1 Request for Proposal Architectural/Engineering Services Restaurant Improvements to Greyhound Intercity Bus Terminal 205 S. Lamar Dallas, TX This project is partially funded by a transportation improvement grant from the Texas Department of Transportation and Federal Transit Administration. August 30, 2013

2 Scope of Work Summary Professional architectural and engineering services are required by Greyhound Lines, Inc. for adaptation of a Pizza Hut Express franchise into the existing Greyhound bus terminal restaurant in downtown Dallas, TX. The construction budget is $300,000 excluding Pizza Hut equipment package ($100,000) and data cabling/equipment ($10,000) that will be procured by Owner under separate contract. Submittal Please include the following information in your proposal: 1. Letter of interest 2. Qualification Statement (AIA Document B305 or equivalent) 3. Fee Proposal 4. Examples of similar projects 5. Recent Owner references (min. of 3) with contact info. Professional Services Scope A/E scope shall include basic services enumerated in Article 3 of AIA B101 plus the following services: Project Planning Prepare as-built drawings of area to be renovated (floor plans in.dwg format are available from Owner from a previous renovation project) Meet with Greyhound project manager and food service manager to confirm program requirements. Review Pizza Hut design manual furnished by Owner. Develop program and space plan based on program requirements and Pizza Hut design standards. Develop phasing plan to allow continued food sales during construction. Research code impact of proposed project and advise Owner if scope of work will trigger unbudgeted code upgrades (Health Dept and/or Bldg. codes). Conduct preliminary plan review with City of Dallas to identify any code issues. Page 2 of 6

3 Schematic Design / Design Development Prepare concept plans/elevations and cost estimate for Owner approval. Work with Owner s kitchen consultant to develop equipment drawings and specifications as required for Pizza Hut review. Submit drawings to Pizza Hut corporate office and coordinate project with Pizza Hut design staff. Submit final design development drawings to Owner for Greyhound and Pizza Hut sign-off prior to commencing CDs. Construction Documents Drawings and specifications as required to construct the project and for public bidding. Owner to provide contract and bidding documents for inclusion in the Project Manual. Phasing plan as required to maintain food and drink sales during construction. Bid alternates equal to 10% of construction budget. Location of Pizza Hut signs on plans and interior/exterior elevations. Submit 95% drawings and cost estimate to Greyhound and Pizza Hut for review and approval. Incorporate Greyhound and Pizza Hut 95% comment into final bid documents. Plan Review/Permitting Submit plans to City of Dallas for building permit. Coordinate Health Dept. submittal with Greyhound food service manager who will provide operational information for application. Submit plans to City of Dallas Health Dept. for permit (unless City requires food establishment operator to submit for permit). Revise construction documents as required by City of Dallas plan reviews and issue addendum to bidders as required (permitting and bidding to be concurrent in order to expedite the project). Bidding Phase Conduct pre-bid meeting and walk-thru at site. Provide written RFI responses to all bidders. Assist Owner in evaluating bids. Construction Administration Phase Conduct pre-construction meeting at site. Perform a weekly jobsite inspection to observe the progress of the work. Conduct a weekly jobsite meeting attended by A/E, Owner, Contractor and major subcontractors. Issue meeting minutes with follow-up items noted by responsible party. Perform substantial completion inspection, punch list inspection and one follow-up inspection during the warranty period. Provide as-built drawings to Owner in.dwg format upon completion of the work. 4 Minimum Qualifications Experience with franchised restaurant site adapt projects is required. Experience with Pizza Hut or other YUM brand is a plus. Experience with phased retail or restaurant renovation to maintain uninterrupted operations. Ability to commence work immediately upon contract execution. Recent experience with the City of Dallas plan review process and permitting of commercial projects in the CBD. Selection Process Consultant to be selected on the basis of demonstrated competence and qualification for the type of professional services required and at fair and reasonable prices in accordance with FTA Circular F and US Code Title 40, Section 1101 (Brooks Act). From firms submitting proposals Greyhound shall select, in order of preference, at least three (3) firms for interviews that are considered to be the most highly qualified to provide the services required. Site Inspections Self-guided site inspections are welcomed any weekday between 10 am and 4 pm. When arriving at the site please ask for the Food Service Manager, Mr. Juan Isaac. Juan can be reached at or juan.isaac@greyhound.com. Guided tour of the facility will be conducted Thursday, Sept. 5 th from 2:00 pm 3:00 pm. Parking is available at meters or surface lots across the street from the terminal. Sorry, there is no on-site parking available. Questions?
