Project Introduction James Hodge BSc (Hons) MRICS & Adam Wlodarczyk-Black BSc (Hons) MRICS Westside is a purpose built commercial office building constructed in 1990 and comprises four separate blocks, A, B, C and D. The building is set within a large site of approximately 9 acres which includes a large car park providing 730 car parking spaces in addition to soft landscaping. The building is linked by the three separate atrium spaces The proposed works relate to Blocks C and D, associated common parts, including the atriums, the security lodge site, repair and improvement to the external building fabric and hard and soft landscaping The total net internal area of blocks C and D is approximately 91,262 sq ft. A key objective of the project is to increase the net internal area of the floors to enhance the layout of the floor plate. This will be achieved through removing three staircores, and infilling terraces, balconies and external, under cover ground floor areas. This will increase the net internal area by approximately 8,012 sq ft to 99,274 sq ft. 2. Summary of Works The proposed works include a full CAT A refurbishment of the office floors, common parts, reception and toilets. The mechanical, electrical and public health infrastructure will be substantially replaced, to the extent necessary. The 6 passenger lifts which serve Block C and D will be completely overhauled and modernised The occupancy provision for the base build refurbishment will be 1:10 sq m There will be the ability to sub-divide each floor in each block on a front-to-rear basis The project will include an external works package incorporating the replacement of any damaged cladding panels, glazing panes and renewing sealant where required to put the fabric in the correct repair and condition and aesthetical appearance. The external works will include proactive maintenance works to improve the longevity of the building fabric as well as refurbishment works to the hardstandings, planting, trees and soft landscaping generally, including site signage, way finding and illumination The proposed works provide for a new lightweight entrance screen and canopy in place of the existing pitched entrance canopy, to modernise and improve the prominence of the front entrance The security lodge will be removed to bring the security operation into the main building and to provide additional car parking. 2 2.1.7 The key targets of the project are: Enhance the quality and feel of the building throughout the reception, atriums, WCs and common parts through careful architectural design. This will focus on strong interior design complimented by an integrated lighting scheme. Create open, regularised floorplates by removal of stair cores, infilling of balconies, under cover areas and 3 rd floor roof terraces and rationalising service risers. To provide high quality Grade A office accommodation The key CAT A dimensions are as follows: Floor to Ceiling Height: Approximately 3.0m (Floor Finish to False Ceiling). Raised Access Floor Void at Ground Floor: Approximately 380mm (inc tile thickness). Raised Access Floor Void at upper floors: Approximately 175mm-200mm (inc tile thickness). Suspended Ceiling void: Approximately mm. Slab to Slab height: Approximately mm. Suspended Ceiling Grid: 600mm x 600mm. Typical Planning Grid: 7500mm x 7500mm. 3. Programme The target is to complete the works by October Sectional Completion has been incorporated under the building contract to facilitate the phased refurbishment of the lifts and WCs as well as the early hand over of the third floor. The following target and forecast milestone dates are highlighted below: Section: Date of Possession Date for Completion: Section 1 (Lifts 1 and 2) 29 February July 2016 Section 2 (Front Foyer Toilets) 29 February July 2016 Section 3 (Office Block C and D 3rd Floor, and Block D Toilets) Section 4 (Ground, First and Second Floors to Blocks C and D, including both Atriums, Lifts 3 6 and Shower Blocks) 29 February September February October 2016 Section 5 (Rear Toilets in Block C) 11 July November Form of Construction The foundations comprise a ground bearing slab with pile caps to support the structural frame. The building s form of construction comprises a reinforced concrete frame which supports insitu reinforced concrete floors and a reinforced concrete roof deck with steel framed pitched glazed roofs to each of the three atriums The elevations comprise high quality proprietary glazed curtain walling and granite cladding panels. Précis of Works Grounds Removal of existing security building to introduce additional car park spaces, and retention of the existing entrance barriers Significant vegetation clearance and tree pruning/thinning throughout the whole site Reinstate existing routes (currently boarded up) for cyclists and pedestrians Jet washing, cleaning and all de minimus repairs to paving and dwarf walls etc in areas around the front and rear entrances Existing planters cleaned and new sculptural planting introduced to provide natural contrast against the building New potted specimen trees on rear car park deck and main entrance Improve the connection between the canal and car park to encourage people to use the canal path at lunch and after work Create a Garden Space in line with the main building entrance next to the canal with furniture, lighting, paved areas etc Establish new way finding signage New delineation to main approach road and car park delineation (extent to be defined) Overhaul and servicing of existing lighting. External Entrance Areas New Gull-Wing style canopy with lightweight frit finished glass and metal frame to the main entrance to block C/D New seating by main entrance New signage for entrance into Westside One & Two Feature lighting on new canopy to aid wayfinding in main entrance New lighting around entrances to Westside One & Two including recessed downlights in existing porticos, uplights to columns and floor mounted uplights to pathways leading up to entrance (externally) New granite paving to entrance areas of Westside One & Two entrances.
