1 - Preservation and Hud Work Over view 1 st Visit Hpir AMC First Inspection Protocol: Due within 24 hours of work order being issued. Fill out Hpir Form SECURE all open unsecured points of entry upon leaving the property. key door to 1 of the 4 Hud keys Perform inspection and INCLUDE PICTURES OF ALL: Safety Hazards, if SUMP pump is present, Debris, and Roof etc. Hook up 220v cord and back feed house to test electrical system and appliances Complete winterization in cold weather states when in season, Pressure test and drain lines Bid all Extras and Hazards **********All work orders must show before during and after pictures of all work *********** Trash Out and cleaning AMC Second Visit and Trash Out: To be Completed after Hpir Work order. The work order is due to be completed no later than 48 hours from the issue date. SAFETY hazards = Re glaze window, handrails, red tape tripping hazards, caps wires, cover holes in ground and Complete Trash out, removing all remaining debris. Rate is as per cost schedule. The inspections and seasonal maintenance is to be completed up to 3 days before due date never to be late. These are to be completed bi-weakly until property is sold. Take over 75 pictures of inside and out of the property Landscaping and or Snow Removal **********All work orders must show before during and after pictures of all work 1.1 Trash, Personal Property, and Debris Removal Trash, personal property, and debris removal must include proper disposal while observing all local and environmental disposal regulations. The removal must be authorized by AMC and will be paid per cubi yard Trash, personal property, and debris are to be measured in compacted cubic yards. Dump fees are not considered separate services or billable expenses. Therefore, dump fees are not paid by AMC. Trash, personal property, and debris removal includes the interior and exterior of the property as well as garages, sheds, barns, utility rooms, crawlspaces, attics, basements, and any other structures located on the property. 1.2 Maid Services Janitorial services, when applicable, includes all interior rooms of the property. Based on the conditions of the property at acquisition, and/or subsequent routine inspections, Subcontractors may be instructed by work order to perform either Initial Wipe Down, Spruce-Up Clean, the property must be in a ready to show state at all times All Rooms Initial Clean Sweep, Mop, clean and/or vacuum. Dust windowsills. Remove cobwebs.

3 Kitchen Mop floors. Remove all litter. Clean appliances, counters, backsplashes, and cabinets. Clean, scrub, and sanitize sinks. Clean range tops. Clean inside and outside of microwave oven. Wash floor. Bathrooms Clean, sanitize, and deodorize. Wash floors. Clean mirrors. Clean and sanitize toilets. Clean, scrub, and sanitize showers and bathtubs. Clean, scrub, and sanitize vanities, sinks, and backsplashes. Spruce-Up Clean All Rooms Broom clean and/or vacuum. Dust windowsills. Remove cobwebs. Mop floors. Remove all litter. Kitchen Bathrooms Wipe off exterior of appliances, counters, and cabinets. Clean sink. Wash floor. Wash floors. Wipe off vanities, sinks, and backsplashes. Clean and Sanitize Toilets 1.3 Landscaping Service Landscaping Maintenance services shall be provided by the Subcontractor for Vacant Properties. It is expected that Landscaping Maintenance services will be completed bi weekly to include:

4 Mowing Prior to mowing, any trash, paper, limbs, pine cones, leaves, or other debris that would detract from the finished appearance of the lawn or present a safety hazard shall be removed. Grass shall be cut to a height of two inches. After cutting, grass shall have a uniform height throughout, free of grass clippings in windows, walkways, driveways, concrete pads, or on any adjacent paved or finished surface. Grassed areas close or adjacent to buildings, hydrants, manholes, fences, trees, hedges and shrubs are included. Trimming Shall include the cutting back of grass until even with the edges of all obstructions such as foundations, hydrants, manholes, fences, trees, hedges, poles and guy wires, etc. After trimming there shall be no evidence of clippings on any paved or otherwise finished surface. Plant and Shrub Trimming Trimming shall be accomplished to evenly form and balance the shrub, bush or plant in order to shape it according to its natural growth habits and to remove excess growth obstructing view of windows and over entryways or walkways. "Box" or "Circular" shaping is not acceptable, except for hedges, which shall be trimmed to maintain their established shape and appearance. All dead, damaged or diseased wood shall be removed, so shall vines, tree sprouts or any other extraneous vegetative growth from under or on the shrubbery. Miscellaneous Requirements Sweep sidewalks and driveways of all dirt, grass, etc. Clean up area and remove debris from property. The Subcontractor shall remove all weeds from shrub beds and tree saucers. Smooth out areas where weeds were removed by raking. Clean up debris and remove from property. Tree Removal To be performed only by AMC Bid Approval. Trees, their stumps, and above ground roots shall be removed to be level with ground elevation. The stump hole and any other ground surface damage caused by removal shall be filled in. All debris from tree removal operations shall be disposed off the property the day of removal. Emergent Tree/Limb Removal Unstable and damaged trees and limbs that endanger lives, health, property, vehicular movement, or security shall be cut back to the point at which the emergent situation is relieved. Trimming is required. Remaining non-emergent (routine) work and stump removal (if required) will be separately ordered. Completion times will vary according to severity. All debris from tree/limb removal operations shall be disposed off the Property the day of removal. Snow Removal (1) Snow removal is to be performed when the accumulation reaches or exceeds 3. (2) All areas are to be salted. (3) Walks, driveways (when applicable), steps and entry areas are to be free of snow and ice.

5 (4) In snow removal season the grounds are to be kept free of trash, debris, leaves, and tree limbs. 1.4 Securing Windows and doors must be secured. We need to let our client know within 24 hours of discovery to prevent unauthorized entry and to protect against foreign elements. This is best achieved usually through Reglazing or repair of the broken.. Illustration - Boarding In some instances doors that are not the main entry and do not offer the only access to an area within the property can be secured with wood block and 2 x4 barricade. In addition, main access doors that have

6 been vandalized beyond repair or removed from the property can be replaced by a hinged plywood access door that is secured with hasp and padlock (A389). These methods are exceptions for extreme circumstances. Note: The use of inferior materials, poor workmanship, or utilizing nails/screws to secure the plywood to the wood work or window frame will result in non-payment and/or the Subcontractor returning to the property to reboard at no charge. Must get an Approval for Boarding 1.5 Winterization A complete winterization includes: (1) Draining of all plumbing and heating systems as required is to include dishwasher and hot water heater. (2) Water heater breaker SAFETY WIRED to OFF position. (3) Exterior, kitchen, bathroom, and laundry room faucets are turned to OFF position. All hoses are to be removed from exterior hose bibs. (4) Using air pressure to clear the system of water. (5) Adding non- toxic anti-freeze to all traps and fixtures. (6) Shutting off water supply to the property. (7) Disconnecting the water meter if applicable. (8) Disconnecting the feed pipe leading to the main water valve and plugging or capping it. (9) Placing Notice of Winterization with property case number, address, and date of winterization on all items winterized, including Subcontractor's address and telephone number. All winterized toilet seats and sinks shall be taped. Winterization procedures may vary depending on the type of system at the subject property, i.e., dry and wet systems and sump pumps. Where a full winterization is not possible due to circumstances existing at a property such as a common water system, a partial winterization will be performed unless AMC advises otherwise. The Subcontractor is responsible to advise unless AMC of any visible freeze damage actually observed at the time of performance of the winterization. In the winter months, Subcontractor endeavors to complete winterization services within 24 to 48 hours. Winterization Certification MUST be completed with all winterizations.

7 1.6 Roofs unless AMC C is required to preserve and protect the roof by either providing a minimal patch repair or by tarping. Below are Subcontractors specifications for minimal patch repair and tarping. Please note that there may be circumstances that the specifications may not apply. Roof repairs and tarping require prior unless AMC approval. The Subcontractor must supply bid, specifications of proposed repair or tarping, and photos for unless AMC approval. Tarping Note: This scope is for composition, shake, wood shingle, and other roofing systems that nailed areas can be easily repaired. This scope is NOT to be used for TILE roofs. Tarp- Minimum Building Standard, 12 mil, 4 ply poly, conductive & fire retardant. Whenever possible refrain from the blue poly and choose a close conforming color. Apply mastic or caulking to the area that is to be secured by the nails and 2x4 boards. Place the tarp lengthwise on the roof. Secure by nailing the 2x4 boards over the tarp and caulked area into the roof preferably into the rafters. Please use specific flat head nails that are used to hold tarps. To obtain a more stable patch, nylon matting is to be placed between two layers of mastic. Cut the matting into strips and place in a thin layer of mastic then apply another thin layer on top.

8 1.7 PEST CONTROL Subcontractors are required to perform pest control services that meet industry standards in addition to local and state regulations if applicable. Please note this is to include proper waste management. Pest control requires prior Uproval and bidding for AMC authorization. Subcontractors are expected to inspect and make suggestions for eliminating points of entry, resting areas, and to deter potential infestations and/or eliminate existing ones. Additionally, we hope to decrease the availability of suitable habitats for pests and to deny access into the home. 1.8 SWIMMING POOL/HOT TUBS/JACUZZI WINTERIZATION AND SECURING Proper securing of swimming pools, hot tubs and Jacuzzi s includes proper draining, covering, protecting, and winterizing as required by LOCAL ORDINANCE. In some warm weather areas the pool will be restored and will require services monthly. It is the obligation of the Subcontractor to ensure that we are meeting and not exceeding code requirements. All pool securing and restoring requires prior ASD approval. The Subcontractor is required to submit their bid, proposed scope of work, photos, and a copy of the specific local code. Exceptions to this are only if the known local code requirements are minimal, and do not exceed approval authority. A work order may be assigned to the Subcontractor with scope of work and approval amounts; and in instances when an above ground pool is identified as debris the work order will be generated for the proper removal and disposal. 1.9 Towing of Abandoned Vehicles Abandoned vehicles are identified as cars, trucks, trailers, boats, campers, recreational vehicles, motorcycles, and farm equipment. Removal or towing requires prior AMC approval. Once approved the Subcontractor is responsible for towing in accordance with local laws. Subcontractor will ensure the integrity of the towing, that the vehicle is properly stored (if applicable), and to not damage the property as a result of the removal.
