3 OVERVIEW The project consists of a new office and production building for The Waldinger Corporation located at the intersection of SW 63 rd St and SW McKinley Ave in Des Moines, IA The office building will be a two-story structure with a floor area of approximately 53,000 gsf. The façade will be constructed of load-bearing, insulated precast concrete wall panels with horizontal reveals and will have a painted finish. The office building will include open office areas for furniture work stations, meeting and conference rooms, open collaboration areas, training rooms, a café, fitness center and ancillary spaces including restrooms, storage, janitorial, mechanical and electrical rooms. The production building will be a one-story structure with a floor area of approximately 95,800 gsf. The façade will be constructed of load-bearing, insulated precast concrete wall panels with a painted finish. The production building will include open areas for the assembly and fabrication of mechanical and electrical equipment/components, training spaces, staff break areas and ancillary spaces including restrooms, janitorial, mechanical and electrical rooms. The total combined facility footprint will be approximately 121,800 gsf and will be one contiguous facility. This U.D.R.B. (Urban Design Review Board) Project Narrative is intended to convey the design team's understanding of the anticipated project scope as of the published date. PUBLIC PARTICIPATION PROCESS TWC held a neighborhood meeting with residents and adjacent property owners to provide an overview of the project, preliminary site layouts, and to receive input on neighbors concerns. Subsequently, the company met with ward councilman Josh Mandelbaum, who represents those neighbors. That meeting was held at the company s current headquarters and manufacturing facility. A tour of the office and production facility by Councilman Mandelbaum followed. Additionally, TWC extended an open invitation to the residential neighbors to visit the Bell Avenue facility to similarly understand the company s operations. Representatives of the neighborhood were in attendance at both the Planning and Zoning and Council Meetings, where TWC requested and received approval of its request to rezone the property from C2 to M1 to permit the construction of this type of project. Additionally, at the recommendation of the City staff, the final site plan is subject to a review by Planning and Zoning, and it will be available to neighbors for comment on conformity to staff restrictions on its development. 4 ENERGY EFFICIENT & HIGH-PERFORMANCE COMPONENTS Site Large portions of the site, particularly the east and west portions of the property, will be remain undeveloped and offer opportunities for native prairie landscaping to promote stormwater retention and soil infiltration and reduce the need for irrigation, pesticides and fertilizers. Architectural The facility will utilize an insulated precast concrete wall panel which will is intended to have 4 thick continuous insulation. The exterior windows will be thermally-broken aluminum storefront and/or curtain wall with highly efficient, insulated and tinted glass. The roof assembly will consist of a continuous 5 layer of insulation above the roof decking. The design team is considering implementing horizontal sunshades above south façade windows, and vertical sunshades on the west façade at the northwest exterior building corner. Mechanical (HVAC & Plumbing) and Electrical The building design has not been completed. TWC has evaluated four systems for heating and cooling the office, based on expected loads and occupancies. The preliminary selection features a Variable Refrigerant Volume system, with Dedicated Outside Air System. Lighting of both office and production facilities will be light emitting diode (LED) fixtures. The office building will exceed the current ASHRAE standard 90.1 for efficiency through a combination of envelope insulation and systems choices. The building has been sited to optimize energy efficiency by orienting the building s major glazing exposures to the Northeast to reduce solar loads. The main entrance glazing feature is presently illustrated to have vertical solar shading to reduce west-facing solar loads. The production facility will be heated and ventilated and will be done through units that recirculate conditioned air and introduce fresh tempered air. Summertime temperatures will be reduced through night purging to take advantage of cooler fresh air and maintain production worker comfort. Large ventilation fans will circulate air for occupant comfort. The company expects to submit energy models to its utility provider for consideration of applicable rebates for the use of energy efficient systems and lighting. The Owner is currently considering electric vehicle charging stations. PROJECT COST Construction cost of the office and production facility is presently estimated at $20,000,000. The land purchase is pending, but purchase agreements are in place for a total of $1.3 million. Furnishings, fixtures and owner furnished equipment (for production) are expected to cost $300, ,000. Additional consulting services, architect s fees and soft costs will have a value of $800,000 - $1,000,000. Project total budget is between $21M and $22M, exclusive of the proposed McKinley street modifications. The Waldinger Corporation Office & Production Building 2
