1 SANCTUARY LAKES FENCING CODE The Sanctuary Lakes Fencing Code has been developed to ensure a cohesive and attractive approach to fencing throughout the Resort, aiming to maintain an open and relaxed environment whilst retaining your privacy. All proposed fencing plans are to be submitted to the Sanctuary Lakes Architectural Review Committee for approval in writing prior to construction. The following is a guide only, as your lot design will also be taken into consideration. Basically, there are 7 types of fences in Sanctuary Lakes Resort. The table below lists the fencing types available for your use; SITUATION TYPE NAME DESCRIPTION Rear Frontage F1 F2 Boulevard Low/ High fence along entry road and returning to building alignment F4 Golf Course Low fence along boundary returning to building alignment F5 Parkland High/Low front fence to parkland, reserves and canal F6 Standard Side High timber fence to no more than 50% of any side boundaries High Side (tall screen, aligned with building) F6 Standard Side High double sided paling fence between properties, building and side boundaries. Low Side (forward of building) Internal (within the property boundary) F5 Parkland Low fence adjacent to existing Resort fencing to Boulevard or Golf course. F3 Hunter-Rod Top Steel fencing in a 900mm height adjacent to existing Resort fencing to Building or golf course. F6 Standard Side Low timber fence adjacent to existing solid golf fencing F5 Parkland Low front fence to parkland, reserves and canal F6 Standard Side High double sided paling fence between the building and any side boundaries F3 Hunter-Rod Top Proprietary transparent steel tubular fencing 900mm, 1200mm and 1500mm height. Reserve F4 Golf Course High/Low fence along boundary returning to building alignment (High to no more than 50% of any boundaries) F5 Parkland High/Low front fence to parkland, reserves and canal (High to no more than 50% of any boundaries) Lakefront (to 3m lake setback boundary) F6 Standard Side Side to stop 3-6 meters from the lake edge. The last full length timber panel must taper down. F3 Hunter- Rod Top Proprietary transparent steel tubular fence in 900mm height. To be used within 3-6 meters of lakes edge. Courtyard F4 Golf Course High fence along boundary returning to building alignment (High to no more than 50% of any boundaries) F5 Parkland Low front fence to parkland, reserve and canal. Other Pool Safety fence & gates Fencing in accordance with current Australian safety standards available from council. F7 Tennis Court High transparent fence for tennis courts. * All timber fencing must be capped double sided paling. * Approved infills and stains have been included in this document. 11 Boulevard Infills There are three types of fence infills that can be approved by Sanctuary Lakes Architectural Review Committee they are; 1. Appropriate vegetation/ plantings to create a privacy screen; 2. Brush Box ; and 3. Mini Orb Ripple Iron Sheets. Page 11 of 12
