Electrical box: There is an electrical "j-box" located in the basement "utility room" that is missing a cover. Recommend placing wire nuts on wires, and installing a cover for safety. Utility room: The handles are missing on the hot and cold water valves for the washing machine supply lines. Disposal / dishwasher: The discharge line from the dishwasher should be routed higher under the cabinet. The "hoop" of excess hose should be above the hose attachment point on the disposal ( to prevent "back-flow" of water to the dishwasher). Garage "roll-up" door: One hinge pin is missing on the east side of the garage door. If a replacement pin is hard to find, a correctly sized bolt, lock nut and washer may be substituted. 20 Summary pages for: S. Sample Report Ave. - Boise, Idaho Exterior Air Con. unit: The Air Conditioning Compressor unit (rear of home) is in contact with the dirt and vegetation. Recommend placing the unit up on cement "pad" to prevent rust and deterioration to the unit's housing. Basement fireplace: The Hearth in the basement has deteriorated mortar joints, and loose bricks. Some "settling" of bricks is apparent. Recommend repair. Note: The bricks serve as a fireproof surface as well as a decorative area of the fireplace. Cracks or missing bricks may cause a fire hazard to exist if wood stucture is under the brickwork and sparks or embers settle into the surface. Exterior - rear of home: The brick mortar is cracked near the rear garage door of home. The crack appears to be due to normal " settling" of the building over time, and does not represent a structural issue. Recommend sealing or "re-pointing" the mortar to eliminate water / ice incursion and further spreading of crack due to freezing. Carpet tack strip: The carpet tack strip is exposed ( tack nails are facing up and exposed). Recommend correction to avoid injuries due to stepping on, etc. Page 20

The electrical service mast flashing is in need of the same repair. Basement shower: The ceiling of the basement shower has evidence of damage that was likely caused by water from above, not the shower itself. (There is a water pipe located above the hole in the floor joist area above the shower).
