2 Report Summary Report Summary This is a 4 bedroom, 4 bath single family home, built in 2000 and approximately 3800 square feet. The home is in good condition, overall, showing most regular maintenance being done, with some typical items that should have attention. The exterior and grounds are in good shape with some wood shake shingles on the roof curling in a few areas. These should be evaluated to ensure good coverage. The exterior GFCI receptacles did not respond to the push button test and should be replaced with new receptacles. The interior is in decent shape with some silicone caulk needed in the bathroom showers around the perimeter, corners, tile transition areas, tub spouts, escutcheon plates and the sink counter/ backsplash interface. The downstairs Northwest shower door could use some adjustment to close easily as well. The steam shower control unit in the Master shower did not respond when the button was pushed and will need evaluation for repair. I could not get the deck door in this bedroom to open and it will need evaluation to get operational. The boilers operated as expected and one TPRV has a drip that needs evaluation for repair/ replacement. One connection on a zone and the TPRV for the water heater have some corrosion that should be cleaned off and monitored for further issues. The sewer pipe in the basement shows signs of water entry, possibly due to the exterior grade on the Northeast corner. Some additional fill will help to alleviate possible water/ moisture entry. There is a crack in the slab and wall at the bottom of the basement stairs, likely from minor settling post construction. The wall can be fixed and the slab monitored for further movement. The soap dispenser at the Kitchen sink did not function, due to stickiness. Some cleaning should help to make it operational. The faucet here has been replaced with an integrated spray wand and the wand on the left side is not attached. The smoke/co detectors should be checked by the alarm contractor as they are likely original to construction, with a 7-10 year expected lifespan. I recommend photoelectric smoke sensor technology as it is much better at a slow, smoldering smoke/ fire scenario. As a whole, the structure, systems and most components appeared to be in good condition at the time of the inspection. The items mentioned here and in the report are typical for the age of the home, normal deferred maintenance that can be taken care of easily. Page 1 of 32
