2 Introduction A. Narrative B. Executive Summary The purpose of this document is to provide a comprehensive sign and graphics program for the Town Center project. The program's intention is to provide a blending of the project and retail identities with the project architecture and community aesthetics. The program is also intended to communicate a sense of place, of retail interest and entertainment, along with communicating the social possibilities present within the project. In support of these objectives the following qualities are included in the design work presented by this document: The master sign program is divided into three working sections. Each section is briefly described below; Section One: Common Area Signs These displays consist of an entry archway, project identification signs, address numerals, and pedestrian wayfinding in the common areas of the project. Their primary purposes are to identify the project, provide direction and information to project visitors, and to display the project's street addresses for both visitors and emergency first responders. Section Two: Retail and Restaurant Tenant Signs Design that is congruent with the project architecture and site conditions; Controlled display of project and tenant identification; Quality workmanship and materials; and Sustainable relevance, a Green build. Each sign's individual character serves a key role in attracting and welcoming visitors to the project. The sign and graphic elements presented in this document provide a visual hierarchy for the application of each sign type, based upon its design, message, location, and intended purpose. Taken together, these elements will create a property branding program with an emphasis on identity, place-making, aesthetics, and documented sustainable performance. At its conclusion, the work will provide positive results for the Town of The retail and restaurant tenant section provides tenant sign guidelines; specifies sign types, illumination methods, locations, and number; and specifies maximum allowable sign sizes. The guidelines are intended to encourage creative display of individual identities within the boundaries of the project sign program guidelines. Section Three: Sustainable Relevance Prospect Ave. Hartz Ave. The sustainable qualities designed into each sign type are described in this section. The designs and specifications illustrated in this document optimize energy performance and seek to reduce environmental impact by encouraging use of recyclable materials and development of signage with zero to low maintenance requirements. The sustainable qualities for each sign type is documented and cross-referenced for Cal Green (Title 24) and LEED relevance. 5 19-7 Sign Type A.1-A.2: Entry Archway '-0" 6 13'-6" 1. Purpose The entry arch is designed to serve two equally important purposes. First, is to identify the project and secondly, to invite visitors on to the premises. Display type A is a singlesided pedestrian entry arch located at the Hartz Avenue entrance. 3. Construction/Illumination The columns are fabricated aluminum truss structures with.125 aluminum background panel with square tube corner supports. The decorative panel overlays are also square tube aluminum. The project identification reading, is three inch deep halo-illuminated letters with one inch stand-off from the panel surface. The arching panel is fabricated aluminum. The ampersand and secondary copy panels are fabricated aluminum with concealed, internal illumination via LED modules. The copy reading,, and, TOWN CENTER are one inch push-though with.090 aluminum overlays over the symbol and letters which will result with halo-illuminations surrounding opaque faces. Purpose The directory is intended to provide information about the project, the community, local modes of public transportation, and pedestrian way-finding. 7 Sign Type C.1-C.4: Address Numerals 1. Purpose To identify the address of each building for fire department compliance and to augment vehicle pedestrian way-finding within the project. The underscore of each set of address numerals features color queues for use with the project way-finding. 2. Description The address numerals and underscore are 3 deep, halo-illuminated channel letters, aluminum construction. All surfaces will be painted with acrylic enamel and as per approved color schedule. 3. Quantity Four (4), as shown in the exhibits section of this document. However, the final quantity may change due to input by first responders and/or refined way-finding requirements. 4. Location Preferred locations; justified left on subject building. 8 D Sign Type D: Parking FCO s 1. Purpose The residential garage entry designates the purpose of the entry and eligible users of the garage. 2. Description The project identification reading, Parking is three inch deep halo-illuminated letters with one inch stand-off from the panel surface. The supporting ledge structure is fabricated aluminum. The copy reading, RESIDENTS ONLY are ½ inch pushthough with.090 aluminum overlays over the letters which will result with halo-illuminations surrounding opaque faces. 11 Section II. R etail and Restaurant Tenant Guidelines and Requirements A. Design Submittals 1. It is expected that professional designers will prepare artwork for all tenants and that such artwork will include: > A site plan; > Scaled drawings of relevant building elevations; > Detailed specifications, construction, and installation information; > Color representations; and > Specification that use of LED illumination for all channel letters will be made. Note: Material and/or finish samples may also be required at the request of the Landlord and/or the Danville Planning Division. 2. Submittals shall initially be made to the Landlord for Landlord review and approval. After receiving Landlord approval, the applicant shall make the requisite submittals to the Danville Planning Division for a Sign Review Permit, in accordance with this document. Any sign installation made without required approvals shall be considered non-conforming and shall be subject to removal. 3. All sign designs shall be congruent with the project architecture, style, and environment. It is intended that each tenant uniquely express its identity and location with the use of a creative and imaginative sign design, within the boundaries of these guidelines. Visual interest is central to the design of each sign type with the goal of creating a visually interesting experience. 4. Each sign design shall be considered on a case-by-case basis by the Landlord. The Landlord reserves the right to refuse acceptance of any design for aesthetic compliance with the theme of Town Center project, as interpreted by the Landlord. B. Wall Signs Tenants shall be allowed to display a building sign(s) on each elevation tenant space that faces into the project pedestrian corridor or to a public right-of-way, including end caps, side, and rear building elevations. The Landlord shall retain the authority to assign and/or approve the tenant sign(s) placement on a tenant-by-tenant basis. 1. Message/Content Primary Identity(s): Tenants shall be allowed to display their business identity, which such display allowed to include letters, an icon, a logo, or combination of these elements, so long as the business identification is displayed in the manner prescribed by this document. Accessory Sign(s): Tenants, designated by this document, may display an accessory sign that pertains to a unique feature and/or Studio product 137 that is a distinctive feature of the tenant. Maximum of two accessory signs per eligible building elevation may Santee, be CA utilized. 2. Illumination/construction methods allowed: Type One: Wall-mounted halo-illuminated channel letters; Type Two: Standing halo-illuminated letters; Type Three: Silhouette standing letters; or Type Four: Indirectly illuminated wall-mounted letters. Note: Options for background panels may be considered on a case-by-case basis. 3. Display Area/Width/Height Standards Sign Position/Height From Grade Standards: Overall sign height shall not exceed twenty feet (measured directly from abutting finished grade). Sign heights shall generally not exceed fifteen feet (measured directly from abutting finished grade), as called for by the Danville Sign Ordinance regulations. Sign Height Standards: Overall sign height may not exceed thirty-six inches. The maximum height for any single line of text shall not exceed 18 inches. The maximum height for multiple lines of copy (maximum of three lines) shall not exceed 36 inches. The maximum height of a logo box shall not exceed 24 inches (or a width of more than 30 inches). The maximum height of a graphic symbol and/or logo shall be reviewed on a case-by-case basis. Prospect Ave. Hartz Ave. Sign Width Standards: The overall sign width shall not exceed 70% of the width of the façade where the sign is to be displayed. A minimum vertical and horizontal space of six inches shall be maintained between the sign and any significant architectural element, such as fascia columns or change of finish materials, excluding stucco expansion joints. Sign Area Standards: For tenants occupying spaces of 2,500 square feet, or more, the maximum sign area, per sign, shall not exceed fifty square feet for primary signs or twenty-five square feet for accessory signs. For tenants occupying spaces of less than 2,500 square feet, the maximum sign area, per sign, shall not exceed thirty square feet. Accessory signs are not allowed for this category of tenant. 4. Exhibits Refer to the exhibits section for example layouts, locations sign types. 5. 12 C. Under Canopy/Projecting Blade Signs - All Tenants 1. Under canopy signs are to be attached to the underside of an installed metal canopy or canvas awning. All under canopy and projecting blade signs shall be installed at right angles to the public path of travel, substantially as shown on the sheet labeled Section Two - Sheet 14 of this document. 2. The under canopy displays are to be constructed in substantial conformance with the exhibits section in this document. The tenant name and/or logo or graphic shall be decorated with 3M opaque vinyl. The colors proposed by a tenant shall be subject to review and approval by the Landlord and the Danville Planning Division prior to installation. 3. The maximum copy area and height shall not exceed those shown on the sheet labeled Section Two - Sheet 14 of this document. 4. Refer to the exhibits section for approved examples of sign types allowed, construction and illumination methods, layouts, and locations. 5. Danville Planning Division Review A Sign Review Permit shall be secured from the Danville Planning Division prior to installation of any Under Canopy Signs or any Projecting Blade Signs. D. Window Signage - All Tenants 1. Window signs shall not exceed 25% of the window area upon which the sign is to be applied, up to a maximum of twelve square feet per sign with a maximum of two window signs per tenant, per building elevation. Landlord review and approval is required for all window signs prior to installation. Landlord may deny the use of any proposed window display by any tenant for any reason. 2. Window sign designs are encouraged to include a graphic representation of the tenant's products or services, in addition to the display of the tenant name and/or logo. It is recommended that the graphic occupy at least 40% of the allowable display area described above. 3. The window signs must be applied to the interior side of the glazing (second surface) and must use opaque materials only. The materials encouraged for use with window displays are a combination of: Gold or silver leaf; Enamel paints; and/or Metallic vinyl material such as 3M. E. Temporary/Promotional Signs - All Tenants A Temporary/Promotional Sign Permit shall be secured from the Danville Planning Division prior to installation of any tenant signage beyond approved permanent tenant identification signage. Temporary/Promotional Grand Opening Banner Signs advertising a tenant's Grand Opening are subject to review and approval by the Landlord prior to installation. Temporary/Promotional Grand Opening Banner Signs must be professionally designed and shall be fabricated from durable and weatherproof materials. The maximum area for any Temporary/Promotional Sign Banner shall be: 20 square feet for tenant spaces of less than 2,500 square feet, with a maximum of one banner per tenant space utilized. 30 square feet for tenant spaces of 2,500 square feet or more, with a maximum of two banners per tenant space utilized. Temporary/Promotional Signs utilized beyond authorized Grand Opening Banner Signs shall be limited to one sign per tenant space, with signs to be displayed for no more than 15 days of consecutive sign display. The maximum number of days of display of Temporary/Promotional Signs (beyond authorized Grand Opening Banner Signs) shall be 45 days per calendar year. All Temporary/Promotional Signs must be submitted for approval by the Landlord in advance of display. A Temporary/Promotional Sign Permit shall be secured for all Temporary/Promotional Signs in advance of display. F. Incidental Tenant Signage - All Tenants 1. Tenant address numerals are to be fabricated and installed on the entrance door using 3 high medium Helvetica numerals. The material shall be Scotchcal, matte white, 220/ Rear entry signs shall be uppercase medium Helvetica style numerals and letters. The copy is limited to the tenant name and address numerals only. Copy height shall be 3 inches, with sign Prospect Ave. Hartz Ave. copy to be centered horizontally from top of each door with 2 space between address numbers and Tenant name and located 5' from grade. The material shall be Scotchcal, matte white, 220/ Entry door decals shall be limited to the display of the tenant hours of operation (not including address numerals describe above) and no more than three credit card decals. See Section Two Sheet 16 of this document for example. 4. The use of plastic or paper materials is strongly discouraged. All window signage must be reviewed and approved by the Landlord prior to installation and may trigger, at the Landlord's discretion, the tenant requirement to submit detailed information on sign materials and/or finishes. 5. Refer to Section Two - Sheets 15 of this document for approved examples of sign types allowed, construction and illumination methods, sign layouts and sign locations. 4. 13 G. Restrictions and Prohibited Signs 1. Conformance to the guidelines for signs at will be strictly enforced. All nonconforming or unapproved signs are expressly prohibited and shall be removed immediately upon Landlord notification of non-conformance or non-approval. 2. Tenant shall not place, construct, or maintain on the premises any advertisement media, including, without limitation, searchlights, flashing lights, loudspeakers, sound systems, or any other similar visual or audio media without Landlord's consent. 3. Tenant shall not solicit business in, on, or about the project identity areas, or distribute handbills or other advertising or promotional media in, on, or about the project identity areas. 4. Any sign or tenant name on a parked vehicle parked for duration of time that in the Landlord's sole judgment indicates its use for the purpose of advertising a particular Tenant, service or product is expressly prohibited. 5. Signs that are movable or transportable or placed in vehicular or pedestrian traffic areas (e.g., A-Frame Signs) are expressly prohibited. 6. The use of poster or neon colors such as hot pink, bright lime, etc. are expressly prohibited. H. Prohibited Signs/Materials 1. Vacuum-formed or injection-molded plastic signs. 2. Cabinet or standard can type signs with illuminated translucent faces. 3. Exposed skeleton neon. 4. Temporary or sales signs attached to storefront. 5. Flashing, scintillating, moving, sequencing, audible or odor producing elements. 6. Paper, cardboard and Styrofoam signs. 7. Internally illuminated (face lit) awnings. 8. Signs of any kind not specifically allowed by this document. 9. Simulated materials (e.g., wood grained plastic laminates) 10. Other signs deemed unsuitable by the Landlord. I. Electrical and Illumination 1. All fabrication and installation shall comply with all Underwriters Laboratories requirements and all applicable building codes. All components shall bare the U.L. label indicating U.L. approval and shall be installed by a licensed contractor. 2. All conductors, transformers, ballasts and other equipment shall be concealed. 3. Primary electric service to all tenant building signs shall be placed on the tenant's electric service. Tenants may be required to provide time clocks and photocells for use in conjunction with the electric service for each sign. J. Construction/Installation/Maintenance 1. Shop drawings are required prior to start of any work detailing all specifications and methods of construction and shall be submitted for review and approval by the Landlord prior to installation. 2. No manufacturer or sign company decals may be visibly displayed on any tenant sign. All required UL and/or permit labels shall be place on top surface of any sign or display so as to not be visible from the pedestrian path-of-travel. Manufacturer labels are not allowed. 3. All penetrations of any building structure required for sign installation shall be neatly sealed and continuously maintained in watertight condition. 4. All contractors for sign installation, removal or service must be fully licensed and shall provide the Landlord with certificates of insurance documenting the requisite licensing prior to commencing any work. 5. Sign removals shall include the patching and repairing of entire work areas plus the repainting of any ghosted areas, or repainting as directed by the Landlord. Tenant shall reimburse the Landlord if the Landlord or its agent performs removal and/or repair. K. Exceptions Requests for Sign Exceptions to be submitted to the Danville Planning Division must be submitted for review and approval by the Landlord in advance for submittal to the Town for consideration. The Landlord reserves the right to make specific exceptions that it deems will enhance the quality of the Town Center project and that are in keeping with the purpose and intent of this document. Requests for exceptions that are denied approval by the landlord may be resubmitted for consideration after a period of six months from date of notification of denial. All requests for exceptions shall be submitted to the Town of Danville Planning Division for review and approval prior to installation. S ustainable About this document Relevance This document was created and designed by BLAIR SIGN PROGRAMS to document how a sign program contributes to a project's sustainable and green building practices. Our research is supported by experts in LEED, Cal Green and ASHRAE requirements. The sign specifications illustrated in this document optimize energy performance, reduce light and environmental pollution and make use of recycled and materials with zero to low maintenance requirements. Also, specifications such as the use of non-virgin metals and recyclables and other green build methods and materials are blended into our design work to contribute to a green build.
