All lines to be capped off below floor level or on the interior of the walls. Repair or replace any room surfaces damaged during removals installation. Remove all debris from site P #REPLACE WALL SURROUND KIT Replace existing tub surround with a new per manufacturer's specifications a "snap together" Sterling 3-piece tub/shower wall surround (Model #OC-TWS) or approved equal. Install framing, blocking, shims and nailers to ensure proper installation. Repair or replace room surfaces damaged during installation. Apply a bead of mildew resistant silicon bath caulk ) at all tub/shower wall joints and 2) where shower walls intersect wall surface. Also install a spring loaded shower curtain rod. Allow $95 for wall surround kit. Color to be similar to existing tub color P REPLACE WALL MOUNTED LIGHT FIXTURE Remove existing light fixture. Install a new wall mounted light fixture with globe and bulbs. Materials and installation method to meet approval of electrical inspector. Make fixture operable. Owner to select light fixture using a $5 allowance P #REPLACE A GFI Remove and install a new GFCI safety receptacle at counter height in location required by electrical code. Use new wiring that includes a ground wire. Run new wiring behind building surface materials unless otherwise approved by Construction Inspector. Materials and method of installation must also meet approval of electrical inspector P REPLACE REGISTER Remove existing air register without damaging surrounding materials. Provide a new factory finished register to fit existing opening with adjustable damper. MASTER BEDROOM P #REPAIR DOOR, JAMB AND CASING Replace severely damaged sections of door, jamb and casing. New material to be securely attached and finished smooth to blend in with adjacent materials. Wood filler may be used only on small defects. Remove and reinstall door and hardware if necessary P #REPLACE BIRCH DOOR AND LOCKSET -CLOSET Install a new birch door with two new 3-/2" hinges and a new lockset in existing door opening. Lockset to be appropriate for type of door--privacy or passage. Lockset to be manufactured by Kwikset, Yale, Weiser or approved equal using $20 allowance. FENESTRATION U-FACTOR Windows are to be complete sash with insulated glass. Frame and sash to be factory finished. Window to include matching removable full screen, hardware and locks. Replace or repair all wood components as needed to make unit sound. Verify conditions at site. Caulk all joints after installation. The unit shall be true and straight to assure proper operation. Remove and dispose of storm windows if applicable P INSTALL VCT FLOOR TILES - MANAGEMENT TO SELECT COLOR & TYPE OF FLOOR TILE. Remove existing floor covering. Fill all joints and indentations with floor patch and sand smooth. Install new /8" or thicker 2" x 2", 00% vinyl composition floor tiles to underlayment using manufacturer recommended adhesive and installation instructions. (Self stick tiles unacceptable). Apply mildew resistant caulk to conceal cracks and prevent water penetration at perimeter of vinyl. Owner to select color and pattern using 85 cents per square foot allowance P REPLACE VINYL BASE MOLDING Replace existing base molding, prepare all surfaces to be smooth and uniform. Install 4" vinyl base molding which shall be attached securely to wall and flush to floor tile. 47 LF P INSTALL 5/8" SHEETROCK ON CEILING Install 5/8" gypsum board to ceiling framing members with screws to screw shank nails spaced no more than 7" apart. Gypsum board to have 3 coat finish. Stagger joints P #REPLACE CEILING LIGHT FIXTURE Remove existing ceiling light fixture. Install a new type ceiling light fixture with globe and energy saving bulbs which shall be operable with a wall switch. Materials and installation method to meet approval of electrical inspector. Owner to select light fixture using a $5 allowance P INSTALL AN ELECTRIC SMOKE DETECTOR Install a UL listed electric hard wired smoke detector with a battery backup. Detector to have a test button, hush button and flashing LED indicator. Use materials and methods of installation that comply with electric code requirements P REPLACE REGISTER Remove existing air register without damaging surrounding materials. Provide a new factory finished register to fit existing opening with adjustable damper P INSTALL R-38 INSULATION IN ATTIC Install R-38 cellulose or fiberglass insulation in attic. Make sure insulation does not cover electrical fixtures and is pulled away from fire places and other potential fire hazards. If applicable, install baffles at soffit vents to ensure proper air flow into attic. Repaired surfaces to be match existing. surfaces. 2, P PAINT WALLS & CEILINGS-EGG SHELL TYPE PAINT-INCLUDE ALL CLOSETS Apply 2 coats of paint to wall surfaces and 2 coats of paint to trim which includes any baseboard; door casing and jambs; window casing, sills, stools, jambs and sashes. Where applicable, wet scrape defective paint; spot prime; seal water stains; and make any minor repairs to walls and baseboard. Make sure baseboard is securely fastened to wall. Apply alcohol base primer/sealer on to wall/ceiling surfaces and apply 2 coats of egg shell type paint to walls, ceiling and semi gloss paint to all wood trim which includes any 3,045 Printed on 6/2/203 07:27 AM Page 4

Where applicable, wet scrape defective paint; and make any minor repairs to walls & ceiling. Make sure wood trim is securely fastened to wall. Caulk cracks in trim at intersection with wall surfaces using mildew resistant caulk prior to painting. NNRHA to supply paint colors. LIVING ROOM P #REPAIR DOOR, JAMB AND CASING Replace severely damaged sections of door, jamb and casing. New material to be securely attached and finished smooth to blend in with adjacent materials. Wood filler may be used only on small defects. Remove and reinstall door and hardware if necessary P #REPLACE/INSTALL FLUSH METAL DOOR-INSTALL OLD LOCK & DOOR KNOB ON NEW DOOR. Remove existing door. Install a new -3/4" thick flushl insulated metal door including hinges, striker plate, threshold, weather-stripping and wide angle door viewer. (height on viewer not to exceed 60") Caulk, prime and apply two coats of high quality semi-gloss acrylic latex paint on door, jamb and casing P #REPAIR METAL WINDOW Repair existing aluminum window sashes and make window open, shut and lock. Repair or replace rotten, cracked or missing jamb, sill, locks, glass and other window components. Make sure bottom sash stays open when raised. Caulk, prime and paint jamb and sill with two coats of semi-gloss acrylic latex paint. If present, remove and reinstall existing stormwindow--applying caulk between exterior window casing and stormwindow flange when reinstalling stormwindow.
