1 [ industrial construction ] Lochinvar Corporation Corporate Headquarters, Manufacturing, Research and Development Facilities, and Training Center BACAR Constructors orchestrated a designbuild project featuring a new 308,000 square foot headquarters and manufacturing facility for the Lochinvar Corporation, a leading manufacturer and innovator of products and technologies in water heating. Built on 75 acres in Lebanon, Tennessee, this facility encompasses a world-class manufacturing operation, a new engineering tech center with a research & development lab, a 104-seat amphitheater-style training center, a hands-on service and application training lab, a distribution center, eight manufacturing lines and administrative offices, all seamlessly constructed under one roof. BACAR designed and built a manufacturing facility to accommodate Lochinvar s complex operational process that produces 65 different product models. From the inspection of raw materials to a final packaging check, this process includes 78 quality checkpoints throughout the operation s eight manufacturing lines. The project team had previously designed and built a commercial storage tank plant that manufactures tanks varying in capacity from 200 to 5,000 gallons. The production process for this plant requires an automated fiber optic laser to cut openings in the steel tank shells, a programmable spraying arm with a four-head spray nozzle to apply the glass lining to the interior of the tanks, and a furnace system that uses the largest intermittent, indexing furnace in North America. BACAR designed and constructed a new engineering development lab that enables Lochinvar engineers to produce and test new designs. The team also designed and built a distribution center that serves the entire Southeast. Construction of the project was planned around the consolidation of six separate facilities within one campus. This consolidated design allows for improved operating synergies between management, development, production and distribution. The design-build approach for this project enabled the project team to complete construction ahead of schedule and under budget. 2 [ commercial construction ] Dover Centre High-end commercial offices a 108,000 square foot office park in Franklin, Tennessee. The project, Dover Centre, was designed as an alternative to mid-rise and high-rise office buildings, offering a campuslike environment and featuring multiple buildings surrounding a striking courtyard and plaza. The first project phase included the construction of three two-story office buildings. Pedestrian bridges were constructed to provide communication between the three buildings on the second level. Construction was sequenced to complete the building envelopes starting at the perimeter of the project and working in toward the courtyard. This outside-in approach proved critical to completing the project on time. The parking lots were paved and perimeter areas landscaped, allowing the site to be shown earlier than anticipated and providing a head start on leasing efforts. Using the outside-in strategy and the exterior of the building as a point of access allowed tenant build-out to start while the courtyard area was completed. The structural steel building exteriors were clad in red brick and curtain wall glass. The green tinted glass, along with gray metal soffits, created Dover Centre s signature look. Stair towers at each end were constructed from painted steel and glass block, a theme also found in the rotunda in one of the buildings, a courtyard focal point. Pedestrian bridges and balconies were constructed along the courtyard side of the buildings. The courtyard was designed with both natural landscaped areas and a plaza of exposed aggregate concrete in a checkerboard pattern. Masonry stairs provided second floor access, and a lighted fountain was built at the plaza center. Weekly jobsite meetings were held to review project schedules, performance and safety. Despite aggressive deadlines and confined spaces, no job injuries were recorded and the project was completed on time and on budget. 3 [ church and institutional ] Gladeville Baptist Church New Worship Center, library and prayer rooms the new 30,628 square foot Gladeville Baptist Church Worship Center to accommodate the congregation as it continues to grow. The project was constructed in close proximity to the existing facility, which remained in full operation during construction. A contemporary design that offers the church several future layout options, the center includes a new library, meeting and prayer rooms and a sanctuary that can seat up to 1,200. A 68-foot long stage covers 2,010 square feet and was designed to provide storage underneath. This customized design features removable, mobile stairs that span the stage front. The structure spans 208-feet from one corner of the building to the other. This floor plan has grand open corridors with ceiling heights of over 22-feet. Such an open design comes with great flexibility. As the congregation grows, the church has the option to install a balcony section or convert the facility to a fitness center with a basketball court and running track. The centerpiece of the new Worship Center is the new contemporary steeple and cross, mounted on the center of the roof. The 30- foot steeple is constructed of both aluminum and steel with luan windows. Together, the steeple and cross stand more than 105-feet above ground level. Throughout the construction process the church continued their daily operations. Temporary parking and entrances were created to assist the congregation and ensure safety. BACAR received the 2009 Varco Pruden Hall of Fame Award for the Gladeville Baptist Church project. The competition recognizes outstanding facilities constructed by VP Authorized Builders. The criteria included excellence in design, craftsmanship and construction. 4 [ multi-family construction ] Isle of Bali / Liki Tiki Resorts 696,000 square foot timeshare condominium development and new sales center 11, five-story buildings for Island One, Inc. s Isle of Bali, a timeshare condominium resort property located in Winter Garden, Florida, near Orlando. The project was divided into two phases. The first phase included 66, four-unit townhouses and three, five-story buildings. The second phase included eight, five-story buildings. BACAR was also responsible for complete site development including the creation of lakes to serve as both aesthetic design features as well as fire protection for the property. In addition, BACAR managed the infrastructure for the entire development, which included the remediation and reclamation of wetlands within the property. Construction for each building was implemented while completed areas of the resort were open and fully operational. As a result, BACAR s project teams simultaneously focused on project details while ensuring that all sales teams, potential clients and guests were not inconvenienced by on site construction. Each phase and building incorporated a variety of design ideas, materials and finishes that required continual value engineering as construction progressed from one building to the next. The wide variety of materials and methods used for construction of these buildings required an experienced project team with extensive knowledge of construction and design solutions. Many members of this talented project team have continued to work with BACAR throughout the fifteen-year development. During the Isle of Bali project, BACAR was retained by Island One, Inc. for additional resort projects including the construction of 56 units for Plantation Cove, 88 units at Parkway International and 42 units at Barefoot n in the Keys. BACAR was also hired to construct a new Isle of Bali sales center. BACAR s understanding of the central Florida market and willingness to travel were imperative to the successful completion of each Isle of Bali project. To date BACAR has constructed a total of 780 units for this client. 5 [ healthcare construction ] Physicians Pavilion Out-patient surgery center including four state-of-the-art operating rooms, pre-op and recovery areas, registration and waiting rooms the Physicians Pavilion a 13,000 square foot out-patient surgery center featuring four state-of-the-art operating rooms, pre-op and recovery areas. The property was bordered on three sides with a residential development and faced a busy public street from its fourth side. This location, as well as difficult sub-surface conditions, required strategic planning from the onset of the project. As blasting would be necessary to achieve proper grades for the facility, BACAR proactively facilitated communications with the neighborhood about the project. Communication strategies included coordination of neighborhood meetings and pre-blast surveys prior to construction. The location also proved difficult for on site storage of materials. As a result, BACAR held bi-weekly meetings to maintain close coordination of deliveries and organize the project team s work activities. Further complicating the project, site excavation uncovered an underground wet weather spring in the corner of the belowgrade parking deck, near the elevator shaft. To prevent continuous flooding, BACAR re-routed this spring and installed additional waterproofing around the elevator shaft. A service corridor was constructed behind the operating, pre-op and recovery rooms allowing staff to support all of these areas without interfering with patient flow. Patients and visitors enter the Physicians Pavilion through a warm, relaxing registration area and a large skylight brings a welcoming natural light into the waiting room. BACAR delivered the project on time and on budget, without incidents or neighborhood complaints. Because of their ahead-ofschedule performance, the owner obtained early certification by state licensing agencies, allowing the center to offer full services immediately upon the project s completion. The facility is served by 50 physicians specializing in ear, nose, throat, gastroenterology, general surgery, gynecology, opthamology and oral surgeries. 6 [ recreational construction ] TPC Myrtle Beach PGA TOUR Tournament Players Clubhouse construction a 29,504 square-foot golf clubhouse in Murrells Inlet, South Carolina, by PGA TOUR s Golf Course Properties. The Tournament Players Club (TPC) at Myrtle Beach is a tournament level course designed by Tom Fazio and player consultant Lanny Watkins. The course has been awarded a 5-star rating by Golf Digest and is the only course in Myrtle Beach to be awarded such a distinction. The property s new clubhouse was part of the TPC s preparations to host the Senior Tour Championship golf tournament. Included in the clubhouse design were the amenities demanded of tournament hosting events such as private locker rooms and dining facilities. In addition, the clubhouse provided a new, luxurious space for members to relax, before or after a round of championship-level golf. BACAR managed the partial design-build project that included an award-winning pro shop, locker room, dining room and practice facility. The clubhouse was designed in the low country style to provide an elegant and welcoming atmosphere for all members. Inclement weather conditions and a shortage of skilled labor were but two of the challenges faced by the construction staff. BACAR s close working relationship with the TPC organization and the ability to call upon outside sources for labor and materials ensured that the project met and exceeded the client s desires. From conception to commissioning of the facility, BACAR worked hand-in-hand with the PGA TOUR to deliver the project constructed on budget and in time to host the Senior TOUR Championship. TPC Myrtle Beach is one of three TPC Clubhouses constructed for the PGA TOUR including TPC Tampa Bay and TPC Virginia Beach. BACAR also built golf course maintenance and storage facilities for the TPC network in four locations.
