been processed and approved. We understand that you are about to make a significant investment into your home and we are willing to answer any questions you may have in regards to the construction process. Feel free to contact our office and talk to an inspector regarding any questions or concerns you may have in regards to basement buildouts. 2 o Submit three (3) sets of the proposed construction drawn to scale. o Indicate the location of all electrical devices with universal electrical symbols. $ = Switch O = Receptacle = Light Fixture = Smoke Detector o Submit wall cross section indicating air separation from foundation wall, stud dimensions and spacing, decay resistant bottom sill, insulation to be used; (R13) and finished wall material. o Indicate location of existing windows including the escape window, if applicable. o Minimum door sizes are as follows: 2 4 for bathrooms, 2 6 for habitable rooms, 2 8 for service entrance doors into mechanical rooms. o Absolutely no vapor barrier is to be installed within the wall construction. o Indicate finished ceiling height. o Indicate finished ceiling material. Take note that electrical junction boxes must remain accessible. o Horizontal and vertical transitions (soffits and top of outside walls)must be firestopped with ½ drywall or rock wool o Each 500sqft area must be draft stopped if manufactured or truss 1 st floor joists are present. o Under stair areas must have 5/8 Type X fire rated drywall installed. o Indicate combustion air source for furnace and water heater o Indicate location for new supply and return air registers. o Mechanical ventilation is required to be installed in bathrooms and must be a direct vent to the exterior. o Conduit is to be used for electrical system. Non-metallic sheathed cable (Romex) and BX cable are not allowed. o A GFI protected receptacle will be required in the unfinished portion of the basement if one is not already installed. o All bathroom and wet bar countertop receptacles must be GFI protected. o Any light fixtures installed in non-walk in closets must be fluorescent. o 110v smoke detectors wired in series with battery backup are required to be installed in all bedrooms, each floor level, in the finished basement area, and in the unfinished basement area. o Basement bedrooms must have a smoke detector and escape window meeting IRC requirements within the room. o A carbon monoxide detector need to be installed within 15 feet of the bedroom o Underground electric must be installed in Rigid or IMC pipe o Dedicated circuits must be maintained for the sump pump, ejector pump, and furnace. o All necessary clean-outs for sewer systems must remain accessible. o For any plumbing work provide a plumbing line diagram (isometrics) indicating waste, vent, sizing, and water piping details for all new fixtures. Provide number of fixtures that are present in entire house. o Provide on drawings the total number of existing plumbing fixtures and number of new fixtures, also include existing water service size and water meter size. o Hot water pipes must be insulated with R3 pipe wrap o Hot water heater hot, cold, and gas pipe must be bonded with #4 copper wire o Circuit panel needs to be updated o Water meter needs to be accessible for service or replacement. 7-5B-6-4

3 REQUIREMENTS FOR CONTRACTORS THERE IS NO FEE TO REGISTER AS A CONTRACTOR IN THE VILLAGE OF WOODRIDGE Contractor requirements for the Village of Woodridge: There are no registration fees All requirements listed on this page must be met All permits must be picked up and signed for at the Woodridge Village hall, permits will not be mailed If you have additional questions, please call (630) I. General Contractors Insurance All contractors who use the streets or other public property shall file with the village, prior to the issuance of a building permit, a Certificate of Insurance with coverages as follows: Public liability insurance for one person in the sum of $100,000 and for one accident in the sum of $300,000 or a combined single limit of $300,000 Property damage insurance in the amount of $50,000 limited to not less than $10,000 for each accident List the Village of Woodridge as the certificate holder II. Plumbing Contractors 1. Plumbing contractors must be licensed in accordance with State statutes (055 and 058 license) 2. Provide a copy of the plumber's photo ID license III. Electrical Contractors 1. Surety company bond payable to the Village in the penal sum of $10, Electrical contractors must be licensed in a municipality in Illinois and provide evidence that such license is in good standing IV. Blacktop, Concrete, & Paver Brick Contractors 2. Surety company bond payable to the Village in the penal sum of $10,000 V. Roofing Contractors 1. Roofing contractors must be licensed by the State of Illinois and provide evidence that such license is in good standing VI. Water & Sewer Contractors 2. Surety company bond payable to the village in the penal sum of $10,000
