3 DESIGN & ESTIMATING CHECKLIST Understanding customer expectations is critical in the design and estimating process. Many of the mistakes and delays in turning designs and quotes around are tied to ambiguity between the parties involved. The little details matter. Getting them at the right time in the process is important. They impact design, cost of materials, and the quote turnaround time. Below is a checklist that will help STOCK provide you an accurate quote for your next structural frame project. Plan Documents Have you provided STOCK the latest set of plans, preferably in an electronic format vs. a paper copy? Are there any modifications that need to be noted to utilize the existing plans? Design Details Does STOCK have the ability to value design your project or should we follow the existing structural drawings? If value designing, do we have the ability to: Change floor framing depth? Change joist or roof framing on center spacing? Substitute beam and header materials? What is the expectation on floor performance? Code minimum deflection (L/360) Code Plus (L/480 or higher) Are there special load considerations? Tile or marble floor area Clay roof tiles Large granite top areas Engineered Wood Details Taking into consideration floor transition points, do we have the ability to change I-Joist series between floors or mix series within a floor level where appropriate? Component & Wall Panel Details Confirm storage and mechanical area needs in attic space Identify special ceiling features such as recessed lighting, skylights, and coffered ceilings Specify mechanical equipment locations and plenum requirements for floor trusses Provide rough opening dimensions for specific brand of windows and doors used Indicate framing preferences such as wall junction types, wall sheathing, interior and exterior stud size and spacings Structural Solutions 3

4 ENGINEERED WOOD PRODUCTS (EWP) STOCK offers a complete line of Engineered Wood Products and provides Value Add Processing that lowers install cost and reduces build time. BOISE EWP Benefits Engineered solutions with greater design flexibility Greater dimensional stability over solid sawn lumber Longer lengths which are faster to install, reducing cycle time Less jobsite waste; reduces disposal fees Overall higher quality; fewer warranty claims A green solution with enhanced use of wood fiber Product backed by warranty and technical field support BOISE EWP Value Add Processing Capabilities Automated cutting systems provide accurate package production no chainsaw cuts that need re-squaring on jobsite Precision end trim options to minimize or eliminate jobsite custom-cutting Precut holes for HVAC, plumbing and electrical runs that minimize damage caused by subcontractors when cutting in the field Precut holes for conditioned airspace framing systems Individually marked pieces matching EWP layout for faster assembly and lower cycle times Lower package cost by optimizing lengths Framing placement plans that help eliminate framing problems caused by lesser skilled labor or language barriers Detailed layouts include features such as plumbing drops and mechanical runs for precut holes, all to avoid costly field structural repairs Capabilities by Market BOISE PENNSYLVANIA DC RICHMOND TRIANGLE STOCK BUILDING SUPPLY MARKETS TRIAD CHARLOTTE COLUMBIA GREENVILLE ATLANTA ARKANSAS CENTRAL TX HOUSTON AMARILLO LUBBOCK ALBUQUERQUE LOS ANGELES SO. 5 STOCK COMPONENTS Framing with Stock Components is an efficient, reliable solution for today s builder. Systems are designed and optimized to lower cost while adding value to the framing process. Components are manufactured in accordance with the Truss Plate Institute (TPI) standards and certified by the Structural Building Components Association (SBCA, formerly WTCA). Manufactured components are backed by STOCK s guarantee of performance. Common Component Solutions Engineered solutions ensure quality and efficiency while reducing warranty claims Components are designed and constructed per approved building codes Faster to install requires less skilled labor and reduced cycle time, lowering labor cost Less jobsite waste leads to lower disposal fees and a cleaner jobsite A green solution with optimized framing Reduced jobsite loss due to damaged material, miscuts or theft Roof Truss Advantages Engineered roof system with all loads tracked Minimize the need for interior bearing walls or support beams Rapid installation enables faster frame dry-in times Floor Truss Advantages Greater span capability than dimensional lumber, thus potential to reduce number of interior bearing walls Open framing solution which provides space for HVAC, plumbing and electrical runs without field modifications and additional back framing cost Wide 3-1/2" nailing surface for easy floor deck installation Wall Panel Advantages Reduces cost, improves efficiency and speeds up the construction process Assembled in a controlled environment, which provides consistent quality fit and finish Labeled and shipped to jobsite with placement plans MITEK Structural Solutions 5

6 SELECTING THE OPTIMAL FRAME SOLUTION When analyzing the cost of the various structural frame products, material cost alone may not be the low cost frame solution. The example below illustrates turnkey cost with labor for framing the same model with different materials: Construction Type Method 1 Method 2 Method 3 Roof Stick Frame Roof Truss Roof Truss Walls Stick Frame Stick Frame Wall Panel 2nd Floor 2x EWP Plated Truss 1st Floor 2x EWP Plated Truss Material Material Cost Material Cost Material Cost Roof Framing (stick includes gable ends and 2x8 ceiling joists) $3,780 $4,093 $4,093 Roof Sheathing (7-1/16 Only) $1,107 $1,107 $1,107 Walls With Sheathing $4,607 $4,607 $6,860 2nd Floor Framing $1,411 $1,913 $2,538 2nd Floor Subfloor (includes adhesive) $674 $674 $674 1st Floor Framing $1,232 $1,296 $1,496 1st Floor Subfloor (includes adhesive) $646 $645 $645 TOTAL MATERIAL COST $13,456 $14,335 $17,413 Labor Man Hours Man Hours Man Hours Labor Total Man Hours Labor Man Hour Reduction Over Stick Frame (Method 1) 0.0% 27.6% 40.0% TOTAL LABOR COST $7,185 $5,200 $4,311 TURNKEY TOTAL COST $20,642 $19,535 $21,724 We work with each customer to determine the optimal in-place solution, including the option to utilize STOCK s turnkey framing services to lower job cost. 7 What Our Customers Are Saying... Several years ago, we partnered with Stock Building Supply and transitioned our framing from a separate labor and material purchase to a turnkey process managed by STOCK. This was one of the best decisions our division has ever made. Having STOCK manage our framing on a turnkey basis has enabled us to spend much more time focusing on other aspects of the construction process. We know the quality of the framing will be excellent and the process will be worry-free. By using STOCK our schedules are dead-on. When a house is scheduled to be ready for the four-way trades, the framing is complete. When STOCK s framers leave a house, the inside is clean. The trash is picked up, and any small amount of excess lumber is stacked neatly. Subsequent trades are given a great example of the cleanliness and the craftsmanship we expect. -DR Horton SERVICES In addition to our structural component capabilities, STOCK offers a range of solutions that help accelerate your business.
