THE CHALLENGE Affordable Housing lists in Ontario Record High 168,000 Ontario Households..waiting for Affordable housing i.e. 460 new units per day for a year to house them.

THE CHALLENGE

THE CHALLENGE.Canada currently has one of the smallest social housing sectors among developed countries..

AGING POPULATION BULGE. A DEMOGRAPHIC TSUNAMI By 2021, people 65 and older : 6.7 million By 2041 : 9.2 million (with 1.6 mil aged 85+) Between 2006 and 2031, aging population will almost double representing 21% of Ontario s population

AGING POPULATION BULGE. Among all Canadians ages without pensions, only half have enough savings to last for one year.

CMHC - Housing unaffordability measurement: Housing costs (mortgage/rent plus utilities and property taxes) are greater than 30% of household income for both homeowners and renters. (i.e. core housing need CMHC 2013) 2011 Population in Core Housing need in Ontario: 12%

THE CHALLENGE

THE FASTEST WAY TO BUILD IS WITH AN EXISTING BOX. CALLED THE SUPER BOX The Box that changed the Face of Shipping

Stacked up to 10 stories high...using a container locking system built to survive the conditions at Sea...

Runkle Consulting Engineers removed the end caps and tested the strength of a standard container...up to 50 times stronger than Current light gauge steel and wooden Building Structures......a container loses very little strength when altered for a living situation. Tested at High End Hurricane Wind force loads (50 lb/sf) his comments were:...a Shipping Container is the place to hide in a major storm...

Built using 21 Containers on Concrete Foundation 12 Apartments (6 x 2 bed; 4 Bachelor; 2 x 1 Bed)

Advantages: Structural Strength Cost and time advantages (pre-fabrication) Locking System used at sea Environmental impact advantages Challenges: Understanding the Container as a building Material As few cuts and welds as possible One or two designs only with standard finishes Exterior Paint vs cladding Welding and Cutting in Controlled Environment (Warehouse) NIMBY misconceptions and lack of understanding

COST ADVANTAGES: Comparisons: Same building 6720 sf (structure and structure labour only excluding all interior finishes, foundation, excavation and soft costs) Time Savings 5 months on this build 42% faster (prefab advantage) Percentage cost advantage on Total Build Costs: 8% CAD Standard ISBU System Difference Cost (over 6720 sf) 315, ,500 33,500 Cost of Time (Loan interest) 75,160 37,580 37,580 Total Difference 71,080

COST ADVANTAGES: The Pre fab advantages

ENVIRONMENT: We waste humans currently consume 20% more natural resources than the Earth can produce...(living Planet Report) Over a lifetime, the average North American will create 90,000 pounds of garbage.

ENVIRONMENT: Earth's natural resources are being depleted so quickly that "two planets" would be required to sustain current lifestyles within a generation...some estimations go as high as 6 planets...(wwf) There are over unused shipping containers collecting in US ports alone.

ENVIRONMENT: There are enough shipping containers abandoned in North America to build and 8 ft high wall around the equator TWICE!! Containers are built in China and sent with imported goods. It is cheaper to build a new one there than to ship an empty one back. Many are used only once.

ENVIRONMENT: Over 70% of all metal is used only once, then discarded. Every month, enough aluminum is thrown away in North America to rebuild every commercial airplane in North America!

SUMMARY: 100% recycled Heavy Gauge Streel Converted and Engineered means 85% Eco Foot Print Up to 50 times stronger than wood and Light Gauge Steel 70% on site waste reduction Individual Components = simple delivery and rapid assembly Complete Building construction time on site is faster.

Areas for Improvement and Growth: Pre-fab partial Interiors (e.g. mobile home models) while foundations are prepared Controlled Environment manufacturing (warehouse) NOHFC funding assistance in District of Parry Sound, up to $1m for manufacturing.
