1 Patrick Ranch Architectural Committee Rules and Regulations (Revised January 2017) AC Rule #1: Ancillary Unit The following restrictions shall be applicable to all Ancillary Units constructed or maintained on any Lot: (a) No Ancillary Unit shall exceed twelve feet (12 ) in height. (b) An Ancillary Unit which is not visible from a neighboring property shall be located anywhere within the private yard. (c) No portion of an Ancillary Unit (including but not limited to overhang) which is visible from neighboring property shall be located less than the following distances from any property line. i. Rear Property Line: 15 feet; ii. iii. Any Side Property Line: Equal to side yard requirement for the detached dwelling unit; For an Ancillary Unit which exceeds seven feet (7 ) in height, however, for each additional foot, or portion thereof, over seven feet, and additional foot shall be added to each of the requirements contained in (i) and (ii). (d) An Ancillary Unit which is visible from neighboring property shall be constructed of the same material and shall be of the same exterior color(s) as the detached dwelling unit on the lot. AC Rule #2: Pony Walls - Pony Walls at the property line s perimeter will have a maximum height of two (2) feet and six (6) inches. Any pony wall or wall erected in the front yard will only be of brick, block, or stone construction material. If constructed of block, it must be finished in some fashion other than just painted. AC Rule #3: Front Landscaping - Any lot with public side landscaping shall include plant treatment. The public yard next to the driveway, which is on the opposite side from the yard in front of the house s front entry, shall include plant treatment. Plant treatment shall not include artificial plant treatment. AC Rule #4: Front Yard Structure - Any wall constructed in the front yard other then pony walls (ACG2) shall not exceed thirty-six (36) inches in height (per Glendale zoning ordinances). Furthermore, any mailbox structure shall not exceed fifty-four (54) inches in height. Note: If mailbox is wood, it must be either painted same color as exterior stucco wall or approved house color, or stained. AC Rule #5: Solar Panel Guidelines Solar panels are mounted flush with the roof and are not elevated at a different angle than the existing roof. All roof-mounted hardware which is not part of the actual solar collecting surface (e.g. frame, mounting hardware, etc.) should be the same color as the roof. Additional plumbing should be the same color as the house. Collection tanks, pumps, and the like must be hidden from view. System should be cosmetically maintained in a like new condition. Home should be easily returnable to the original state and condition should a subsequent resident wish to remove the system.

2 All applicable building permits must be obtained. AC Rule #6: Gates and Walls All exterior stucco walls must be properly maintained and painted the color Hickory (DEC759). This includes all stucco walls on the perimeter of the Patrick Ranch subdivision and within the subdivision. Gate slats and wrought iron must be properly maintained and kept in good working order. Wrought iron must be painted black, beige or almond in color. Gate slats can be wooden or an approved composite material. Approval to be done by the Architectural Committee prior to changing out the slats. Gate slats may be stained in a natural wood color not to include black or they may be painted Dunn Edwards Hickory (DEC759). RV gates (double gates) used for RV parking must be on the garage side of the home. The Patrick Ranch HOA Board Members believe that the original intent of the builder was to keep RV campers off the public street side, ensure privacy of the adjacent neighbors, while providing ample RV parking. (reference June 2011 Management Meeting minutes) AC Rule #7: Home Exterior Colors NOTE: This regulation rescinds all other references to home exterior paint colors. The new Exterior Home Color Palettes have been formally approved by the Patrick Ranch Board on March 26, See attached listing of the approved color palettes. The Patrick Ranch Color Book lists all approved color palettes and is available at: Royer Association Management, Inc. P.O. Box 5445 Goodyear, AZ The homeowner will select a color scheme from the Patrick Ranch Color Book. The homeowner must then use the Architectural Committee Submittal Form to receive the proper approval from the Architectural Committee prior to starting any painting project. (Please allow 30 days for Committee approval.) Homeowners can get a copy of the Submittal Form and the procedures from Royer Association Management, Inc. at the above address, by phone at , or from the web-site and choose Architectural. The garage door must be semi-gloss, enamel or sheen finish. The homeowner can select a minimum of two (2) colors (example: one color for the body of the home and the garage and one color for the fascia), or a maximum of three (3) colors (example: one color for the body of the home and the garage, one color for the fascia, and another color for the pop-outs). A brick or stone finish may also be added to the home but requires separate Architectural Committee approval. NOTE: Brick or stone on the home and roof tiles must match exterior home colors.
