1 Addendum No. 3 To: All Contractors Date: April 16, 2018 Re: WB Industries Renovations for a Professional Office 1270 West Terra Lane O Fallon, Missouri The following Drawing and/or Specification additions or alterations modify and supersede previously issued documents in reference to the above project. Acknowledge receipt of this Addendum on the Bid Form in the designated location. IMPORTANT: This addendum and all bidding construction documents represent a comprehensive scope of work. It is each contractor s responsibility to reference all drawings, specifications and addendums to verify their respective scope of work. CLARIFICATIONS: 1. The bid due date remains as tomorrow, Tuesday, April 17, 2018 by 2:00 p.m. 2. Owner to pay for special inspections. Contractor to schedule all special inspections and provide cost to owner in advance. 3. Provide and install wood studs as the BASE BID. This change is because wood studs are the basis-for-design for the load-bearing walls per the Structural design. Provide metal studs for the ALTERNATE BID for all non-load bearing walls. See attached updated BID FORM. 4. Provide the following ALLOWANCES for this project: a. Provide a $5,000 allowance for trenching, grading, materials and installation of a yard drain and piping for the front parking lot. b. Provide a $500 allowance for interior signage. c. Provide a $4.00 /SQ. FT. allowance for patching, grinding and polishing the existing concrete floor in the Rooms identified on the Room Finish Schedule. d. Provide a $6.00 / SQ.FT. allowance for Luxury Vinyl Plank (LVP) product and installation in the Rooms identified on the Room Finish Schedule. 5. Provide and install a solid core wood bi-fold door. The door may be flush in lieu of a 6-panel. 6. Provide and install three (3) Larsen 2409-R5 or equivalent type, Semi-Recessed 1-1/2 Fire Extinguisher cabinets. Final location to be determined by Fire Marshal. 7. Install new asphalt pavement for entire existing parking lot up to the back to the edge of the building. Provide and install continuous Pre-Finished Aluminum Sill at all windows. Provide a complete watertight installation. DRAWING REVISIONS: 1. Sheet A7, Finish Schedule is updated. 5 WB Industries O Fallon, MO BA Project No Changes in the work: Contractor s mark-up for Owner approved changes in the work (additions or deletions) shall be % of materials and labor provided by the general contractors suppliers and sub-contractors. Unit Prices (Completion of this section is mandatory): For changing specified quantity of work to include the unknown quantities of work and materials which may occur in general construction or other work found to vary from those indicated by the contract drawings and specifications, upon written instructions of the Owner/Architect, the following unit prices shall prevail. The following unit prices include all labor, overhead and profit, materials, equipment, removal, etc., to cover the finished work of the several kinds of work called for. The following unit prices shall prevail for More or Less than that shown on plans. In the event of More or Less units than so indicated, change orders shall be issued for the increased or decreased amount. The Owner/Architect reserves the right to negotiate unit prices on a case-by case basis or to direct added work on a T & M basis. Supply and Install Top Soil: $ / CY.
